      Don't do it Emma. You also have to factor in cost of living, fresh seafood is set at premium prices. Gas is expensive, electric, water, car registration. I could go on and on!

    Yeah the homes in hawaii are made cheap but the equity goes up faster than Vegas. Equity build up is real slow in Vegas.

    This is a sad story here in hawaii, as much as I love it here, we’re considering of moving to vegas already, it’s almost impossible to own a house here that you really like and be able to send your kids to a good school meaning private, it’s like you need to pick one.

      You don’t have to move to Vegas. Vegas is equally pricey and in a dry climate. You could move anywhere in the US with trees (south and Midwest) or water (East and west coasts) or both

    Those separate air conditioning units may not look as good, but when I was in Japan where those units were common it was really nice and practical to be able to change the temp in a certain room like a hotel

      They act as a de humidifier which is good for areas that have high humidity.

      John White my son just bought a “new” home and there are only two. Very quiet and work well! I mentioned that to him. Especially when his couch sits only 3 feet next to one.

    This house is 350k at most. But due to Japanese and others coming to hawaii and buying all the land and reselling it, the price of housing goes up due to its artificial inflate. Sad! And our governors and people at the top do nothing.

    ⭐️⭐️⭐️⭐️ Good video especially the opening. Nice starter home. In regards to price comparison between the states, I must say it depends on the individual on what preferences they might have. Having said that, in 2000 my job transferred me to Hawaii Honolulu, and I was lucky to find a 3 bedroom, 2 and a half bathrooms which I paid $625,000 to a couple that was going through a divorce. Moreover, my next-door neighbor just sold his home the same as mine for 2.5million and he didn't do any remodeling as I have. Needless to say, I love living here even though the cost of living is expensive, I'm lucky that I'm in the medical field and able to afford to live in what I call the eternal vacation state... Aloha~

    It’s so funny - I just saw these vids you posted last week, and then my wife and I toured both models this afternoon. From someone who was born and raised in Hawaii, I’m both glad and sad that you did these videos to compare and contrast what you get for your dollar here vs Vegas. You definitely pay a steep premium for “paradise.”
    Do I wish I could get a Toll Bros home here? F- yeah. Too bad you weren’t able to show other homes in other towns with similar price points. Let me tell you - some are absolute rubbish but going for 700k+.
    Absolutely appreciate the time and effort you put into your videos, bro. Really awesome balance of showcasing what a home has, with great information provided. 🤙🏽

    Typical price for new home in that (Ewa Beach) area; "paradise" is not cheap! Born and raised on Oahu, lived on the East coast for 15 years before coming back in 1986. Now retired. Hope you're taking off your shoes now, LOL. Yes, Vegas IS much cheaper and has more features for your money. Travel there twice yearly for several weeks at a time. Your videos are really good and what we need to figure out where in Vegas people could relocate. Cater to the locals here and I'm sure you'll get a lot of their business.

      Yeah, for the price I would expect better sound insulation. This unit is probably a hard sell for that reason. You already got tight quarters for a 4 bedroom, washer and drier units taking up valuable space in the garage, no significant yard, and that weird 50 year land lease. Looks like it would be a good vacation rental only.

      For a corner lot the builder should have been more thoughtful and dampen the street noise a bit more . It's called ( what would a buyer want ?). Noisy corner lot house isn't something a normal buyer will be looking for. Just sayin. But I like your vids.

    Electricity and water are both super expensive in Hawaii and that’s the reason for the split system HVAC. I highly doubt that was an irrigation system, that would cost a small fortune to operate

    That’s not baseboard, it’s called “ 1/4 round trim” . Three things that are in very short supply in Hawaii 1 building materials 2 electricity 3 water. All of which are very expensive. You see a lot of solar, and rain water catchment tanks ( 1000’s of gallons ) each as well as split system HVAC.

    This location (Kapolei) is too far from the main city of Honolulu and it can take between 1 to 1-1/2 hours due to bad traffic to reach the town in the morning and evening. Based on this house conditions and specs, if this house was located such as in Hawaii Kai, Kapahulu, Kahala, and Kaimuki areas which are consider as very good locations, then it would cost at least $1.5 - $2 millions with the land less than 5,000 sq.ft.

      Kapolei today in May 2022 is the 2nd city & people from Honolulu are flocking to this side of the island as Honolulu is going downhill since Covid. Just like any other blue city state. Sad.

    That's not a skylight in the bathroom, it's a solar tube. I noticed in the second floor there are no baseboards at all giving an unfinished look.

    It's not only the housing costs but state and local taxes and the cost of shipping almost everything across the ocean. If you have a ton of money and don't care how much things cost, this can be your paradise.

    Sad to say the houses are cracker boxes but the land is worth big bucks. If you buy in a good district on Oahu you know that your property is going to appreciate. The houses in Las Vegas are just beautiful, there is no comparison, but the real estate market is unstable. Your house could be worth 800K one day and 200K in a year or two. Buying in Vegas is risky. You could end up with a property that is under water. We also have excellent medical care. MD Anderson Cancer Center and top notch hospitals. Employers in Hawaii must offer medical benefits. It's all about location, location, location baby. The weather in Las Vegas is miserable during the summer months and there is no real greenery unless a hotel put it there. Everything in Las Vegas is rocks and cactus. Flying into the city during the day all you see is gray and rock.

    I had those small baseboard things put on over my baseboards because the guy didn’t take the baseboards off when he replaced my flooring. It was cheaper and easier to just put the small ones on.

    Dude! I didn't know you showed up on the islands until now lol. If I'd known I would've stopped by with some local treats. Glad you paid a visit here and finally get a first glimpse of Hawaii expensive a** market for small square footage lol. I'm sure you notice the old homes outside of that area are ugly - eyesore.
    I remember commenting a year ago on one of your vids about locals (including natives) moving to Vegas. And now you know why. It ain't worth the price in spite of being paradise with great weather and beaches. The only reason I (and others) stayed is family. That's what makes Hawaii so special that it's family-oriented. Other than that, it's too damn expensive unless you're an entrepreneur, white-collar worker, or construction. If Hawaii was inexpensive, many would've stayed.

      Unfortunately, most of the homeless are imported from other states. They send them here with a one way ticket, so homeless grows, even during pandemic they still come. Pretty soon there won't be any middle class, just rich and poor. Elites trying to keep poor/zombies from invading their property.

    I wonder what a more reasonable budget would get, say $78,000 to $250,000 in Hawaii. Probably a tent or rundown shack in need of kilotons of repairs! Hawaii, most of California and NYC are crazy expensive when it comes to housing!

    With 3 bd rms upstairs there should be a double vanity. The master bedroom is the size of a normal bedroom. The ownership of the property issue 🤔. Love the State though. 😃

    Just saw a study on how much you will need to make (per hour) to afford to rent a 2 bed/2 bath home and Hawaii took the top spot (not in a good way). You need to make a minimum of $35.40 per hour full time here in Hawaii to afford a 2bd/2bth home. I thought NY or CA would be worse, but NO, Hawaii again, in a bad way, took the top spot. Let this sink in when thinking of buying here.

    Hell No I would never move there. That’s not paradise because of the outrageous ridiculous cost of homes that’s not even as half as good of Hub homes the government help assist low income families with. Do you know what kind of quality spacious top of the line home that can be purchased in Houston TX for 800,000 u don’t even have to use half of the $800000 and get a better home than that, and on top of that you wouldn’t even own the land the house is sitting on. What kind of mess is that?

    It sucks that homes here in Hawaii are that much they used to be 150- 300k. All the locals moving out while people from
    Outer states moving in.

    This is exactly why Vegas is considered the 9th island. Locals no longer can afford to live here. We’ve been relocating to Vegas since the 90’s.

    That base board is called "cheap" it's D.R Hortons' specialty, building cheap homes as fast as possible. I have built dozens of boxes with doors and windows for them. I would NEVER buy a cookie cutter home.

      @@chakits1 that’s a great question and to be honest I don’t think I have an answer. I do know that those large homebuilders make their money on quantity of their houses not the quality and I would say that goes for majority of large homebuilders.

    Quarter round is the baseboard being used. And Shingles wouldn’t last a few years there.The wind and storms would tear that up. Why wouldn’t they just put a traditional AC on those homes? All of those ACs on the walls are ghetto.
