    There is nothing “normal” about houses being up 50-60 percent in four years and incomes only being up 5-6 percent

      Try 100+% at least in NJ, 450k will get you about an 1100 square foot house in a below average area..

      It actually is the new normal for the west. Name large western countries that have not had that stretch recently multiple times even. There is 0 logical reason to expect a crash. Almost all of the west is much less affordable with lower paying jobs worse loans and no fixed interest and have no signs of crashing.

    I read today that mortgage rates are expected to be around 6.2% by the end of 2025. I don't know how buyers will feel about embracing this kind of rate and getting out there to buy.

    I've been an investor in Apple, gold, housing market as well because I strongly believe in them, I've always believed in the stock but now I don't know if to re-distribute my portfolio and put some money in Nvidia or Tesla especially now that we are experiencing a market correction

      Both stocks have a long term potential, The most important thing is the ratio of the distribution based on the financials of each company. There are many other companies that are also doing well. You could just hire a financial advisor to guide you. A financial advisor really does help me do the distribution even between different asset classes. I don't even understand technical financial terms much. I just know I make really good profit, and I don't have to stress myself a lot

    I’m skeptical until homes becoming affordable for a larger share of first-time home buyers. In 2023, 24% were first time buyers. Historical average closer to 40%. In 2023, 32% of all homes bought all cash. This is not normal!
    In NAR’s Oct-2024 report 27% first-time buyers, 27% all cash. And the median home price Is $407,200. And according to NAR first-time buyers spend 40.4% of income to buy.
    If mortgage rates stay below 7%, sure there will be some increase from the 29 year low of existing home sales in 2024. But a normal market, I don’t see how.

    When homes were appreciating by 10%+ (even 20% in some markets) you could buy and hold RE as a profitable investment without even renting the home. That's insane but it worked. RE has a negative basis once you factor in interest payments, property taxes, insurance and maintenance but 10%+ is enough to offset those cost and still generate good returns. When rates were sub 3% you could buy a million dollars worth of RE (with 20% down) for like 4 grand a month. After 2 years that RE appreciated to 1.4M+ in some markets. 4K a month for two years is $96,000. A small portion of that went to principle but even ignoring that 400-98 is $302,000 profit for simply owning a few 500K homes and letting them sit vacant for two years. That's a damn good return on your 200K you had locked up for 24 and you are also getting every mortgage payment back. Clown world for sure but it worked.

      I called Austin’s market a correction. As we all know they were one of the hottest market in 2021-22 and over price at least 50%

      @@eccentriccccresearch the worst unaffordable 80’s market. Imagine paying 18-22%, 8.5 inflation and 10% unemployment rates. It didn’t crash the market. Some areas had seen double in appreciation from 1980-94. If I have to guess we’re repeating the 80’s market

    "Markets like Tampa" yeah no crap. Inventory is still going up in St. Pete. I thought inventory growth was over for the year. Nope. Still growing. Already above pre-pandemic levels before the hurricanes. Now even higher.

    It's all because of the lock-in effect.
    When FED makes the rate low enough, the inventory will become normal, and the price will do down.
    Fed's high rate makes home price stick on the high level, and then the home price makes CPI hard to drop. it's a dilemma, obviously.
    Fed should lower the rates quickly to solve this situation.

    No. No normal. Commercial property taxes are down and cities want to appraise residential properties upward to prop their over-spending.
