Awesome video. Another factor contributing to the slow down in SD housing market is affordability. There is a good portion of homeowners that could not afford their house with current interest rates and house valuations which is preventing potential buyers from entering the housing market.

Uh gee, do you think the fact that the median cost for a home in SD County just hit a million dollars could have anything to do with homes not selling quickly?
Potential buyer here in North county. The math ain't mathing. What I rent for 5,600/mo would cost $2M to buy. That 400k down pmt I'm earning 5.25% interest in Tbills and the expenses of owning would be WAY MORE than my rent (excluding Principal portion of mortgage pmt, obviously). Happy renter until things normalize, which admittedly might take a while.
I hear ya brotha! Renting is the least expensive route at the moment. It’s difficult to make the math math unless you’re putting down a hefty amount.
12k mortgages plus new tax assessments will hurt families and end in divorces fast. Shame on these agents who are the culprits.

I’ve seen some homes in the Del Cerro/San Carlos area that are nice, but very dated. Like a 70s-80s time warp. Does not seem to affect prices though.
I have no idea how anyone can buy a house in SD right now. I mean $1Million for a 3 bed 2 bath 1500 sqf home in an okish neighborhood. We need a correction.

A lot foreign investors utilize American firms so there’s a guise over who’s really controlling price per sq ft.
With 20% down cost are 2-3 times more than renting similar property.

Long time resident of SD. Recently moved to AZ and bought a house. Got tired of renting and pretending prices would return to pre pandemic levels. AZ is not SD, but having my own house is worth its weight in gold. Maybe I’ll return at some point but happy I’m not pouring money into junky apartments.
