I built custom houses for over 35 years. we have table saws and mitter saws. This are what we call half asers. the fact that you had to tell them to leave a 1/8 inch gap, here's your sign. the title says it all!!! seeing the shower threw the walls says it all.
Didn't notice the arches at first but they look elegant on the beach house. 1 vote for arch. Interesting what it would have looked like if you weren't there. I bet it's frustrating. I had a metal bldg erected here in Michigan and for the 1st time trusted others to do the work. Final grade, concrete and build. I guess I was lucky, all 3 over performed. Probably helps that 2 of the 3 were local.
Brad, I agree on the Hardie plank siding and how it needs to be right. We probably had them re-do 5% of our pieces or fit-up to what we had agreed to. My wie has an eagles vision and nothing got by her. I hope you took photos of all the walls before foam so you can see the pipes when you have to make mods. With your videos you might be close. It has already come into play 4 times in the 2 months since we took possession. And we added blocking for our showers and toilet rooms as we didn't want to be limited to a specific stud spacing in selecting our grab bar. BTW, the reason the trades don't use a table saw or miter saw is they don't care about accuracy or precision. It is good enough.
Nothing can prepare you for building a new house if you have any experience with construction! I feel like we got a better built house than most would get, but it still could have been built better! Thanks for watching!

I hate to tell ya, but I would make them tear off the siding and start over, correctly! First off, they need to space the siding up 1/4" off of the flashing, second, they need to install some sort of flashing behind the joints in longer runs, weather it is metal or tar paper!! I am sure there is going to be more. You get what you pay for. I have been doing this stuff for 45 years, made top dollar, and never missed a day.
Watching you guys build your house reminds me of when we built ours. Yes, you need to inspect it everyday. The days of a contractor continuously the overseeing the construction are certainly over. Enjoy the process and remember, this too shall pass. 😇
You may regret the way they're installing the hardi. You should have a big air gap between the siding and the osb..a place for water to dry out WHEN it gets behind the hardi board..and you want a gap at the bottom for water to go?, remember Out and away! That doesn't seem to have it. You'll end up painting that house sooner than you'll expect and the osb will not dry out properly..just something you should ask the general contractor..we had ours tear all the hardi off and redo it..
My motto when we built our house in 2017 was "this too shall pass". And it did. At least you are staying on top of things. Those subs would have probably just put the siding over the spot they tore out without the moisture bearer being repaired or replaced if you had not seen it. Our builder had superintendents that were over 7 or 8 houses at one time and spread out over several rural counties, so I was there every day after work taking pictures. I told my wife we were married to them for the duration of the build, so I had to try and not blow my top when something wasn`t done correctly. Another thing...... Be sure to install the Convenient Height toilets (taller) and not the shorter ones even if you have grand kids.
Our current remodel is the first time I’ve entrusted others to be competent in their work. It’s hard being hands off for me. That’s why I never allow any finishing work to be done by others.
The reason I will never build a new house again. Even having work done ( in Florida) is hard on the heart. I feel for you guys. It's been stressful for me and I'm just watching. 🤦

The problems that this home build is facing are the product of money and time. If you want a true custom home prepare to spend twice as much as you think and take three times as long as you want. I’ve been a carpenter/ contractor/ home builder for 50 years and not long ago finished a similar sized home that took 4 years and over one million in bricks and sticks to complete. I have one currently under construction (surprisingly very similar architecture and size to the piney grove home) and it has taken over one year to get where this build is in a month or two. It takes time. And it takes money. Go light on either and the quality will suffer.
Hang in there Brad Unfortunately there isn’t much pride in peoples work anymore Throw it up and walk away Your paying caviar prices for bologna work but that seems to be the norm in American home building Have to use a lot of 1/2” caulking Stay vigilant my friend and God Bless you and Deb

They are not the cheapest, but they have been the absolute best contractors I've ever worked with. I acted as the GC for my personal home, and I'm very grateful that they are my neighbors.
ZIP and a rainscreen between ZIP and Hardieboard. Even if just 1x4's for rainscreen, just something to let it dry when moisture gets behind the Hardieboard. It WILL get behind the Hardie cladding. Cladding isn't waterproof, just the 1st layer of defense. Without the ability to dry out the OSB will become mulch soon enough. Almost always below windows and the lower 1 to 2 foot of the walls.

5 years ago they put the flashing wrong on our metal building.....and it leaked every rain. It's always something!

You speak the truth!! And yes, we bought chair height Kohler toilets last week.....$800 in toilets. Things are stupid expensive!!
