Great flat layout compared to other projects around the area, Najafgarh drain is a non issue no smell and that's a fact, Infact gives a view like a river. Those cribbing about the layout should see the other projects like Experion, Indiabulls etc. This is the best utilisation of space. Also build quality has been rectified before RWA formation by the builder. 90% society is occupied.

There is Dwarka Xpressway. Then on right on it there is 70 feet parallel road. Then on right on this road there is a way to this property. So far away from Dwarka Xpressway. Surrounded by villages , entry is narrow and many times blocked due to village functions.
There is drain , which is worst for home appliances, learn from Dwarka sector 6 residents.
Only Pros is that prices are at 10-20% discount.

The location is worst. One stinking drain passes along the boundary of the property. Poor road connectivity. Please don't buy, let the builder suffer, instead of pain by all buyers

Master bedroom, where will you place the tv? Also, the wardrobes are taking approx 2feet width in both bedrooms.. bedroom layout is bit of a letdown..

No because 1 it does not stink, a lot of water is actually being treated, so no stink, 2 there's a plan to cover the drain.

It stinks really bad especially during rainy season. The location is decent ( will get better in the coming years), size is great for the price, you might not find this size in this price anywhere in Gurgaon. M3M is a good builder. Only issue is that drain. If they somehow manages to cover it then this property will be great otherwise it's waste. I visited it personally, request you to do the same.

Patches are showing on every building, very poor connectivity, right next to a ginormous drain, room sizes are extremely small, stinky surroundings all the time, seepage issue in the basement.
