      I don't believe he didn't go look. I think he's claiming that now and getting free publicity and advertisement. A working family man doesn't fork over $100,000 without going to physically see their new dream house.
      10,000 sqft of water front property is something anybody with means and financial literacy would purchase for a 100k just for the investment.
      He could lease or rent boat docking spaces and have his money back in no time.

      An underwater public easement that can’t be used as a residential property without approvals that will never be granted because it is a public easement should NEVER have been listed as a residential property. And online auctions are often done without personal visits.

    He asks $400k because everything is a negotiation. Now if somebody buys it for say, $150k, they feel like they are getting a deal. He is also being honest in his sale, unlike the county, by stating the lot is open water and it looked like he is also providing a picture of the lot.

    Have part of the lot filled and stabilized to build on and the part where the bridge is put a toll gate for boats, $20 for local boat captains, $40 for out of state boat captains, and $100 for local or state government boats.

      You know that thing called "title insurance" yea that thing... If title insurance will not insure a property don't buy it. If he would have just paid for a quick title check all of this would have came to light. The problem is he did not finance the property so none of that was needed like on a normal note. He rolled the dice and lost its 100% his fault and now hes mad cause he can not rake a multi million dollar profit he though he was going to get. Still trying to make 300k off a pretty much worthless property.

    Yo Henry Levy, my tax bill has increased every year since buying a house in San Leandro ten years ago. Shame on you for saying "buyers beware", as more information should have been posted about the specifics of the lot in question. How can a parcel lot be for sale that's submerge under water without engineers, ebmud, and building inspectors stamp of approval? Seems like a scam, since as a property owner in this county I must submit multiple drafts on the simplest renovations and or additions and being as though how complex this lot would be to build on just seems crazy. The new owner of the lot is STILL responsible for the taxes for next year which is even more unthinkable. I'm sure Henry Levy is living very comfortable as others barely get by.

    i had first come to this guys defense.. i said it was an unusable lot that should never been zoned, platted and sold but looking closer... no. im now kinda in agreement with the tax accesor. still think its absurd the tax assessors only disclose environmental issues.. especially since if a property has environmental issues you wont be working with city departments which are closely linked to the tax accessors. if you have environmental issues the government body that will oversee and approve any solutions is the EPA.. where if there are issues with zoning or building you'll take those issues up with city departments closely related to the tax accessors.. i guess my point is that issues with zoning or building should be disclosed because the city departments close to the tax accessors will have the final say if anything can be built.. it would be bs if you bought the land, the city wouldnt approve any building on the land and didnt feel the need to disclose the land was unbuildable.. where as environmental issues are the one thing the city departments disclose, but they dont oversee or approve any solutions related to whats been disclosed.. pretty backwards there if you ask me.. but after looking at the neighboring houses you can see, this is actually a buildable lot.. it would take millions to build just a foundation.. but its not impossible.. you can see the shoreline and you see all the houses extend well past the shore line.. the houses on the left of his lot appear they mightve backfilled the shoreline to create giant concrete pads to place the foundation upon.. the pinkish white house on the other side of the bridge that has a spanish tile roof has a number of piers supporting it out into the water.. there is enough space to build a home on that lot. he just didnt do any due diligence. he was blinded by the price and didnt question why it was priced so low, or care to actual go and walk the lot with a realtor, get a feel for the property and get an idea of how they would build on the property.. thats all on him. just having common sense shouldve been enough to make him look closer at the deal.. if he wouldve looked closer he quickly wouldve realized it was priced so low because he would have to spend another 5x-10x the asking price just to get the lot to being a buildable spot.. looks like its surrounded by multimillion dollar homes, but just the fact they were asking 100k says it would probably cost more to build a home there than the home would actually be worth..

      I bought a 1/3rd acre lot sight unseen about 4 or 5 years ago. I still own it and have received hundreds of offers to buy. It's riverfront on the Rio Grande and just under 4 miles from the SpaceX Boca Chica Spaceport. And I'm not selling.

    if anybody wants to build on this property they need approval from:
    the City of Alameda ( normal, a building permit )
    Army Corps of Engineers
    Water Board
    Public Works
    Bay Conservation
    and the development commission
    are these requirements listed in the title to the property? Do homeowners in Alameda County normally have to deal with bullshit from all of those agencies?
    I'd think that would be far worse than a mechanic's lean on the property, because a lean is an exact dollar amount.

    I would sue the city for fraud. They survey the property below they put it up for sale. Just as an individuals are required to do, I am sure the government also must provide fair and obvious disclosers to the buyer.

    As someone who invest in real estate and has bought from auctions you ALWAYS go to the location and verify what you are looking at. On top of that now he wants to sale it for $300,000 more then what he paid. Obviously he believes he got a deal so why is he crying on the news.
