    Lived here over 3 decades. Do yourself a favor and don't move here. The homes are overpriced . Homes in the $350,000-$400,000 range are a joke.

    We lived in Irving for 4 years. We are not going back to DFW! In 2023 the summer was mostly above 108 for an extended time. DFW is freeway Hell. I prefer a colder climate and after living in DFW that I really appreciate cooler days. I still hate high humidity! I don’t recommend Texas for anyone coming from a colder climate. My hometown has very low humidity in the summer. My point I am trying to make you can’t walk in the summer months in texas. I am someone that loved walking in the warmer months of the year. DFW is not walkable. We ended up taking Uber everywhere but in my hometown we walked to a lot of places or take public transportation. Occasionally I would rent a car. It take us 3.5 to 5 hours to hours to drive to north texas. Bumper to bumper traffic on the freeway. We left Texas because we realized the grass wasn’t greener in Texas than my hometown. DFW just has better job opportunities that is the only reason I would recommend DFW to anyone. Shopping was very disappointing because we were spoiled in my hometown.

      I'm from DFW and don't disagree on the hot summers! I'm curious what your hometown is though because you can literally buy anything on the face of the earth (just about) in DFW. High end, low end bargains, thrift stores, estate sales, luxury, art, unique items found only in the area, imported things from across the globe etc. We have people fly to DFW to shop (the Dallas Market Center /World Apparel mart among others) and fly to TX in general to shop (Roundtop etc.). Not to mention about 50 choices of grocery stores of every shape, size and price range....I could go on and on regarding the shopping. The heat? I agree.

      @@Summerdee223 True. DFW has more shopping areas than were I am now. I live in the Greater Sacramento area which is better than San Francisco since most of the high end stores have closed or boarded up.

    After visiting DFW two years in a row and watching the RE market for 6 years, I can say that I like the area. Although, I'm not a huge fan of the road infrastructure. Coming from NJ, traffic is no biggie to me but the way everything is laid out is complex and I've noticed more crashes with more people moving in. Also, roadwork takes forever. The suburbs are mainly young families and 9to5ers. The closer you go to city centers, the more of a mix of lifestyles you'll see. I don't mind the weather and I'd gladly take it over the cold winters and humid summers of NJ. I think most of the higher-end homes and luxury builders are overpriced now because of all of the low-end builders and multi-family investors developing on previous farmland. Not to mention the influx of buyers from 2021-2022. For example, Grand Homes in Rockwall, Mansfield, and McKinney used to be priced in the 500s-700s after upgrades back in late 2020. Now It's closer to the 800k-1m range. If you're looking for a luxury home, I believe the Houston suburbs or out-of-state is a better investment. If not, then there are still plenty of options in DFW and you won't regret living here.

    Thank you for this video. Could you comment on the traffic/commute in the Aledo area into downtown Fort Worth? It seems driving through Benbrook area on 377 and Toll and/or the 30 could be busy. Thanks!

    • @tomstexasrealty
      @tomstexasrealty  9 днів тому

      It’s probably one of the better commutes if you don’t have to take 30. The traffic on 20 and 377 comparatively is pretty good. That will probably change in the next 5-10 years with the amount of growth happening that direction.
