My brother and I are in the process of buying a new build house in Newcastle. We both are on skilled worker visa with a validity less than a year. We received mortgage offer from Barclays for 10% deposit. I guess with an excellent credit score and financial stability proven throughout your time in the UK should get you mortgage without any hassle.
Can you please share for how long you and your brother are living in the UK? Does it matter to live for couples of years in the UK on skilled worker visa to get mortgage from Barclay's on 10% deposit?
I have a different view in regards to buying property in UK. I live in a high rise in London near Canary wharf and I was looking to buy a flat in my building(a 2 bhk for now). I checked on multiple homes available for sale(in my building) and could see that the property rates have not changed significantly from the time it was build(2008) till date. Many 2 bhks that were sold at around 450K at that time are listed at around 520K currently i.e. a appreciation of 70K in 15 years. Say, I go ahead and buy a flat for 520k and deposit 20% i.e. around 104k and finance rest from bank. The EMI that I will pay would be same as rent so that would not make much of a difference on me financially. Now the 104k that I paid from my pocket(not even considering other fee), I can invest in some other asset class and I am pretty confident that in 15years, I can grow it to atleast 280K i.e. a profit of around 180K(being conservative and considering return of only 7% per year). Buying your own place have attached emotional values but in my opinion if someone is not sure if they want to settle here, please do consider this before deciding on to either buy or rent. **This calculation might not hold true for all properties but it is the case for few areas that I am looking into.

We are looking to live here for prolly another decade. In our case we may end up paying a little more than rent and even the luxury home build quality is not all that fantastic and things start breaking down after a year or 2 or less than it. And in the name of service tax collected by the estate agents is ridiculous & is a highway robbery! Current owners had an increase of service charge by 170% .. ROFL ... For now it looks like we'll be on rent for few years as it'll give us flexibility to change homes every 2-3 years and go to a new build or move out of London (if NHS posting happens elsewhere for one us) Properties appreciate in London (and UK) not more 3% at the best case? Don't quote me on this :D Fantastic video for people who are looking to buy elsewhere in London. But buying properties for the sake of investment and making a profit is a terrible idea in here or so it seems to some of us. Totally agree with Ankit and his investment strargery.

Hi Gaurav, thank you for sharing such a helpful video. Just to add that you can get the mortgage by 5.5 times. There are many lenders who consider 5.5 times on skilled worker visa. I just got mine :) also it is not mandatory at all you must have 2 years on your visa expiry date, My current skilled worker visa is expiring in July 2025 and I just got my mortgage approved.

Hi book a meeting with a good reputed estate agent in your area and their financial advisor.. it all depends on your salaries as well and the budget.. but if you have minimum 2 years left on skilled visa and completed atleast 1 yr then you should be able to get mortgage.. also with 25% deposit you shouldn’t have any problem..
