Both have their pluses and minuses. Alpharetta planned for growth and the zoning reflects that. It has a well planned look with very few eyesores. Cumming on the other hand has pockets of great communities but many areas of substandard zoning and ramshackle buildings mixed throughout the city. Alpharetta is more like a small city and does have more traffic during peak periods but it’s hard for a town not to have traffic when you’re a popular destination. Alpharetta’s amenities are also much better. AmerisBank Amphitheater, Top Golf, a roaring 20’s Speakeasy, a very popular downtown with music and restaurants and of course Avalon. Alpharetta also has Lake Windward which is a diamond in the rough. A beautiful 195 acre, residential lake. Cumming has Lake Lanier which is very large lake with a ton of recreational activities available. Cumming is also closer to the North Georgia mountains while Alpharetta is closer to Atlanta. Both have traffic but Alpharetta is much further down the road on widening projects. Alpharetta has only a few more major roads to widen where many roads in Cumming will need to be widen to meet the demand of a growing population. Depends on what you want but for my preferences, I choose Alpharetta- hands down.
Forsyth County if you’re a lake person! We moved from Alpharetta to be closer to our boat❤️ best decision we have ever made. It takes us 5 minutes to get to our marina. Alpharetta traffic on GA 400 northbound towards any marina on summer Saturdays are insane. Forsyth County 100% plus lower taxes and larger square footage on homes
Great podcast. We purchased our retirement home in Roswell, before the market went crazy, and we absolutely Love it there. We will be retiring sometime this year. I’d like you to talk about Roswell. We are still learning the area.
I moved from LA, CA to Alpharetta in 1993. My home went up in value about 600% since we moved here. Property taxes are an issue here because we are in Fulton county. In Cumming (Forsyth County) people at 65, get a much better deal on property taxes because Forsyth county eliminates the school tax portion for seniors. Parts of Cumming are close to Lake Lanier which is a huge beautiful lake. I had some great times there with my friends fishing. We caught some spotted bass and striped bass. We barbecued them on hickory wood and honestly, they were the best fish we ever ate. Looking forward, even though I live in Alpharetta, I like the idea of living in Cumming (Forsyth county).
@@B7957395 A friend was keeping his boat at my place. We hauled it up to Lake Lanier and headed off to some good fishing. The lake is huge, so it would be easy to get lost without GPS.
