Some info about factors to check before you place an offer, like choosing an area to buy a property (apart from school ratings), or the type of properties which you should avoid (like you mentioned chain properties), will be very helpful. Santosh you could get the seller to bear the cost of legal fees if for any reason the exchange date doesn't full though at the time scale then you shouldn't have to bear the legal costs and also you should check that the solicitor is registered FCA.

One for the house+garden , another one for small shed/outhouse behind the garden. If we may ask you 1. Whether your mortgage lender was ok to approve for a single dwelling with two titles ? 2. Did your seller's solicitors agreed to do amalgamation of titles, before exchange ? 3. If it is the case, how much time it took to do amalgamation by the seller? My seller might not be ready if it takes longer. 4. If seller didnt agree to do amalgamation before, are you planning to do this subsequently? especially how is your mortgage charges registered? Is it on both the titles? If briefing is easier, eager to ping separately. Thanks a ton for the video once again.

One of my friend., he said that in UK we can't purchase the plot for Own, there is only provide for Lease, and they will give permission for only construction of building within the limits. That property also in future not transferble for our dependends it is true ??
Negotiations are dependent on the property and demand… we had instances when the property was sold above the asking price. Interest rates in U.K. are going up. It used to be 1.6-1.7 but now it’s going up rapidly

Lender was ok with 2 titles and we didn’t yet do amalgamation
