    I'm continuing my home building series with this video on how to buy land. I go over the finance options available for buying vacant lots including Land and Lot Loans, HELOCs and Home Equity Loans, and All-in-one construction loans (or single close construction loans). HELOCS and Home Equity Loans allow you to buy land with no money down on the purchase of your land as long as you have enough equity in your current home.
    Maybe you want to buy land for your homestead or you want to live off grid. Buying land is the first part of the home building process. Even a tiny house needs somewhere to set up.

      If you know spanish then you will do friends and u´ll be interested about your friends culture, history and arts, if you have right friendships you will do well in business. Don´t underestimate what you have learned, there are a millions of people in this Earth that would never take a step into a place to study. I do understand your point, but remember: first friends and general knowledge then business. Business is just a game is not dat important. Just a game, that´s all.       Honestly, all of those things are important, lol. If you know calculus you can learn a better budget. Spanish is very useful in business, and art appreciation teaches you that the value of things will usually appreciate.

      Yes they are. I hadn't even considered joining one until I needed this mortgage, but now I have a go-to lender for future real estate investments.

    That's pretty interesting. Have you considered renting out the land to mobile homes, campers, etc? Maybe save the "hassle" of building

      Yea definitely, but unfortunately Lake Tahoe area is super strict about that stuff. It is super expensive to build there, but upside is that short term rentals are booked year round and can command $500-700 a night.

    I’m 22 years old from California, found some land 2hrs away from LosAngeles I’ve been saving up so will be able to actually purchase it in cash if I decide to go for it it’s 10acres , but I’m first in my family to purchase land so I have many questions and don’t know if I am doing the right thing 😭 I wish I had more friends with land etc. Wish me luck guys 🤞

    my husband is a builder, we just finish build our tiny home that we put on parents property at this moment, we planning to buy cheap land to put our tiny home, but its hard to get loan just to purchase the land it self. shall we just sale the tiny house n get loan to purchase land + build the new house?

      A land loan might be your only good option besides buying with all cash. If the land is cheap then an unsecured personal loan could be an option.

    Is this same as lot loans? Meaning planned development? Can sit on it for years before building. So it’s planned development and land is ready cleared and prepped…

      Land and lot loans are the same thing. Land doesn't need to be part of a planned development to be purchased with a land and lot loan, but it does have to be "buildable".

    So the land needs electricity and water? I thought you said undeveloped. I’m looking at Anza California and I have a travel trailer I would be living in it until my trucking business has been in operation for a year. The available land I’m looking at are just under 5 acres for 60,000 and less. No utility. Is there any way you can lead me in the right direction in regards to getting a loan?       You can use referrals and sites like Houzz, Yelp, and Google to find builders in the area who can give you an estimate for your general plans. I'll make a video explaining how to choose an architect, engineer, and builder soon once I get farther in my own process. Thanks for watching!

      Thanks for watching. That's why it's good to set a budget up front so you can work with what you have. Definitely don't want to stretch yourself buying land.

    Great vidoe! I'm thinking of buying at least 4 acres so I can subdivide and sell off 3 acres individually 1 each to come up with the money to build my home. Suggestions for this idea please!

      It's a good idea in theory, but you need to be 100% sure that you are allowed to subdivide the parcel and sell off the newly created lots before you buy the land. You also need to make sure that there is actually a market of buyers that are looking or will be looking for lots in the area. If you purchase that property and come to find out that you can't execute your plan, then it may be very hard to re-sell that lot and get back what you paid for it. Good luck!

    But how do I get land with no money down. And no collateral. I own nothing the cost of living is too high for me to save so I’m trying to buy land to put my rv on so I can save to have a house built.

      Only way to get land with no money down is with a home equity loan or line of credit from another property. Otherwise land loans require at least 20-30% down

      Cash or borrow against other assets like stocks. Not much else you can do.

      Usually the locally based banks and credit unions are the ones willing to underwrite land loans for land located in the same general area as the bank.

      That's the risk with HELOCs. Home equity loans may be the better choice in this case since they are fixed.

    $300/sqft?!? Is that normal for building or is it your location? What area are you building in, if you don’t mind me asking

      It is low for a custom home in Lake Tahoe. The bay area and LA are going to be $$$ as well since land and affordable labor is scarce. You could build a tract home with builder grade materials in the suburbs for a lot cheaper.

      It's going to be tough with bad credit. Unless you already have a ton of cash, then you're probably best off saving and building your credit until you're in a position to build a home.

    Dont get HOA unless you want a 2nd party to have legal leverage against your property for the entire time you own it. But you might be a neurotic type of person and call the HOA on your neighbors that they left the garden hose out.

    A HELOC is not a home equity loan. It's a line of credit. Does your credit card bank loan you money from your card?

      No money down is definitely different than free. Nothing is free. These options all include a debt that must be paid.
