      I have a futon with storage. It's not bad. I put a pad down for extra support. But now I sleep in an extra large recliner.

    W/D next to the shower, in the same bathroom area, makes more sense & would leave the living space more eye appealing, IMO.

      I’m disappointed in whoever made the decision to have the opening in the living room. Although it doesn’t allow for more wall space due to the door, it’s definitely a distraction in the living room. For $70,000 aesthetics are important! Randy did mention custom even though it’s a model…hopefully it was the homeowners decision and not Randy’s original design.

      Oh, yes! It would look so much nicer and provide needed wall space in the LR! I would also like that wall to be white. If I were ordering one, I’d want a pocket bathroom door, too. Not fond of barn doors. This would be fun to decorate!

      The washer/dryer unit usually is in the bathroom, but the it was a custom home! The customer had it built like that and their financing fell through! Some ugly comments up in here!

    Just a suggestion most people like to have a mirror over their bathroom sink to do makeup and hair and for men shave! I think the window would do better over the toilet.

    It's something about this dude, he is so cool about life. He just seems so down to earth. I would actually live in one of his communities. I'm an over the road truck driver. Seems perfect for me to live in a tiny home since my truck is on the road for two weeks at a time. Then to come back to a bigger living space than my truck. I would have to pay an arm and a leg for an expensive apartment or expensive mortgage on a big home.

    Randy, you should do a "MAC DADDY" Incred I Box, not an off grid one but a "regular" one. I think ppl would be interested in a "turn key" Incred I Box, small furniture, small appliances, MAX air fan, washer/ dryer combo and small dishwasher. I think it would be "received" better in the RV community, it would show them that in 16 ft ITH you have a LOT more space than a 16ft camper!

      @@blackops2bman142 Its also the "how to" in terms of installing something. I'm not gonna install a washer/ dryer, washing machine or fans and im pretty sure the person i hire for that will not be super comfortable doing it, its not like the placement of the wires on a regular house.

      ​​​@@samtsui841 theres more affordable square footage but i think there us more built into this one than meets the eye. You can get better quality all wood versions for a little more or less depending on the individual circumstances but if you airbnb it to someone with messy kids they might spill stuff and warm all your woods and whatnot. This one is a residential vibe rather than a cabin in the woods. So youve got synthetic flooring which has its advantages amd disadvantages. Youve got a real wood interior divider segment. Its got counters, shower and washer dryer spot built in which is a lot to smash into such a small model. It doesnt fold together like orsgami, its easier to transport at its size. This looks like a guest house more than it does a shed to guest house conversion. You can tell it was built as a small dwelling and wasnt a shed that was repurposed

      @@Justmakingobservations As you probable know, that estimate from Forbes is based on much larger homes. The economies of scale for a larger home make the square footage cost lower than they are for tiny homes.
      Most websites will tell you that tiny homes cost more per square foot and not even hard core tiny home advocates dispute that.

      @@fjtalleyauthor2242 Your argument about economies of scale is misapplied. That has nothing to do with the size of the unit being produced, but rather the number of units being produced. These units are overpriced because the manufacturer is using very inefficient production methods.
      Planning, purchasing, preparing material, and assembling one unit at a time is nowhere near as cost effective as doing the same for 20-30 units at a time. That's how economies of scale work. Think of how Henry Ford went from building one car at a time, compared to his production/assembly line efficiencies.

    Totally agree about having the washer and dryer in the bathroom, no need to have it facing the living room. Also, would want a Truma or other on demand water heater rather than having that valuable space taken up with a hot water tank. I would put a narrow 24 inch tall fridge where the water heater is.

      @@pcthayer If you don't own your own land anywhere you can find to put it will cost rent. Where I live a trailer pàrk for trailer 30 f33t or less is $12,99 a mother. You pay for everything including trash pick up with mobile homes stacked next to each other. For me it would be like being in prison and you might not like your neighbors. In addition they raise the rent every year and if they sell the park you don't know what they will do. They could raise the rent even more or evict all the tenants when they have no place to take their homes. A lot of things together. You can have little rights and currently they don't allow tiny homes so when you buy know ahead where you have a place to park. They should have placed where you can buy your own land in a park like they do in Florida. Where I live they have one place like that I know of but they never have a vacancy and HOA is just 70 dollars a month. There is one in Vegas just off the strip where you buy the lot and just pay 100 a month for HOA including water. It has a large pool and tennis court. Also section to park an RV because a lot of people want to leave in the summer to get away from the heat.

      @@pbayer773 Well that is all good. But if you are older, then the cheapest you will get land in that area is 25 to 35 K. Then more than likely you have to clear it, dig a well and septic, which is my guess at least 15K together. In that area of the south, you do not have to worry about snow that much. If you are younger knock yourself out. But being young, there is love, kids and all that stuff to deal with.

      @@outdoorlife5396 Unfortunately if you buy land it doesn't mean you can put a tiny home, trailer or even a prefab home on it.. There are so many regulations in towns like the dwelling needs to have 'so many' square feet of living space, have a foundation, etc. The further you get into the boonies I' would think their town rules may be more relaxed but no guarantees.

    I would have a murphy bed. Put the bathroom on the back wall 5×8 with a 2ft. Hallway outside the bath, then on the backside a L shaped kitchen! WideOpen consept.I know you have even said people do not like the BR across from the kitchen, which i'm not a fan of.I know I have said before, the louann setup is the best design! The kitchen on one end and BR on the other is the best design with open livingroom, big enough for a Murphy bed with built-in bookcases or drawers, for more storage.The craftsmanship you have is remarkable! Not complaining, just trying to be helpful, from someone who loves to camp and live in small places. 😊😊

      ​​@@Justmakingobservations listen bro there is more to it than just square feet. You cam take an average sure but when you pull individual examples there is going to be half on either side of the average. This is a small model but you have to recognize they charge similar if not more for these hipster oragami homes and this to me is better. Yes its a high price but we also live in a world where fuel and materials costs and wsges etc to transport and buimd everything can fluctuate. With this model you have certain things which are useful. Its very budget friendly. An f150 can easily cost more. You have a prebuilt structure so there is little labor costs left to pay. It has a decent interior for what it is. It has a space for a shower, toilet, and washer/dryer plus with a small kitchen area. There is a storage space in the ceiling. Its a well thought out model i think. If you really looked only for models with $150 per square foot in a 150 per square foot average area, youre going to end up at the average in the area. If you pay a little more for a little less square feet then you are getting a smaller but more quality space. Stuff like this is close to what Im looking for because i have two different things i want to do in two different areas a day apart so i want to get a plce in the middle i can own for cheap so i dont have to stop at a hotel amd sleep in the community bed for 150 per night. Its less money but its nit my own bed and for more money i can just have a halfway house where i can adjust my motorcycle chain, shower and microwave a dinner. So for me i dont think this is what i need. I am in a real real budget so im going to buy a literal shed with a garage door. This unit in this video is more for like a guest house on a nicer property or maybe an airbnb would be nice too because its smaller and will be more affordable and quicker to clean to a hugher standard inbetween guests. It has synthetic finishes in many spots like the floor so you dont have to fear as much if a guest spilled something and didnt clean it up right away and it warps your real wood flooring. They choose to put.the real wood as the interior divider instead.
      Theres some nice things with the small ones because in a way they are small enough if you build in easy quirks and features it gets a lot better for little money. For example a fold out couch bed for space savings. The solar system this would need would be far less than a large suburban home so its easier to be totally offgrid with a few solar panels and maybe a good generator. It is fun to develop the smaller models because everything is close together so its like a honda grom. An oil change is cheap. The tires are cheap. Because its small you cam buy less at a higher quality and still be under budget. Theres a lot of expenses they tack on behind every corner so at least it isnt communist russia where the house costs 30k but everyone makes 1500 a year and the waiting line for the newest model is 40 years.

    I'd prefer the washer/dryer to face into the bathroom instead of the main room. And there's no closet... And a huge loft that would be very difficult to access the back of. Kind of a challenging design. But I'm sure someone will make it work.

      Good point. I would think there would be hanging space where the washer and dryer go, but perhaps not.
      They could make the current washer/ dryer space smaller, and place them inside the bath without compromising all of the space in front of the toilet.

    I feel it's like a studio, which I'm okay with. I'm only 5'7" tall and all of 156lbs. I would enjoy living in one of these, I use a twin size bed though. Just thinking about my late senior years, lol. As a senior already, I wouldn't want to go up steps in my later years as well. I'll keep it as a loft to store things. I would sleep and live on the lower level.

    AMANDA, RANDY, LOVING THAT LAYOUT...AND WOW ....BATHROOM LAYOUT WITH WINDOW AND NO STAIRS YES YES YES .....love that altered layout ....and LOVE THE WATER HEATER UNDER COUNTER LIKE JACOB'S....would swap out vanity for something with more storage capacity. and would put a floating counter in bathroom, so that sink vanity countertop would extend over the toilet, for more counterspace in bathroom....could do a 36" shower if W/D was a closet instead, and washer dryer hookups outside ....they can install an exterior cupboard for W/D...customer could pop the leads through the exterior wall themselves, with the shut offs in the closet indoors. I would offer this as a model in 3 lengths..... think if this house was 22 feet or 24 feet , it might just be one of your best models ...maybe for the woody line ??

    That is a great design. For me, I would put a sleeper sofa in the living room. That would make a nice lake house.

    What a cute home. I would have one of those beds on wheels you made and put some cute pillows on it and use it as a bed & sofa. I’d grab a small dresser or small custom wardrobe to toss some clothes in and put it in front of the electric panel. I wish you all built some sort of door facade in front of the water heater to make that area look like a cabinet. Such a nice house 😊❤

      I think the big picture window grows on me. Put a curtain on the inside and plant some bushes on the outside to break up the square with natural lines to it has some curb appeal

    Add highest quality futon (fold out bed) couch.
    Hire interior decorator to tiny home add-ons. Fold up tables, high shelving, etc.
