    Jis SAMAY AAPKO JITNE PAISON ki requirement thi agar aapko utne na milen then it's of no use.

    Family ke pass ik ghar ho wo bhi khud ke rahne ke liye. Jyada ghar aur rent income ke chakkar me nahi padna chahiye. No asset class can beat equity. 50 lakh ya 1 cr ka ghar lena koi halua nahi hai aur har kisi ki bas ki baat nahi hai.

    I agree with your point that we buy a home for ourselves in our early life.But I can't take all your advice blindly.
    But I disagree with you that all these finance youtubers are misguiding people. They speak with data. They consider all the factors when doing financial planning like
    - Inflation,
    - future value of money,
    - realistic returns
    - Increase our regular income
    - Enjoy the present life and invest for future.
    Please don't misguide people. Nobody is investing to become Warren Buffett. We are investing for our better future.

    Small mistake in calculations here
    If one invests 10 lakh in equity and 1 crore leveraged in property and if both get 10% returns
    Stock market guy will get 1 lakh and property wala will only get 2 lakh as 8 lakh to interest hi hai us leverage ka its 1.72 lakh more than stock market
    And if returns is 6% for both then real estate guy will make a loss 1.8 lakh against interest badhna and stock market wala will make 60000
    And this is most likely the case if properties will be purchased now as interest rates are right now all time low yeh agar thoda bhi badhega lets say 9% any return less than 9% is a huge loss on your capital while stock market mein jo bhi return hai wo pura aapka hai barring tax because interest nahi pay karna

A real estate cycle is for 8 years approx and when we do these calculations for that much time frame then for sure the real estate guy will make more money. But yes one should have a backing to survive through the years when interest rate is higher.

      SIP is best way to save and invest, only until markets correct by 30% and/or remain flat for 3+years, Real estate is relatively safer than volatility risks.

      Agreed! Besides, the tenants are a big headache. Moreover, we pay Principal + interest for 20 years which amounts more than twice the price of house at the time of purchase. e.g. if we buy a flat in a big city or NCR for 1 cr @8% interest (cheapest of all) for 20 yrs, we end up paying total amount of 2.60 cr. (1cr 60 lakhs only as interest for 20 yrs and 1 Cr Principal amount of loan /price of house taken at the start. Actually, Flats rarely appreciate so much in multistoried buildings in 20 yrs. So, buying house for rental income is the most stupid financial decision for a youngster.

    And what about income tax on rental yield..? You can divide your mutual fund portfolio to different members of family for better tax harvesting. Plus you can always partially redeem your mf units as per your requirements and pay tax only on that amount and let the other portfolio grow. Plus you can not have this kind of liquidity options in real estate. Real estate should be for consumption purpose only and that will make it affordable for it. With population stability it will eventually stopped growing that fast and this applies to all assets class. As other influencers are biased towards equity, you are biased towards real estate. Every assets have different purpose. Home are for shelter and security, equity for growth, gold for ita tangibility and global acceptance. Please stop this bullshit for gods shake.

      You can not sell only kitchen or drawing room of your house if you need money for medical issues/marriages in family but can partially redeem the MF units depending on the need.

    Builders greed and dishonesty has created fear in small investors' mind. Most of the flat buyers feel cheated after buying flats. That feeling lasts till that property feels like investment after a few years. But I agree that having a flat gives a sense of security.
    Second thing is collecting rent is not as easy as it seem to some people. Good, well mannered tenant who pays on time feel like a blessing after getting bad experiences. Bad tenant is a stress. This is why people finding solace in SIP.

    If in near future let say someone wants to try something new, it could be some business, music or stand up, they cannot just leave their job because they need to take care about emi, and sip on the other hand can be paused.😊
    Also if rental income invested as sip then what about rent of the home that you are living in.
    This video are for those who already own a house so that they can buy a new one and sip the rental income.

    Half of people on comment section doesn't understand that this person is trying to tell you, that SIP is good, real estate is also good. Invest as you seem fit. Don't wate money. When you have liquid investment, you tend to spend more. Static assets are difficult to liquidate, but gives equal returns to Sips.

    Guruji oflate I have started seeing the hard sell for real estate from your side. Though your reasoning is logical, but my experience tells me real estate is a very clunky asset, too many costs and less returns.
    Equity is any day more efficient asset for most of the people.

      Equity always gives better returns in long term without headache. One needs patience of 15-20 yrs like EMI of a house. It is simple, easy to manage and highly liquid thru MF. And on top of it, it is highly regulated by SEBI. No cash involved. Real estate generates black money. There is no chance of cheating by real estate brokers/ fraudsters in MF. Only tax evaders, fraudsters, black market money players invest in real estate. I call them traitors who do not honestly pay taxes.

    Example fo both :
    15 year emi - 1,00,000 per month - wealth created after 15 years - 3 crore + 60 lac rent rent income less maintenance min 35k per month for 15 years
    15 year sip - 1 lac per month - wealth created - min 10% rate - 4 crore.
    After 15 years :
    Own house + start swp.
    Wooooooow
    Superb

    point is..... Diversification is required. Property, Equity, Gold all have their own pros and cons. Property is not easy to liquidate and Equity require systematic and disciplined investment to achieve good returns.

    Hum nai ek kachi caloney mai 180000 ka plot kharida tha 2012 mai .after construction of 4 floors today it gives 35000 par month .
    This is tha power of real-estate.

      But
      If it's 1.8 lac then it's unbelievable to me and looks like you got a jackpot but incase there is typo and it's of 18 lacs
      18 lac in last 12 years with 15 percent nifty tri would have been 1 cr . With any decent MF with 20% it would have been 1.6 cr .
      Add construction cost of 18 lac ,it would have been 3.2 cr .
      2 percent dividend 3.2 cr would be 6.4 lacks ,
      Or
      3 percent dividend on 3.2 cr would be 9.6 lacs per year

    Agree to some extent but the leverage in real estate comes with loan burden. An even bigger problem not discussed here is the risk in real estate. Buying 1 Cr flat involves some risk, buying 1 Cr land is even more risky. A lot of time needs to be invested to acquire property as well. On top of it there will be transaction charges and brokerages involved. This is not for everyone even if they have the money. Probably buying own home early is essential and then moving over to mutual funds, FD and gold etc. for salaried class. The risk in financial assets is that the future is unpredictable as you mentioned rightly. People have to choose their own style - entire life is a risk-reward ratio.

    If Capital Gain tax would reach 30 pc in future, wait till people start borrowing on their portfolios at a much cheaper rate. Those kind of equations would not work.

    I would like to add one point you can stop sip at any point if you. t aren't able to pay it due to loss of job or any other reason but you can't say no to emi no matter whatever the reason bank will seal your home if you don't pay it till 3 months, but mutual fund house will not seal your home if you don't do sip for 3 months.. Let me tell you my personal experience my friend lost his job during covid 19 2020 recently but he did not face any issues because he had 5 cr in his mutual funds but the the flat he had purchased it was in a worse condition the society administratiin did not maintain that society properly so the price didn't increase now it was barely sold at a price of 60 laks and from that price he paid pending loan of 25 lakh he was only left with 35 lakhs but still his mutual funds have helped him in his bad times much more than his real estate. So please consider this and understand this alsom. But now he is well settled.

    It's because majority of people (viewers) don't even have the loan taking capacity/ability.....but can only afford doing some Small SIP's. Also buying real estate is very difficult in Indian families.. Parents ko apna makan chahiye, vo sheher m milega nahi gaav ki taraf young people nhi jana chahte..... Ghar ki decision making vaise bhi nahi ho rahi. Parents (mostly) don't help financially if property is not of theirs choice.Ankur wariku is just a content creator, It's all for views .

    Dividend yield is calculated as % of market price of the stock. Rental yield is also calculated as % of market price of the property. Where's the disconnect?
    The point is if both dividend yield and rental yield is the same then the higher performing asset is the one with higher asset appreciation potential.

      It's useful for those who don't disclose rent in their ITR filing. Else dividend income and rental income both can be taxed at the same potential rate.

    Current situation in Bangalore Sarjapur, bellandur, Whitefield area is that you will not get a flat available for rental easily. Both rent and maintenance is paid by the tenant along with hefty house security. Buying a house is a security which is recession and future pandamic possibility proof.

      Thanks to Metro, it's far better to purchase a flat in places like JP Nagar, North Bangalore or traditional Kannadiga areas rather than pay inflated costs to own flats in Whitefield, Sarjapur Rd, Bellandur. The Metro construction will be completed in 2-3 years until which time one can stay in rent in the above places and move to JP Nagar, North Bengaluru by 2028. You will see a massive crash in rentals in the IT Areas of Bangalore due to multiple reasons, IT hiring has moved up the value chain, means fewer people with higher salaries, and impact of AI on coding jobs will be felt in 2-3 years where companies will start massive hiring in Tier 2 cities because they can get decent employees at lower costs as AI is doing bulk of the coding and one only needs skills to fine tune and QA. In summary, in 2-3 years only flats which are 3BHK plus or Villas will be sold in IT areas and folks holding smaller flats as investment will struggle to find tenants and will have to sell at a distress.

    What makes you think future stock market return of a growing economy will be less that 15 percentage . Some say we should not see past returns, but can anyone see future return .

The physical assests like real estate and metals like gold, silver, etc. Are real money and would survive even after you die.     First of all, I don’t usually comment on such things, but since you’re calling yourself the "No. 1 Clarity Giver," I had to respond.
    1. Buying a Flat: It's okay if you're buying it for yourself. But if it's for investment, it can be a headache with all the loans and paperwork. You mentioned "Income tax benefits," but if you’re depending on those, it means you’re already at a loss. What you’re talking about is actually setting off losses. Plus, in February when the new DTC 2025 comes, those tax benefits will probably go away.
    2. Your Janakpuri Rental Example: That example doesn’t work anymore. Property prices were much lower back then, but now they start in crores. You say rental income will double or triple in 10-12 years, but that doesn’t add up. Even Fixed Deposits (FDs) offer compounding interest, but using your logic, FD rates should jump to 20-30% after a decade, which is unrealistic.
    3. Real Estate Issues: You also don’t mention the negatives-flats sometimes stay empty for a long time, property value stops growing after 20-25 years, and house designs change, making it hard to sell. On top of that, you’ve got to deal with tenants, brokers, society rules, and maintenance charges. Have you ever talked about real estate frauds? Yet, you claim to give "clarity" but hide these problems for your own benefit.
    In the end, everyone talks about what benefits them. No one’s really thinking about others. So, I’d advise people to use their own common sense and do their own research. When dealing with crores, don’t get trapped by such people.
