I'm a seller in S. FL. I signed a contract with a Buyer who is using NACA. We are stuck. My realtor can't reach anyone at NACA. Our home was inspected 5 weeks ago, appraised 4 weeks ago. We had some small inspection issues, but nothing on the appraisal. We were already told the process could extend past our closing date. The buyer had mentioned having more inspectors and contractors to walk through the property for a bigger loan. That's fine, but now we can't reach anyone. I keep reading NACA nightmare experiences; closing dates taking between 3-6 months! Any advice? Buyer's agent won't answer calls and voice message box full. We had a NACA director help us last week but then she stopped. I think we have a window to get out of the contract because there is no loan commitment.

Although I do not live in your area, I am also interested in using my state’s down payment assistance program as well (TN THDA). Could you please do a video explaining how one might use additional down payment assistance programs, state or otherwise, along with NACA? Thanks so much!
Stacy H. Hey Stacy, I am not sure of any state programs in TN. The House Charlotte is a very local program and all programs are funded differently. Out of all of the programs I know about only House Charlotte works with NACA.
I recently found out that their mortgage has a lien on it that allows them to enforce owner occupancy of the home, so their name is on the deed as well. Is that true?
Hey Natasha, yes the mortgage deed is recorded and then a silent deed is also recorded by NACA. This is how lenders/NACA know that the house was purchased with NACA and prevents you from buying another home and renting your NACA home out... I had a buyer who wanted to rent out his NACA home and purchase a new home and when the pulled his info they wanted him to sell his NACA home before he could buy, They want your NACA home to be your primary residence. I hope that makes sense... if not, call me :-)
Gather all of your required documents and call once a week to see if they have any last minute openings. A lot f people get frustrated and don’t show up to their initial appointments, basically blocking serious people. If you have all of your docs ready you can be wiggled in sometimes
Hi Ashley, I plan to move from NJ to Charlotte within the next year. Sure wish I could afford you as my realtor. I've watched many of your videos and you are absolutely amazing in your craft. Your patience is extraordinary. I too am considering using NACA to purchase a home in Charlotte. Should I still consider this as an option or move along and get an FHA loan? Keep in mind I don't have a fraction of the patience you have (just being honest). Is NACA worth the hassle?

I've heard the same thing and it somewhat turned me away from actually starting the process. However I started the process May 2nd and was already able to qualified/pre-approved. I guess the process is just different for everyone. If you haven't started, I would as soon as you could; just get all paperwork together before hand.

Alin Dantes yes, everything is negotiable. You can ask for Seller cost and repair credits
