    BUYING A REMOTE COTTAGE - Our search for the perfect home - choices within our budget.
    Now that we have sold our house in England we can finally start searching properly for our remote cottage home. With a plan to live a simple life, semi off grid, we've been travelling around Ireland looking for the perfect property. This week we look at full renovation projects, homesteads with land, houses in the woods and an old derelict farm. The choices out here are much more vast than we anticipated and choosing the right home is going to be tougher than we thought!
    We are in no rush tho as we have moved into our self built campervan full time and are enjoying exploring the Irish scenery as we wild camp around this beautiful Island.

    Lived in the hardcore countryside almost all my life ,no neighbours,no big road close, surrounded by livestock and predators and also the ticks, flies,mosquitoes, wasps, hornets , spiders
    and the only way to escape that gang is to live on the rocks close to the sea with a constant breeze !!
    But I do hope Emily is going to slowly accept and adapt to a life with creepy crawlers and buzzing flyers because the life in the countryside has so much to offer of freedom and beauty ❤

    I follow your lines of reasoning. Don’t be too remote, it’s not entirely safe. Always good to have nice neighbors around. Land wise, the more you have, the more work you have to do to maintain it. Coming from a van, that could be very stressful. The house shouldn’t be in ramshackle condition either, you will become a slave to it and it could become a money pit quite quickly. Also considering how much sun it gets is super important in a climate like Ireland. It will help fight off the mold, mildew, bugs, and doldrums of chronic clouds, dampness, and rain. Find a “happy house”. The more happy it is when you buy it, the more likely it will remain that way after you’re in it.

    First thing to do is write down every pro and con of each property, estimate renovation costs and then triple it(ask me how I know). Leave the emotion in the van when you are viewing each of them. When you find "The One" it will hit you like a ton of bricks. It took me 5 years to find my dream cottage with privacy, lots of trees and a river with loads of wildlife including birds, deer, wild turkey and even a beaver(steady Lou)! Happy hunting and try to just enjoy the process.

      Exactly, the renovation cost will at least double what you expect , also consider where you are getting materials from , and how easy is it for merchant to deliver if you can't pick up in your own van .... Best of luck girls

      Where you have to put up trees to protect from the wind, see what trees are going there. Red door property had very few trees naturally growing around there !! They’ll never grow. Maybe a hedge might do you !

    Just be aware of heating costs in ireland on older houses , Louise should spend a bit of time on making sure the house is insulated correctly, even rhe external cavity walls, old house can get cold in the winter

    Another strategy to use is to bid a fair price, and don’t counter. Just bid on another property that you are interested in. The realtor will not like you when do this, but it is very effective in a buyer’s market. I have done this several times. Again good luck!!!

    Reeds on land are a sign of wet marsh land, not good for growing anything. Lord I sound so negative but I hope it would be helpful . Your both such lovely people we all wish you the perfect home where you can live safely and happy for as long as you want 😊 I hope you come to Wexford someday your more than welcome to come use the shower and swim in Bannow Island. ❤❤

    I'm a Brit whose lived here in Ireland for 32 years. Make sure you don't buy anything near a bog. You will get midges in the summer nearly everywhere in the countryside in every part of Ireland but that they are much worse if you are by a bog or river and/or lake.

    I have purchased a property in Ireland and found the best way to go about it is to put your offer in giving the agent 5 days to return an answer, making it clear you have another property you intend to offer on if you're offer isn't excepted or you don't hear from them within the time scale.
    This saved me a lot of messing about and beware of invisible bidders.
    I put offer's on many derelict properties that had sat empty for 5 to 10 years, as soon as I made my offer other offers rolled in, coincidence , maybe

    Really enjoying your vlogg; me being a (basic) camper-van owner and having moved to S.W. of Ireland 24 years ago. It's a wonderful place to live for sure and I wouldn't live anywhere else. My partner and I bought and moved into an old farmhouse, which we renovated over a period of four years. It was much harder than we expected. Below are a few things, in my opinion, that you need to think about whilst you're looking and deciding where to settle.
    Light: the winters here are long, wet and can be miserable. Make sure your house is facing the right way for to get lots of light, avoid tall trees casting shadows over the house / garden. View the house at different times of the day.
    Midges: These will given the opportunity, drive you mad! At the height of the midge season, if you're in a bad spot, you'll be eaten alive just going from your front door to the van . So don't buy on/near a bog, forestry or a lake. A bit of a breeze is good. Check with the locals or 'blow-ins' how bad are the midges in the locality.
    Japanese knot weed - It's a non-native invasive plant species that's difficult to eradicate if you have it on your land. It can seriously damage buildings and infrastructure by growing through concrete, tarmac and other hard surfaces if any cracks exist. It grows vigorously and out-competes native plants. It forms tall thickets up to 3 metres in height that exclude all other vegetation, shading the area below. You don't want to be poisoning your dream plot with the chemicals required to kill Japanese Knotweed so my advice is to avoid it at all costs.
    Traditional stone cottages: they are pretty but the walls are extremely thick if you want to change the interior layout of the building. They can have awful damp issues as many do not have proper foundations. The windows tend to be small so they are very dark inside.
    Ticks and Lyme disease: There are some areas in the south that are Lyme Disease hot spots. You DO NOT want to pick up a Lyme tick. They are spread by deer (and other wildlife). Again ask around if anyone has picked up Lyme disease locally.
    Trades: I think you're intending to do much of the renovations yourself; don't take on too big a project. Paying for tradespeople has gone through the roof in recent years as have the cost of materials.
    Neighbours: They don't need to be over the fence but have one or two in sight. Folks are generally friendly and it's amazing how often you'll be able, and want, to help each other out.
    I know I'm sounding negative here, I don't mean to. I'm excited for you and can't wait to see where you decide to settle :-D

    This might sound like a strange piece of advise, but always double-check the location and suitability of the septic tanks in these older country houses. The legislation here in Ireland has changed over the past few years and I've heard of a few situations where people have had to re-locate the septic tank, and to build one to current requirements is a very expensive undertaking.

    Beware of what you wish for. I live in this area and you will find streams attached to many of the rural properties like these. Unfortunately wherever you find fresh water you will also find midges. Those were midges, not mosquitoes. Mosquitoes can't survive in damp climates. Try and avoid properties with streams unless the stream is far away from the property.

    To answer your question on the board ladies..my favourite so far..house no 4...so far...its not too big a project, you can move in while you do it up. You've an outside project going on...not interfering too much with home living. The price is right....without leaving you broke for refurbishment/ savings....10 minutes from a village, milk bread etc...Ive seen people bite off more than they can chew here in Ireland. Also..maintaining the land, plenty work in that I can tell you....ride on mowers etc...Youve still plenty time yo keep looking, and I wish you both good luck....❤❤❤

    I loved no. 3, thought you could do a lot with the house to make it your own, great views, fantastic outbuildings for the project…but as soon as you mentioned about the mozzies I was totally with you. As for no.4 - loved it but, for me surrounded by too many trees - they look lovely but would make it dark, block out sunlight, and make it damp. Can’t wait to see next week’s episode. ❤❤

    It’s good to see you working out what you both want from a house, considering things like whether the living room has a nice view and where the sun tracks around during the day and the light that comes inside, and outside on decking.
    I’d say as you’ve only just begun to work out what you want give it a little more time until you find something that you fall in love with. Don’t try to pick the best of what you’ve seen so far, there’s no hurry to find something so bide your time and when you find the right one you’ll know that you want it.

    I know you already entered a bidding war, I have done that once, and all I can say is don't get caught up and keep bidding.
    If the bids starts to get away, just leave it, 4 of the objects I did bid on got too expensive, but 2 of those never led to a finished deal so the broker called us and said we could get it for our last bid, we had found better objects by then so we didn't accept-
    The only acceptable is that the bidding restarts at start price again.

      I wouldn't be surprised at all if those previous bids didn't exist. It's amazing how a property can sit with nobody interested for months until you make a bid.
      This has happened to me twice, I didn't enter the 'bidding wars'. Several days later my offers were excepted; this was two properties at two different times.
      I had been warned about this around 6 months prior by someone in the 'know'.

    1st house would take so much cash and time, it seems dark unless its time of day, and you've got to have fun too.
    Whatever you do, you'll make a home and success of it.

    Absolutely love you two. Thank you, you have no idea how much these latest videos are helping me. It has been a tough few years, losing my mom, dad and sister, and now dealing with a bit of skin cancer. My wife and I are keen to get a van, travel and the idea is to find our dream country/location and then we are off, much like you two. My only issue is fear of the unknown, taking that leap of faith, these videos are helping dissipate that fear and for that I thank you.     The choices! I like them all apart from the property on the steep slope, the land appeared to have bog cotton growing which means it’s going to be very muddy and wet.
    For me it’s the view, peace and quiet.

    What an exciting time. With only the external views to judge from, #3 is the hands down fav. So much possibility there. Love the aerial view, the adjoining hillside, terraced gardens there, the outbuildings for visiting inlaws, the views. #4 feels a bit cramped. Glad it's not my decision, though I'd kill for the opportunity to have it. The preview of next week has me sweating already for you both! 😅 I know it's a done deal by now, but I'll send good vibes for peace in the decision you did make!

    Cork, Limerick, Clare and Tipperary good in south. Also near coastline too. Beautiful countryside. West Cork can be expensive. But all of Ireland is beautiful- we are so blessed. If you go to Donegal, Sligo, Mayo, Galway is also great. We have hidden gems of beaches too and great surfing. Also the islands around the coastline are lovely too! I agree with the midges those 2mm of terror 😁 mosquitoes plus horseflies but they are located around still water and bogs. Dragonflies are brilliant for keeping them at bay during the day and also the friendly bats at nighttime. Good luck in your house searches. Great channel by the way! ☘️

    Interesting... I liked the 2nd one a lot and the potential in it. The way you started to smile around the 4th tells me that it's probably the best one for you: A pretty good start, and still good opportunities to tweak it exactly to your likings. The third definitely looked good in many ways, but with that amount of mosquitos now, I fear it can be even worse earlier on in the season.
    Having a fairly remote location can be good in certain ways, but I can imagine if it is a large and long project, then rebuilding it can be extremely expensive getting goods delivered. So perhaps not just "Location, location, location" but more "Location, logistics, logistics". Good luck, girls!

    I think the 4th house but I would also say you should consider a property with less land. You should also consider the road access for winter driving as the wetter months can make the roads impassable in places. I’d also say you should try be close enough to a local shop or village as remote living in the countryside requires that extra planning, especially in the winter months when the the weather deteriorates.
    PS Welcome to Ireland! Very proud that you have picked our country to settle. I travel quite a bit around the coasts fishing so hope to see you’s out there some day.

    I'm an Aussie living in the sub- tropics and it has been my experience that the more trees and shrubbery you have around your house, the more mossies there are to harass you. Our neighbours cut down a huge tree that was overhanging our house last year and also cleared out a lot of undergrowth along the boundary, and we have seen very few mosquitoes since. Flies will always be present where there are animals and it is the price you pay to live in a rural area, unfortunately.

    Two an a half acres.
    When you're doing your trips, who's mowing the lawn? Maintaining, tidying etc.
    You'll spend your down time maintaining grounds.
    I mean, that's fine if that's what you're into, but my idea of a garden is a slab of concrete and a magnolia bush in the middle so the dog's got some where to lean against. If you get my drift. Lol
    Number 3. Looks like you're surrounded by hills. Cold settles. Might be a bit cold?
    Four. Do you like sunlight? I know the older u get, I feel the cold more. Have to chop some trees down.

    I’m so happy for you guys. You’re really living my dream. I fell I love with Ireland about 20 years ago and we try to get over each October/November. Would have loved to buy a home out there, preferably in West Cork. Need a housekeeper? 😂😂

    Agree with Mary Imber, West Cork is "STUNNING". Around Bandon, Drimoleague, Kinneigh. Dont be in a hurry, there is a lot still to see of Ireland. If I was to choose, house no.4 impressed me the most.

    Love you guys!! We just bought a camper and live in an old cottage in the irish countryside. Welcome to Ireland and best luck with the house hunt!
    On the houses so far, 100% agree on the sunlight point on the 4th house. You want as much passive solar gain and as much light as possible from the sun when we can get it. It really makes a difference.

    A couple of amazing choices, I would also recommend checking out Northern Ireland properties too. Especially around the Antrim Coast, there is a few nice spots up there. Either way Republic or North the country is so scenic and a lovely place to make a home! ☘

    As for the properties I hope the two of you are going to make your decision solely on how you feel not on how we feel. You have to be comfortable with your decision and your living conditions until you can get your home set up the way you want it and that's the most important thing.     In case you havent come across it yet there are a few things to keep an eye out for in ireland in regard to invasive plants- Himalayan knotweed and Japanese knotweed can both go through concrete foundations etc and there is the mica issue with newer builds.

    Even if there’s are few mosquitoes, you can always deal with that by building a outdoor area with a rooftop and a mosquito net that can be easily put on, like Trent and Todd have done in Canada.

      Forget the mosquitoes, you need to think about the midges! Or midgets, as we call them.

      if it's a bog, there's no escaping mosquitoes,, mold and stagnant water.
      Zoning, neighbors and potential for development or neighborhood property division would be concerns, too.

    It's a VERY expensive time to buy, renovate or build in Ireland at the moment, and on top of that hard to get trades. I hope you find something to suit, as country life here is a happy one.

    On all the houses youve viewed you not once mentioned Mobile coverage or broadband speeds, have you been checking the coverage as they are all remote properties if Em is setting up office ?

      Very good point. I live in a rural area in NW Ireland and although the mobile signal map shows we have coverage it's not that great, and it varies a lot as you drive along our road. Only way to know is to check the signal on your phones at various places around the property.

    Remember, with the Vacant Home Refurbishment grant you can get up to €50,000 to renovate a vacant property and up to €70,000 if the property is derelict.

    Bidding wars in Ireland are usually bogus it’s just a way of getting you to pay the asking price or more. If your English (it’s not a race thing-it’s that they know you’ll pay the money) it’s usually par for the course DONT let it put you off though I’m Hackney/Tottenham born and raised and have been in Donegal since 99 and never regretted the move not even once. I hope you find & buy your dream home (I did) because it’s out there

    Home buying is incredibly stressful, but the one thing we've learnt after several house sales and purchases is that if you agree between you what you are prepared to pay for a house, don't go over it. If that's what it's worth to you (or what you can afford and still renovate) then don't get pressured into paying more. Another home will come along, it really will. When it's right things will come together. Good luck and stay strong!
