    No, because credit is available to speculators in for higher quantities than it is to consumers. There's a reason we started seeing housing prices die down when rates went up.

    I just signed for a house, not closed yet. Its in DC area, i cant believe i got a house for 500k. It sounds outrageous. But i am banking on exactly what she said. Rates falling, refinancing while more buyers come in to push prices even higher. Who knows though, its in a great area and i wanted a yard for my daughter, so its about more than just the investment anyway.

    Basically, You can't win buying a house. Prices are up rates are down. Rates are up prices are down. Just like when selling your home, prices are up good time to sell? Well then you have to buy another home at a higher price. Doesn't really matter, either way

    I'm still surprised they went with 50bps based on the "strength" of the economy Powell said at his conference. I think he's seen too many downward revisions to the employment data and now concerned about an uptick in unemployment. Not sure this solves the housing market as it's not really a rate issue but a price issue impacting affordability.

    It is going to require more than a 0.5 rate cut to entice a segment of buyers. This measly cut, by the Fed Reserve, is just for appearances. Buyers like myself actually need PRICE CUTs. Personally, I do not need lower interest rates. I would be a cash buyer. I need the price of homes to drop. I do agree with your assessment that lower interest rates spawn more interest in buying, which leads to more competition, therefore higher prices.

    hi Sarah, fantastic insightful video. We are bailing out of a due diligence on a house that has unbearable cat and dog urine odors. Just horrible respiratory issues and no certainty of EVER getting that oder out of the house. Might be good content for it's own video.     My first ever bicycle tour, which was last summer, went from Bennington, Vermont to Buford. Very nice city w/a suburban feel. The Mall of Georgia is there & there's also a nonstop commuter bus that operates between there & downtown Atlanta.

    Good video! You listed a few of our “deal breakers”. Split levels, drive-under garages, busy streets and power lines are on our list of things to avoid. As you pointed out, they’re on most buyers’ lists of undesirable features. I think the only other thing on our “no” list is swimming pools. They are, for us, too much maintenance for too little return.

    I would also suggest avoiding homes built by ‘community’ builders… I made the mistake of purchasing my 2005-built home sight unseen (just a video tour). We had it inspected, but even that could not begin to show all of the problems with this house. Sadly my out-of-state home had already sold and I was on a time crunch. In retrospect I should have just rented for my first year here. Poor quality everything everywhere… Literally the walls are not even straight. I will be spending the next couple of years, and all of my extra money, on righting all of the wrongs in this place. Neighbors have now told me that this entire development - start to finish - took less than two months to build. I can clearly see why.

      ​@@MovingtoGeorgia My personal issue with a cul-de-sac is the circle to turn around in is usually not big enough, and also the driveways will almost always be at a weird angle to the road or house. Parking a trailer there gets very difficult unless it's got the right conditions.

    Turn offs for us: -- Split levels, always hated them -- Steep driveways, hard to avoid in North GA. Our daughters first home there in Cobb County had such a step driveway that I had to put chucks behind the wheels to keep my SUV from rolling down the driveway. -- Power lines, an agent with Artisan Homes, thought I was nuts to turn down a home next to power lines. There are a lot of valid points in this video.

    I grew up in Alpharetta. And the new growth has afforded most of my family to be able to live anywhere they want. Apart from that when I grew up in Alpharetta, there was one red light. And I absolutely love love love the new growth, restaurants shopping. But when you have like 75 acres for sale, it’s not bad living here. 😂
