Are you buying up older homes with good lots sizes to build theses custom homes on ?
That is correct, typical there is a pre-existing home that is currently on the lot which we knock down.
@@thefurtadogroup7216 So would it be smart to buy up older bungalows or 1 1/2 storys with good lots size to build customs on an hold
Onto these properties an have them rented on a short term while you plan to build a acquire any minor variances and permits?
@@stevengiroux1753 This is correct! finding the right sized lot in the right "AREA" is going to be a very important first step. This is where most people go wrong. You want to make sure that there are already existing new builds within the same area code that have already established a selling price of what your finished product will be. Sometimes this means spending a little more on the lot but in the long run it will help you sell for more and faster. In addition, this will help you identify what type of house (size, price/ sqft) you will build and how much your budget should be. Your point regarding finding a home that is in decent shape where it can be rented out while the permit process is in place is something we also recommend.

As always, a great video. I love how aptly you put your points across. Needless to say, all were great but I particularly liked the first point. I have noticed in many listings that the house is big but the entry or foyer area appears underwhelming and takes away that 'grand' feeling.
