I’m with you on that my business has gotten to the point where I don’t have to take on those types of properties. I would service it for a one time cut and give them a I don’t want to do it price.
You said you not feeling it, so don't do it. Go with your gut, forget what anybody got to say. Eventually you will probably regret it. If they got money I will take on the property unless my gut said no.💯
Either pass or set a price that you can't refuse but the customer can. I know a guy who did that because of massive weed whipping. He got the bid. Curses it every time until payment comes in.
I have done that before, and it is the best way to handle those types of situations. I'm passing on this one they say they renter, but I believe they are just kicking tires with different lawncare providers looking for the cheapest one. They have a person staying next to them who does lawncare. He was leaving his home and asked me if everything was okay. I said I didn't know 😕 then he smiled and shuck his head.
I agree, that one has a lot of problems and frustrations. (dirt, weeds, obstacles). It would probably be a lawn the your dreaded after a few mows.

Yeps sometimes all money is not good money, I've finally got to that point that some jobs I just don't want💯👍🏾
Massive project. Would hate to put a lot of work into that and then the owners don't do their parts.
Set your price that you have to have. Sometimes the worst properties become the best properties in the end. 😊
