      Especially unexpected pressure. It’s one thing if the person expected to sign has known for an extended period of time the offer has an expiration date. If it’s out of nowhere, walk.

      This is why you always make decisions based on what makes sense for you at the time, not based on how it looks comparatively. If the rent is affordable, fair, and within your budget, then sign the lease. It doesn’t matter if the price drops 90% the next day because you already got a lease that is fair, affordable, and within your budget.

    It's real simple, at the time he signed his lease contract, the price was higher. As we close in on the new school year, the landlord has a few vacant rooms remaining, and so he has to lower the price on those units to get them filled before the school year starts 🤷🏻‍♂️
    A real important lesson to learn in life, NOTHING, and I do mean NOTHING, has a fixed value. Everything is only "worth" what someone else is willing to pay you for it in that moment.

    Caller - what if you signed for 1k and then a few months later the same unit was renting for 250 MORE and landlord knocks on the door saying so you need to pay 250 MORE. Im sure you would stand behind your lease.

    Father of a college student here. This happens in every major college town in America. There is a rush for next school year leases from fall to spring. Then in the summer when they have a few apartments left for August move in, they reduce in hopes to get to 100% capacity. Nothing wrong or shady here.

      Wait until he goes out in the real world and finds out there are introductory rates on just about everything. New internet customers get a month free, new cell phone customers get a free phone, etc. while existing customers get higher rates and no freebies.

    Before I rented an apartment in Chicago the landlord said..."this is our only unit available...get it before someone else comes." After i moved in i told the maintainance guy that i was lucky to just get the last unit. He laughed and said "That's what they told you huh!"

      Recently went apartment hunting... its funny we views 13 places last Saturday. All 13 places told us "we need to make an urgent decision all their units were almost gone". EVERY. SINGLE. PLACE. Its a sales tactic.

      Apartment managers almost always tell you they have two apartments left, one upstairs and one downstairs and it’s almost always a lie. Mighty convenient how they always happen to have one up and one down. 😂

    Im a property manager. What probably happened is they were preleasing for the next school year at that higher rate when they could get it and now that the school year is almost upon us and they are trying to get the left over units leased quickly before they miss their last window of opportunity.

      Maybe you're correct, but a person will turn me off real quick with, "You got X hours to sign."
      I'm serious when I say I'd rather lose a potential good deal than succumb to those filthy hard sell tactics. The moment a salesperson, property manager, etc. tries those tactics on me, I say no thanks and look for someone or something else.
      The only nuance to that is if it's an emergency, then the other person has all the power, and they can be as filthy and unethical as they want.

      @GAFB1122 I see nothing wrong with giving ppl, especially college students. A 6 hour window to makeup their minds on a housing unit. Cuz I’m sure they go fast and I’m not about to wait around and potentially miss out on a renter cuz you’re indecisive

      It's a college student incentive deal to book up early. It's not a big deal. These guys can pay the rate available next year or find another place. They aren't victims based upon their original lease.

And I hope you got another fish on the line because I won't be back because I don't like or deal with folks like that. It's a principle thing for me.

Worst case is he is back where he is now, best case the landlord may be professional and honor the lower rate since he is a student and was basically threatened to be homeless or move while taking classes.

    The general rule of thumb is never buy or sign anything when the other side is putting a very short time constraint. Intentional or not, the situation pressure you to making a decision now without all the facts. If you can't afford to wait and risk lossing that appartment then obviously that appartment is was worth what you signed for to you.

    This happens in college towns bc of supply & demand. The rates go up right before school starts bc everybody is looking for places to live all at once before fall semester starts. Then if they have availability later on when lesser demand they might do different deals.

    Anytime someone tells you that you have to act now, reserve it now, buy now or lose the special deal.
    I walk away.
    And try calling back 2-10 days later. And ask if they have any specials below what you were originally estimated. 3 out of 5 times they will give you a lower price. And only 1 out of 30 times did i actually lose the product

    I suspect the landlords KNEW the rents would be going down and clearly used high pressure tactics. Anyone who says you have 6 hours is not being reasonable. But good luck prevailing in court. An important lesson.

    By signing early for a higher price you ensured you had a place to live that you liked. There's a premium on that compared to getting something at the last minute which may be cheaper but you may not like so much.
    Them's the breaks.

    Market conditions change all the time. Sometimes I will offer a rental unit for $X. Sometimes I will offer the exact same place for 20% less. Sometimes I will offer the exact same place for 20% more. It depends on if I have tons of interest and 5 people applying or it's been 1 month since the last time anyone wanted to look at it. Same applies when retailers put items on sale or decide to charge full price. It's the same item, but the degree of popularity helps determine who gets what.

    College rental is often a 10 Month rental, which often equates to higher rates to cover those 2 months that a unit often sits empty. The special offer could be for 12 Month Leases.

    Lesson learned about the not signing anything under pressure.
    But I can't help but feel there's a disconnection I don't often see here - with the 6 hours pressure. That sounds like foul play, 6 hours or you potentially can't stay in your home is a hugely anxiety inducing action.
    They have your back up against a wall, and say do it now or a bad thing could happen. I'm sorry, maybe they "didn't legally do anything wrong" but using your position to bully someone to make a bad decision for themself doesn't sit right with me

    I am not sure the laws in his state but in NJ where I am the landlord must give 30 days time to resign a lease.

    He should leave a bad review when he leaves about the pressure they put on him to sign at the higher price. The landlord knows he wasn't going to go anywhere, so he took advantage of that.

    I suspect the when the rental company made that original "have to sign now or we can't guarantee you can stay here" statement they knew they had many vacancies. And that's slimy, but not illegal. Kids just paid some tuition in the school of life. I hope they took good notes. Plenty of other slimeballs out there.

      Well ironically folks here hate student loans. This company is technically exploiting the student loan crisis. They also have the right to do it. In the end, regardless of legality I don’t think the rental company is very moral (but hey who is these days in real estate).

      When i go rent a house i have no time limit. I know first one to sign the lease gets the house. 10 mints later one of the many other applicants can sign the lease and the house is gone

    I think where this feels "icky" is that it seems like they rushed existing tenants to resign their lease ahead of the great promo they ran. Nothing illegal, just another example of shady business. Move somewhere else and take advantage of their savings. Just remember, it's expensive to move, security deposits are at risk and you will have to pay to break the lease.

    He paid for the guarantee that the apartment would be theirs in the future. If he decided to wait and the tent went up, I guess he would call and want the cheaper rent from before in that case you.
    “Market price” is a time function. He signed the lease at the market price when he signed. The going rate at that time.

    The apartments available at a lower rate may be because somebody had signed up to lease. Them lost a $4 to $8,000 deposit and so now they are renting them at a discount rate because they've already made up the profit through somebody else's broken lease.

    On the renters side. That does look unfair. He could go to the Managers office and ask if there’s any break they can give him. Chances are they’ll say ‘No’. So, next best thing, start looking around for next years new place now, and don’t rent there for another year. (If he’s still going to be in school the next year). Just don’t sign another lease with this landlord.

    What could have happened is the demand changed so the priced changed. Before the school year when everyone is looking for housing the demand is high. And now everyone has started and has housing the demand drop so the price dropped.

      It's like plane tickets. A few people are going to cancel at the last minute, and it's better to sell the tickets for whatever you can get last minute than have an empty seat. He paid $200 extra a month to gaurantee himself a place to rest his head.

    Thought of 2 possible options. 1) You can break a lease. However, a cost/benefit analysis is recommended. Can you find a cheaper apartment at this time? What are the penalties stated in the contract for breaking the lease? Does the monthly cost of a cheaper apartment warrant the penalty payment and inconvenience of moving? 2) Most States have Bureaus of Landlord/Rental Rights. If a Tenant feels that they have been unfairly treated they can contact this Department and state their case. Simply because a Contract is legal...does not make it ethical.

    apt complexes often have promos for new tenants. it would be nice to be able to reward current tenants some how but it doesn't happen.

    My guess?
    EVERYTHING is done online nowadays. Very likely that they received notice to renew days/weeks before, which had a "due by" date. On the final day, the landlord notified them that they needed to have their renewal completed by the close of business or the unit would be made available to others.
    College market rentals are different that your traditional rentals in that they are extremely sensitive to the semester schedule of the college. It is possible that they were nearing the start of the semester and had vacant units. If they didn't rent them, it is possible that they would sit empty until the next semester. As a result, they discounted them heavily to get them rented. It's better to discount them $1000 / mo than to have $0 / mo coming in.
    Yes, if I were this student, I would be disgruntled as well knowing that I could have gotten the same apartment at a cheaper rate. That said, you signed the contract at a certain price and if the other apartments had gone up in price, you would be congratulating yourself that you saved $xx per month.

      On point #1, you're probably completely right! Landlords will typically send out a renewal notice well in advance of the final day.
      This group of college Chads weren't paying attention until the landlord finally came to them on the last day to give them their final chance to renew.

    Wonder if the other apartments renting for the cheaper rate are the same size, have the same conveniences, etc. And charging by the room mate in a college town is the norm everywhere, and it's high. I live between VT and RU, and if you could see the amount of damage and neglect these landlords have to deal with, you'd know they aren't really getting rich off these units. I wonder, since they were in such a hurry to get this lease signed, what was going on in that apartment that they might need to cover?

    I'm curious, if rents had gone up, would he have gone to the office and demanded to pay more? Or does this only work one way? Where in the world do contracts work like that? "I buy this now but if it gets cheaper in the future I get my money back". Never heard of anything like this.

    ​There is legal and there is right and wrong. The law is the law. The line for right and wrong is subjective. Ask 100 people questions about right and wrong, you will get many different answers. The landlord complied with the law but in my opinion the landlord is filth, but that's not uncommon. With that said,
    I will put up a Google review for anything I FEEL is wrong.
    As a consumer, I appreciate customer reviews both good and bad. More information is always a good thing. And for me, the first thing I do when researching anything is to see if there are reviews!

    Some apartments in a given complex may have much better amenities than other ones, which also can affect rental prices, regardless of square footage. For example, one that's adjacent to a pool or gym, one that has an outstanding ocean view, one that overlooks a stunning park, etc.. Apartments in less desirable locations of the same complex, for example the pool is two buildings over, the view is a parking lot or busy street, the apartment is next door to a schoolyard, etc. , will often cost less.

    Say he signed the lease on January 2023 and it expires January 2024, they cant just have him sign a new lease in the middle of his current lease and tell him he may not be able to stay there. He has the legal right to the property until his lease expires. Generally a new lease should be signed about a month or two before his current one expires

      I have lived in or around East Lansing for 20 years and everything revolves around being a college town. Leases are August - July and if you want the same apartment the next year you have to sign up in October or forfeit your space. It is a well established way of life here and many apartments have resigning party weeks in October. It is not that you can’t find a lease latter it just means you are not guaranteed your same space.

    First day of summer. It's hot. I go buy a nice summerdress of the new collection, full price. 2 months later it's the Sale. I go back to the same shop and see the same dress costs now half price. What does 1 do? Nothing! Enjoy your purchases at the best price you can and worry more about getting more money in. That is the one thing you can be actively involved with. You could even find a way of subletting to others for more money or buying a do upper or mobile home and rent it out or live in it whilst fixing it. Or live in a van. Or be an au pair.
    Let's think outside the box.
    Over here it is very popular for elderly people to rent out a room to a student who in return will keep an eye and exchange some conversation and a meal from time to time. It is a very popular and waitinglists are very long.

    $4k a month for an apartment? Why don’t you move out of central LA or Manhattan? It’s pretty clear the apartment complex knew they would need to lower their rates and pressured these people and other tenants to sign lease renewals to lock them into the higher rates before they had to lower the rates to fill beds. Never let an apartment complex threaten you with “sign now or lose the apartment”. That is almost never a real threat.

    Dunno where u 1are, but here that's continuously thecase with mobile plans. You try to sign for the best deals, but you'll always see the same provider will offer another more cheaper deal next month.
    If you took the deal it probably seemed right to u guys or u all wanted to have a roof above ur head. Which u got!

    Landlords are super Shady the majority of the time if you signed a year lease then just plan ahead to move out in a year and start looking for something else and then just don't recommend that complex to anybody if they're looking because Word of Mouth travels very far so make sure you tell everybody you know and work not to rent there

    I just don't understand why they are renting there. It's way too expensive for anyone, especially college kids. If there was nothing cheaper, I'd think about living on campus. Might be a little embarrassing for an upperclassmen, but it would be cheaper and easier just to have everything you need on campus.

      That really wouldn't fit into Dave's narrative of saving what you can so you can be generous later. You might of had bad experience with landlords in the past and they wouldn't budge. That doesn't mean all landlords are like that and ultimately it's bad for business not to be generous. Dave would want plenty of repeat business and you don't get that without helping out his tenants.

    Typical college town landlord. High demand, so they make the rules. You commit for next year, right now, or we're putting next year's lease on the market and will have someone locked in by the end of the day. It sucks, but is completely legal. Happened to my daughter. Even though she dropped out, she worked in that town for the next year as she was already committed.

    I have a friend that is a maintenance/ custodian for a large apt complex in a college town that rents exclusively to students. This kind of stuff happens all the time. The owners jack the price and suddenly, they can't rent out apts. Or the college will contract with another complex and they loose their exclusive status, so rents drop to stay competitive.

    I am not a landlord and never plan on being one but just because it’s legal doesn’t mean it’s “right” just for the sake of making a “profit” I wonder what Jesus thinks about this scenario. I’m very intrigued and curious because I could be wrong but it just doesn’t “feel right to treat someone this way” a 6 hr notice then there’s a price cut just not cool.
