I am in the minority of the comments but this place is well worth the $10m. The attention to detail and finishes are incredible. CDM is the best place to be in all of OC and you should not expect land or much privacy, if thats what you are looking for then you need to go inland. This has got to be the best new build in CDM or in this area for the price point. We moved here from TX several years ago and were immediately confronted with realty sticker shock! For those who think Drew’s build is too expensive for the area, I respectfully disagree 💯. This is a very large home on a decent sized lot that’s not the size of a two car garage (!), with an extremely thoughtful design, equipped with high quality material, has an ocean view, and has a warm & welcoming modern feel - in CDM!! It even has a casita and pool. The entire property is energy efficient, floor plan efficient, and has easy modern finishes without being sterile. Please show me any other $10 million property that can even compete. I’ve seen million dollar homes in this area in 2024 with carpet in the bathroom (EWWWW) which hasn’t even been updated since 1980-something??! I mean. C’mon now! Hats off to Drew and his team for a fantastic new build!
I agree! The price they are asking will definitely set the bar for this community and Drew and his team poured their heart and soul into this place and honestly the craftsmanship is 2nd to none. Someone with great taste will buy this place!
I wish there was more of this content on UA-cam. I bought a new house in So Cal this past year, and finding examples of remodeling a "track" home is pretty rare. We live in a regular looking neighborhood like this, and its cool to see this sort of regular two story home maximized with its full potential. Really cool

Been here. Drew was lovely with a good eye for design. The kitchen location is going to keep this from selling anytime soon. It is basically a galley style kitchen and separate from the family room. Otherwise the house has a LOT going for it. The frontage is beautiful with excellent finishes, lighting, and tasteful landscaping. The entry way is nice, though you would hope for more wow-factor for $10M. The home is warm and inviting and the family room opening to the dining room and backyard is great. The primary shower with the foggable window is a nice touch, though it's also a requirement unless you enjoy oversharing with the neighbors. The poolhouse is very nice place to chill or can double as an office or poker room. To call it an ocean view is a bit of a stretch. Good for a family or a bachelor. All said, this home screams quality and taste. If not for the location of the kitchen...

You hit the nail on the head here. Lots of times these luxury homes look great but lack functionality…this one just makes sense! Every detail was considered by Drew and his team.
Developer was very intentional and his iterative process shows throughout the home. This I think is a great representation of the life cycle CDM and spyglass will go through the next 5-10 years. 1912 Kewamee Dr and 112 Kings Pl would be my suggestion for next properties.

Where as the inside finishes look great, my definition of a truly luxury home does not have the garage doors facing the street at the end of a short driveway.
I appreciate your feedback! With only 9000 s/f lot it's hard to maximize the back yard entertaining space while creating enough space for a longer driveway. It think the developers and designers did a great job with the space they had to work with although I do understand where you're coming from!

I’m in the Kansas City market, but this is looking a little pricey to me. I think two things can be true, it’s a well built home… But it is overbuilt for that specific location to ask that $.

I'm with you 100%....if you don't care for the Sunny SoCal weather and insane access to the water/beach, plus the mountains for hiking and skiing, your money will go much further in other parts of the country! $10,000,000 is not chump change, unless you're looking in Corona del Mar...one of the most expensive cities in America! Very beautiful property, but the fireplace should have the outside stone as a cladding to cut through the clean lines of the house, boost the earthiness and create an inside-outside continuous. Plain fireplaces are meh. Kitchen on point 👍🏽
Hell, go down to the harbor and triple your cost and shake hands with your neighbor without leaving your home. This didn't feel cramped compared to CDM.
Sorry, but it's not worth 10 mill. Way over priced. I guess everything in CA costs more, crazy. All it takes is for one knucklehead to pay that price, like the cars of today. This insanity has got to stop.
The area and zip code definitely demand a premium. The quality of craftsman ship and the materials used aren’t your ordinary materials however I understand prices here are high and that can be frustrating for buyers looking to get it. I always say, a home is worth what a buyer is willing to pay and as long as there are buyers willing to pay these prices, the market will do what the market does. Thx for your honest feedback. Yeah, that's a bummer. A little green space would be nice for a dog or kids. That said, did you notice all the mature and organic landscaping, olive trees, etc. It's always hard to make "the perfect" home, but this one is pretty dang close!! Thanks for watching and commenting!

I’m a huge advocate of affordable housing and living. That said, Corona Del Mar doesn’t fall into that category. It’s like saying I wish penthouses in Manhattan were affordable. It’s just not the case. If someone is looking to live in one of the best of the best properties in one of the most exclusive cities in all of Southern California, they’re going to have to be willing to pay a premium. PS, this is coming from someone who wishes CdM was more adorable so I could move here ✌🏽✌🏽
@ I wasn’t even speaking to that specific market or even “affordable housing” which IMO is buzz word doesn’t solve housing in America but that another topic. CDM an a lot of older California neighborhoods evolved from middle class to high end market now due to California restrictive environmental rules about new housing statewide.

@ I was just thinking this: walking to the areas or gathering into a room is fine, and it’s great when the host is speaking and pointing at something, but i noticed the camera sometimes is restless when getting/finding a shot. Think these are the times where the camera should be doing a run thru of what the host is describing, close ups and such, without people. (Don’t know what these are called in the biz) It’s definitely more production costs and post production efforts but even a little can be significantly more engaging. Lastly, your partner fidgets his fingers/watch and nose a lot, I’m being picky but you can count it. It’s distracting because he’s in the main perspective of the frame, it’s hard not to notice that he’s not super comfortable. Hopefully this is somewhat helpful and aligns with what you expected. For me its too close to neighbors, the road, and not much privacy... no drive up to the home... garage facing the street, no in a gated community, not enough closet space, small master, no office on main, no elevator, and not really a view location.... 10Ms is close to what its suppose to cost only in CA but 10Ms should get me land, a view, a drive up to the house, and not have neighbors so close, I also don't mind not being in a HOA but security is a must.... I am thinking get out of it at 9Ms or even 8Ms... its def not going to make much of a profit unless he got it for 2Ms and build for another 2Ms to 3Ms.... then getting out at 1M to 3Ms in profit is great... after taxes will suck in CA.... got to start building homes more affordable with many people moving out of the state due to the govt doing off things.... For that 10Ms home I am considering Scottsdale, AZ or TN, GA, TX, and NV... for taxes.... LOL
You can definitely find what you're looking for in other areas of Newport Beach, but finding all that in Harbor View in Cdm, is a tough ask at this quality. And if you're considering outside CA, then yes, with $10m the world is your oyster! I appreciate the view and comment! Thank you!!

The area is super nice in Cali and peaceful, in Cali you have to pay to play.. You should see what 10mil gets you in New York 😂
