What’s ridiculous is that this building is mostly empty. Nobody lives in these buildings. They buy them like they buy fine art. The world of high end real estate is so weird.
Not just art… it’s an asset for liquidity. You can also you this as collateral or use it for power
honestly i would be happy to buy one of these and just have that house
@@jamesschmitt3767 anyone would lol
its to save u money when they crash everything and you have value worth $30m or $250m the rich dont keep the funds in there bank accounts.
And there will be no one to buy them from the current owners in 20 years. It's not liquidity if you can't sell.
That’s probably the first, high-end real estate agent I’ve ever seen on a video that seems down to earth, likable, and genuinely interested in more than just himself. Great video!
Edit thanks for all the likes and discussion!
Ryan Serhant is the man!
That's what makes him so successful!
he's great! I just wish these kind of people would wear more socks. It's just too weird to have bare feet and shoes
Agreed!
@@BeleducMartello dont you know about invisible socks big boy?
it's insane seeing a likable realtor, i could listen to this guy talk for hours, seems like he genuinely likes what he does and isnt only trying to sell overpriced homes
He's dressed like he's also trying to manage boybands.

"Nobody can get in this billionaire building."
Window cleaners: "Hi guys!"
Reminds me of the second Mechanic with Jason Statham, or any James Bond film. LOL
Well window washers are outside the building so technically still true.
Also the cleaning staff. I doubt these billionaires are cleaning their own toilets.
Agent 47 about to knock on that window hahaha
But it's zombie apocalypse proofed 😮 I think I'll buy it
Its insane to see how much Ryan has grown over the years. I remember way back when you guys did your first collab. You have both grown immensely but Ryan is now on whole different stratosphere and you can tell how much he puts into everything he does.
Still he hasn't grown as much as the other dude. He's massive.
By the looks of it NOTHING'S grown as much as Ryan below the waist. (I've seen Clydesdales with smaller haunches.😳)
Too bad he hasn't grown in height
@@Zaghzackio That's what vaulted ceilings are for ... 😉
How much Ryan has grown?
Pun intended? 😅
Watching this from Sri Lanka 🍀. I'm trying to imagine what my father who is a farmer from countryside would say if he gets to see this place. . Me on the other hand as a person who has seen both sides of the world can say you are indeed so blessed. Blessings!❤
that real estate guy seems like a "normal" guy and that is prob why he does so well..nice to see someone who is selling a 1/4 of a billion dollar property who doesn't act like you are dirt and talk down to you...great video
I love how passionate Ryan is about everything! I love him!
Dude I was legit interested in the skincare routine question. You did us all a dirty right there.
His skin care routine is simple. Just drink high-quality h2o.
Good skin usually just genes in combination with a healthy diet. He eats very healthy and he works out every day. Beside that, there isn't much you should do. All these cremes and oils cant be good for your skin lol
Cum
@@manictiger I couldn’t read this because I had to return some video tapes.
Retinol, moisturizer and sunscreen can help a lot with aging gracefully
The sales pitch for this sort of property is fascinating to listen to. Interesting listening to your guest describe the “why?” Of the price tag.
The same as as that car salesperson telling you, you need to buy that overpriced car, so that you can make your friend's jealous.
So you can look down on the brokies
I wanna know how long it takes to get up there. Honey, I'm at the building. See you in 30 minutes for dinner.
@@G82Jesse My exact thought well said!
@@strangequark420 The penthouse has it's own private elevator from the bottom.
Sorry... but I believed "Antilia" to be the most expensive house ever built. I lack knowledge. Thanks Graham!!!
It is!
This video actually made me emotional, specifically the views and the thought of that being what you wake up to every morning. The most iconic city in the world with your own personal 24/7 panoramic view of the city that never sleeps.
grow up
NYC is rat-hole city, you think living there is cool until you actually do. The view is cool, but you know what would be even cooler? If the building was moved to a beautiful valley in Iceland or Alaska and you could wake up to scenic waterfalls and mountains every day. Now that would make this place worth the hundreds of million of dollars for a penthouse.
Meanwhile Graham is there to buy it as rental property for a little extra pocket change.
hahah I wish

Excellent data, and I appreciate your analysis! I'm pleased with my $56,700 portfolio, which I quickly accumulated from my weekly trades, despite the current decline in bitcoin.
What is the true working mechanism of this crypt0 thing, and how can I profit from it?
I advise you to begin working with a seasoned broker who would execute transactions on your behalf while keeping the profit. After more than six years of trading stocks, cryptocurrencies, and futures, I was shocked to see that I had made about $473k in the last two quarters alone.
Do you know of a trustworthy professional with whom I should begin working? If so, please let me know how to get in touch with them.
I would suggest Alice Lee Chen Financials, my broker at the moment. Right now, she's giving me a lot of money and amazing services. I'm sure you can find most of her information online, and feel free to look it up.
Whoa, I was quite aback to learn that you mentioned my present broker, Alice Lee Chen Financials.
That damper is the most impressive part of this. What an incredible feat of engineering.
Yes this is impressive. At 1200 ton it’s double the size used in Taipai 101!!
In addition to the high quality of this video I loved learning about why it cost that much, how buildings that tall remain stable, and other cool background knowledge
Absolutely breathtaking. 😍

I am a residential home builder. I just happened to watch this while eating lunch. The second he mentioned the space was priced at $14,000 per square foot I literally spat my food out.
Never expected my palms could get sweaty from a Graham Stephan video.

Quality content! Thanks so much for showing this beauty off!
The view looks pretty awesome🙂
I’m not particularly into these very expensive high-end residences, but this is absolutely special. Those unimpeded 360° views of New York City are worth the money alone. What a place this is.
For the average home price in the United States, you could buy about 27 sq ft of this penthouse. (Numbers vary greatly depending on source but I'm using $370,000 for average home price)

Huh
Living there would give me either an extreme sense of humility, or delusions of grandeur... possibly both.
Mind blowing info thank you. I’m dreaming big
great vid!!
Really looking forward to this one! Thank you for the video, Graham! I know these videos take hours and hours especially with travel.
Never change, Graham. You’re a real one.
beautiful!!
This is not a house, this is a rare art piece that you can live in. This is truly how the super rich live.
Actually, the most expensive private residence in the world is "Antilia" in Mumbai, India. Estimated cost to build was somewhere between one to two billion.
I came to say the same
Correct as the guy owns the WHOLE high rise building
Technically it’s not the most expensive because it’s not for sale. These condo is for sell so it stands as the most expensive until there is another listing to surpass it
I really liked how he colorcoded his outfit to match the property . A really subtle detail but makes it weirdly personal
I noticed that too, as well as his hair colour..
I hate the pants though. Men's dress pants look like women's pants these days, way to tight
@@MX-CO the pants are throwing me off!
Beyond words.
amazing!!
The commission on that house would be through the roof (if the penthouse actually had a roof) 🏡
Then what happens when it rains if there’s no roof, Samantha?
I think the commision is going to be like 1-3M which is absurd amount of money.
I just can’t get over how small the kitchen is for a place that expensive and giant.
I have a bigger kitchen in my studio apartment than this place 😅
I thought so too. I guess they figure the buyer isn't going to be doing that much cooking?
@@amiller2121 Imagine having to deliver food all the way up there! I don't even like having to go to the 2nd floor 🤣
Billionaires don't cook at home apparently lmao everything is catered to order and delivered. Kitchen is just for show with high-end gadgets and plates.
There's a second catering kitchen for the staff
get it now, im ready!!
I love the ending.
Much respect for the guy being able to build a business like this at his age. You can imagine what he has to go trough every day with his clientele.
Im sure he doesnt care what he has to go through once he gets his cut from the sale
Most likely from connections
Man it would be awesome to own this pent-house...
Then I can sell it and go live in the woods in a 2 bedroom.
Probably less than some poor McDonalds worker has to go through
@@juicerenekton9870 probably more than what a mcdonalds worker has to go through. 9-5 can be tough, McDonalds is especially hectic. However building up such business as this guy did doesn't happen with only 9-5. Takes an immense amount of effort, creativity and courage with a bit of luck.

this looks so cool
This video is so ….bleeping good! The house is just … monumental! To live in a place where you watch the sun 😮rise and set! Sitting in one spot … wow … astonishing! Great job Graham
My apartment costs $300 per month and I can see the sun rise and set while sitting in one spot. You basically just need any southern facing room that is 3-4 stories tall, and 1-2 stories trailer than any of the other buildings around you. There are affordable apartments in nearly every city around the world where this is possible. But that shows that this guy is good at his job - he knows the kind of language he needs to use to make something sound special and unique.
i will sell you a shack on a treeless hill for $200,000,000

Sitting by the huge table in that leather chair, I think this would be a good spot for Graham Stephan to film his next video.

As much as Graham is financially “not” giving advice it’s cool seeing someone who is amazing him too. Crazy how it works.
Must’ve been a privilege!
P.s. at the end u missed a shameless plug for tiege and Henley after asking his skin care routing 😂
Good luck
From an engineering perspective, this 'home' is an absolute beauty of top notch construction and ingenuity
Ingenuity? You mean for the engineer of course. Otherwise, where would you place the AMT. It has zero charm. Buy it for status, but DON'T live there!
Graham we NEED more videos like this please! Real Estate, Stocks and Personal Finance topics is what brought me to your chanel.
I'll love to see more videos similar to this one! 😁
I believe the toaster I saw in the kitchen conveys with sale 👍
The problem with using 220 Central Park south as a comp is that it’s a different and more prestigious building. Look at the price difference per foot between sales in the two buildings. Remember, your best comp is always your own building
This is the Project of the century the most two influencers try to sell the most expensive penthouse 😅

Wow. Watching this video was such an experience. My mind is blown.
Least this guy is very direct, very honest about all the cost & details.
You can have the greatest apartment in the world but if down on the streets it is like the wild west it does not matter. New York has changed in the last 10 years and it is not for the good. But good luck to whoever buys these apartments.
Graham looks so humbled😂😂already. Some i can't afford this isshh type of vibe.
He also looks very tiny lol
The whole video I'm just like, "What is that realtor wearing? Is that a pajama suit?" lol
I think he explained it pretty well. This isn't an investment, this isn't a home, this is a trophy. This is for a billionaire who has more money than he could possibly use and he wants to take the "top of the leaderboard" for Manhattan real estate, so to speak.
I love it when Graham makes videos with his Dad 🥰
lol underrated comment
The view is just mind-blowing, can't imagine waking up from up there ❤️
I notice that Kitchen sink and door handles are the same as my house. Great~! LOL
Imagine spending $250,000,000 and all you get to see is New York City
Good point. What if you bought something in the Midwest and saw the ocean! That would be better!
graham using the abrupt video ending as recommended by some beast. I like, it makes me want more, why u end so suddenly. more now please
This guy has be the best real estate agent I’ve ever listened to.
The realtor is cool af. And chill. I like people who are high end, but still humbled.
I'd legit rather live in a moldy, wooden, rotten shack in the middle of a forest as long as it has electricity with no one around for miles than live in anything in the middle of New York.
The broker did make a number of good points. Certainly feels like an entertainment space rather than a home. In that context I could see it being useful but then security seems like a concern and I'd imagine other owners wouldn't be trilled with constant guests.
I’m impressed with this sales guy! He’s drinking the cool aide but he is very knowledgeable on the building!!!!
curvature of the earth from a building, YEAH RIGHT YOU CRACK ME UP
He did a good job explaining everything and I kind of get why its price is so high. Me before this would be like "Im not spending 250 million on a damn apartment and I dont understand who would". I still would buy a gigantic house before this but I get the cost now lol.
The realtor will set for life once he sells this penthouse
I'm convinced graham is 4'10
I really like his suit, cool apartment too.
When I saw Graham and Ryan together that Powerman 5000 song "Worlds Collide" came to mind. This is epic!
Graham's videos have gotten so good now that there are no sponsors
Lmao this video was definitely "sponsored" by the dude trying to sell this apartment
haha i think he is sarcasm graham for not putting sponsors and make it obvious that it was a sponsored video but hey they talk about marketing cost in the video..
Awesome video. Would have liked if Enes gave the tour.
Reduced to 195,000,000.00!!!!! What a bargain! It appears the price shrunk like the realtor’s suit! The sneakers say it all!
Keel on a sail boat is for directional stability just to mention
Assuming a standard 30-year fixed-rate mortgage with a 20% down payment (i.e., $50 million), the remaining $200 million would be financed with the mortgage. The interest rate would depend on current market conditions, but as an estimate, a 4% interest rate would result in a monthly payment of approximately $955,000. Keep in mind that this is a simplified estimate and that the actual terms of a mortgage on a luxury property would likely be more complex.
For that monthly payment you can literally visit and stay on a new luxury hotel everyday in a different place of the earth + first/business class plane tickets included or rent any luxurious form of transportation you can think of + new clothes everyday if you want to + dine at the finest restaurants in every places + entertain yourself with whatever activity you feel like... we are talking about $955,000 a month after all, that means $31,833 per day... so why limit yourself to only an oversized New York apartment, when you can have the whole World my friend! And you can invest your down payment to generate interest, because why not? Or spend it for your extra needs you may have, I think with $50 million you can easily take care of that. Not financial advice of course, you do you 😂 But honestly speaking that would be a damn good life! I envy whoever have the means to do that.
@@UA-cam_4u you can probably rent a private plane for that type of prices.
Lmao nobodies taking a mortgage for a property like this. No bank would even give one. No, this is being bought with cold, hard cash money.
@@NevG27 yes I think that was ironic, of course no one would take a mortgage for that and probably no bank would approve such a mortgage that was the point of the joke.
