Can you find a Modular home in a Mobile Home Park?
Yes and our total cost is up 37,000. On a 2,000 square foot home. They tell us that the material is up, we're guessing it's the wood price.
I went through Hurricane Irma 2017, Cat 5, in the Florida Keys, in a stilt Modular home, with impact windows and sliding glass doors. At the height of the storm it creaked a slight amount but held tight. All while I watched the walls and roofs of the houses across the street get blown out and blown away.

Are you interested in supporting design costs? I'm working on such a design as you are looking for. The pattern allows for ready changes as you grow.
The starting point can be as small as you need. The smallest suggested size to start is 12 X 12 core. If a little larger is in your thinking and budget start with a 16 X 16 core. You can expand on the core indefinitely with my design.
With insulation my 12X20 structure cost was about $5,000 in materials. But it is still a simple framed wall tent. However, the frames are not standard framing. They are more of a modular type of design. The type of frames I designed allows for easy changes when you need to rearrange a space.
My design is unique which means I need an engineer to help get it permitable.

I know!! It seemed the purpose of a modular home was to get something better than a trailer that would appreciate like a regular stick house but was cheaper because it was manufactured in a factory. Now there seems to be no advantage because the price is too high.

I purchased and lived in a modular home approximately 10 years in Baltimore County, MD. Loved my home. Each year when various storms came thru, my home was still standing with absolutely NO damage. My neighbor who’s home was (stick built) and I would drive around the community surveying the damage to so many homes in and around our community. Major damage to the older and newer homes. I always felt , WOW! I’m so happy I didn’t allow my original judgment of modular homes to win. Best purchase ever. Not to mention my modular home increased in value just like any the stick build homes in my community. I’m once again I’m the market for a home, I’m looking into modular again.

We’re in the process of building a modular home right now! I think one of the biggest misconceptions is that modular is a construction process, not a type of construction. Also, manufactured homes (homes that are built on wheeled metal frames) are built to different building codes, whereas modular homes are built to the same building codes as site-built construction. Also, modular homes are permanently affixed to a foundation, whereas manufactured homes arrive on an affixed trailer and are not permanently affixed to a foundation (though I’ve heard that some states allow a manufactured home to be put on a foundation). And my advice is to do your research on the builder. Rarely can you buy direct from the home manufacturer. Rather, you need to buy through a builder. Our builder has been great, and the modular home manufacturer has been in business for decades. And we’re getting a totally custom modular home and the pricing is very much inline with a comparable site-built home, but totally custom. Also, another common misconception about modular home is that it’s a certain style. It’s not. Modular homes can be ranches, twins, townhomes, singles, modern, traditional, colonial, mid-century…you name it.

I would absolutely buy and live in a modular home. Our neighbors built a modular home and it is fabulous. It went up fast even with all the special upgrades that they had orders and as I said looks great. After 10 years, when manufactured homes are generally looking tired and worn (unless constantly maintained and rebuilt) this modular home still looks like it did when built.
Any idea what the company of the modular home is?
One thing you didn't mention: You need to check the financials and reputation of the manufacturing company to make sure they can and will pay their bills. The problem is that, unlike most other manufactured products, "mechanic's liens" can be put on the product itself (i.e. your house) if the company doesn't pay their bills. So you can get stuck with extra bills if the company becomes insolvent or otherwise doesn't pay their bills on time. Now, the instances of this I know of are in Colorado, and maybe other States have different laws. But generally this is also true of "general contractors" involved in regular buildings also, so you always need to check out the financial condition and reputation of either a general contractor or a modular company before you sign the contract.

But that same rule applies to your standard stick built contractor home as well. I've heard similar horror stories regarding conventionally constructed homes when the contractors goes belly up in the middle of building the house. So really not a new issue for anyone buying a new construction home. As others have said make sure you are talking with a real estate attorney.
Wow, Kristina, that was one of the most intelligent, well-organized videos on any topic I've ever seen.
We wanted a modular but the costs are way out of whack for our area. We are building in east central Texas on Lake Livingston, modular homes were all $250-350 per sq. ft., not including the foundation. We wound up with a custom design, 1 story, 2550' under roof, about 1800' heated and cooled plus garage. The foundation was very expensive at $60k because we needed to install 23 concrete piers that averaged 14' deep and do a lot of clearing and tree removal for the house. With Nichiha siding, closed cell foam insulation in walls, open cell foam in roof, 24 ga. steel roof, high efficiency heat pump, etc. we are coming in at $250k total. A similar modular would have been over $450k, that's a huge difference that just doesn't make sense.
The reason housing is a high cost mess is government. The costs to build a new home in my town is 20% city government fees. This is a sick rip off!!
With increasing labor costs, modular or manufactured homes are becoming more attractive. I live in a rural area, if I were building new it would be my first choice!
Look at the build, especially the floors, walls and ceilings. I just bought one, horrendous build.

Can you please start putting together lenders for manufactured/modular homes on land. They are hard to find.
If under 65k, you need to get a personal loan.
We put one down on land we own in 2019; no lenders we contacted for the construction had a problem with them. Make sure you are asking for a construction loan, though. A traditional mortgage can't be used as it is considered new construction.
@@LisaCunninghamLieveEnterprises That is incorrect. You cannot get a standard mortgage. There are other kinds of financing. And once the home is set up, you can usually refinance into a mortgage.
Look for lenders that specialize in rural development loans. In my area there is a company called Greenstone Farm Credit Services that makes reasonable loans for manufactured homes on property.
Work with your local bank. They have in house mortgages that are not restricted to conventional rules. Our family has three such mortgages.
I bought an already established modular home. I get more compliments on it. I've had people offer to buy it w/o seeing the inside. I just love it and it's beautiful inside and there are no drafts or air leaks. It's a little more space than I need but I got used to it.

Thanks so much posting this video. Very informative. Definitely want to look into getting one. I've always felt it's a huge piece of mind when it comes to energy conversion and renovation. Once one buy a stick and brick home renovation is not cheap. Room by room that would take months or years to finally get the house the way you want it. With modular homes, your ideas are built into the home. Warranty, energy efficient, modern, no secret problems that would need fixing, basically just like a new car. A 80+yr old house you buy then adding 30+ more yrs to that house, I'm sure something would need replacing. But again with a modular home, you can say that you'll be worry free for at least 10 yrs without a big budget crunch problem.
Back in the 70s, my parents' first home they had built was a modular ranch. I grew up in that house from age 5 until they had their 2nd home built when I was 19. Modulars are great homes.
I'd like to hear you talk about why people can't build a small house on their own property. I'm retired and want to downsize. Like most, I've lived in a 3/2 for decades. now I'm alone. All I need is a 650 sq ft home. Yet I can't find property in Ga that will "allow" me to build what I need: a small home. I'd like to know more about the reasons that builders don't have at least one or two small house lots in their subdivision, or why counties require a 1500 sq ft house be built in their county. This is the first time in 50 years I've been in a situation where I can live the way I want to live. My American dream is a nightmare.

I've always been fascinated with the idea of a modular home, and from a few years' of research I know how environmentally and economically sustainable they can be. What I didn't know was that some are theoretically able to withstand category 4-5 winds.This is great news for anyone building in the Caribbean. Do you know of any manufacturers who have experience there?
Thanks for this, but wish their were companies that include solar, wind and rainwater collecting that weren't outrageously expensive.
Insulation doesn't warm your house up, it stops any free heat from the Sun from coming in, and just to be even greener they put a film on the windows to also cut down the chance of any free heat coming through them. You have to be the new Green and pay for any heat you might need, and without the free heat from the Sun you might find you need extra heat from September to May if your lucky. A well insulated house can soon turn into a Morgue. In the UK they have just built some modular homes that are the size of a shed, apparently they will be cheap to run, but that is rather obvious considering the size. If you lived in a insulated wardrobe your bodyweight alone might heat it up.
Great video! We had a modular home (already onsite) in 1987 and just sold it this year for twice what we paid for it. It is a wonderful home and built really well.

@@GriswoldFamily depends on how you live your life in the house. For me; the overpriced hotel room is perfect. It’ll leave plenty of yard to enjoy, and my “room” is only used for sleep. Most time is spent at the computer desk/couch. Any extra space is unnecessary. The only downside I see is throwing parties inside won’t be a thing but I honestly haven’t done that so why am I paying 300k+ (on traditional homes in my area) for an occasional house party that has yet to happen?

If you buy a manufactured home, just tie it down and keep it as CHATTEL, or personal property. Title is like a vehicle title. Should not be taxed as real estate.
Do not convert. Also, check Texas Property Code for the DEFINITIONS of: a. Mobile Home; b. Manufactured Home; c. Modular Building; and d. Trailer. I have been licensed over 30 years in real estate and own a manufactured home as well as sticks and bricks homes in Texas.

I think for some it’s mostly from not understanding what they are and they feel like they are a bad product.
@@KristinaSmallhorn That's entirely possible, but one would think that they would understand the difference before they broadcast their advice. Just my opinion. :)
Here's one interesting thing I just learned. The HUD code for manufactured homes does not permit the owner to add structurally connected additions onto the home. Any addition (porch, garage, carport, room) would have to be built freestanding and only sealed to the home. Both structures must be able to move independently by law. I don't believe this constraint holds true for modular homes since they're designed to be permanent structures. All of this will affect appraisals and resale as well.
Btw, some people build large enough additions to manufacturered homes to be considered legal homes themselves for resale. The manufacturered part would be considered separate for resale. Sounds complicated!
Another reason to go modular if you plan to add an addition in the future.
Or just buy the bigger manufactured home to begin with for less money and property taxes on private land.

I don’t typically use it and pre-fab companies on the inter webs seem to be not real companies at all. They are a concept not an actual home you can buy. So weird.

KUDOS for another very helpful and informative video and share! I did not know about the $65K cap on some mortgages....??? Seems there are so many obstacles to affordable housing for all of us. I have not seen any modular homes much in PNWEst, but again, have been really priced out of the marker for some time... Shocking to me to be classified as low income a couple of years ago! Again, thanks for your honest, and blunt information, I am sure it helps many! The only thing they gave away was the fact that he had a crawlspace entranceway in his hallway. There was no basement just a crawlspace and that reminded me of a modular home or a mobile home. I asked him about it he said yes it was modular but it was beautiful and big
Great informational video. At first, I thought your position was going to be against modular homes, but I'm glad that you are a proponent of them. I was sold on them after the 2008 crash, when I was looking at land to build on. All of the preconceived notions that you pointed out are spot on. I'm in a stick-built home now, but I'm still on the hunt for the right piece of land to build my forever home using modular.

I now live in Australia (retired teacher) after 9 years with the US Army including a combat tour in Vietnam (2/502 Inf, 101st Airborne). In 1971 i was reassigned to Selfridge AFB near Mt.Clemens MI on Lake St. Clair (one of the great lakes. A friend of mine in base housing informed me they had started a new housing project in an old Base housing estate down the road from the base. It was new modular construction from a factory in MI. My Australian Wife and I flew back to visit family and friends in 2019, so I drove by the old place and to my surprise, after 50 years it looked great and well maintained. I stopped and the people renting my old place let us have a look inside. It also still looked like when we lived there with the kitchen had been update. These hones were "Glued to" a cinder block basement and the units were on my side 3 bedrooms. I saw nothing wrong and as I own a house here in Oz built in 1947 for returning WWII vets, I have spent thousands updating it ... so my experience with modular constructed factory homes was excellent.

Hi Kristina, thanks for doing this! There are some modular homes that come in two sections (Champion Homes, Clayton, for example). I would not be afraid of those homes. Do you think that since double wides are in two sections and some modular homes are only rectangular in shape, most folks assume that a modular home is the same thing and then go down the road of "it is a trailer park home"?
I have seen some “modular” homes by those companies and they appear to look very similar to manufactured but they are made to modular specifications.
I've seen a few that survived hurricane Laura, which was actually a cat5. They're built a lot better than people think.

I would totally consider a modular home. It's a shame we don't have a quick way to see what could be placed in a certain state for a home. I'm in Maryland and out in the country. I'm sure I could find a 1/4 acre lot. The biggest questions for me is what's the (wide-view) of cost for it to ship to your site. What other factors/costs are involved like Perf Test, foundations (be it Slab or pouring or full basement). Can there be attached garages? Is there a rough price in this market "per-sqft" for a modular as a gauge?

I built some spec homes in Metarie, La in the 80's. Lots of rules re trees, set backs, etc. Really had to jiggle a lot of things. The Master bath.s toilet was four inches over the set back. Had to bump the wall behind it forward. Yikes.

I would definitely consider a modular home to set on my 19 acres. It isn't my ideal, necessarily. My ideal is a large, net-zero custom home but I have to balance the cost of that versus how soon I could build it. I'd prefer to be living in a house within 6 months, which isn't likely to happen for me without some kind of prefab.

The insurance industry does consider them different from site built homes and you will need to call around to see if your particular Modular home can be covered under replacement cost insurance instead of depreciative value insurance.
Due to the market being favorable to sell my current condo, I have been looking at building a modular home. There are some potential costs savings such as negligible chance of a construction delay increasing the costs. The few places I have talked to have a wait list of about 5 months between ordering and starting construction due to demand, but construction times are less than 2 weeks. Noticed many domestic modular home builders also do manufactured homes, so they look similar before customization.
Look for modular home builders. Then talk to them to see which modular home manufacturers they work with. There are a number of lesser-known family-owned modular home manufacturers out there that only sell direct to builder. That is the route we’ve gone and we’ve been super happy so far. We also get to go to the factory and see our actual house being built this summer!

My mom retired and sold our home up north and we all came down here to the Carolinas. And because of an idiot lender we lost our new home that was being built the day before closing. We have been living in Airbnbs for5 months now. I started researching modular and manufactured homes and we are going today to check out some modular homes. We are in The Carolinas and they are the king of manufactured or modular homes. And here’s the crazy thing. My mom has a 722 credit score almost no debt, she has a 100 percent payment history and she has 40k for down payment. So pray for us but I think she will get approved for a modular 🙏🙏🙏
Try to go conventional. Some are turned off by FHA.

Are Clayton Homes built to the same standards as site built?
there is a technical difference between a manufactured home vs a traditional site built home. A manufactured home is typically supported by a metal pier foundation system. This system is not embeded into the ground so if you wanted to pick it up and move it, you could. I always wondered what would happen to this type of house in a earthquake. I imagine it would fall off the metal piers but stay together like box. A traditional home or module for that matter would be supported on a foundation that IS embeded into the ground. This mean its permanently fixed and cannot be moved without a great amount of effort and cost. With this being said being fixed to the ground means its considered "real estate" and attached to the land. Not fixed means its not "real estate" as it can be moved as an object. Think about it similar to trailer parks.

I'd love a modular home! Thank you so much! Some of my friends in Co. live in what they say are modular homes but they came in two pieces as a manufactured home. The only difference was that a crane had to lift each piece into place on a foundation instead of coming in on wheels and then connected them. To me, they looked like manufactured homes. They also were made by the same companies that make manufactured homes(Clayton Homes). It makes me wonder if they really were modular homes.
Great observation. I felt the same way when looking at a modular (only because man. not allowed) and seeing the form with two box MOD or MAN side by side. Seems very suspect.
Manufactured would have wheels. Modular would be lifted off truck in pieces with a crane. Would not have wheels.
I believe there needs to be a big push from the modular industry to get the laws changed at the federal level and local level. Let's say you live in a residential neighborhood (no hoa) , hone is paid for so you as the home owner owns the land. You decide to review tearing down your existing home and buying a manufacturered home on your land. In most counties you cannot do that because your county will not allow manufactured homes.
The laws discourage potential customers and in some cases forces them to use the traditional brick and stock homes..

We looked for property in numerous townships in Pennsylvania, and all of them made distinctions between manufactured homes ("trailer homes") and modular construction. Most of them had restrictions of one variety or another on manufactured homes, but none we looked at had restrictions on modular homes (because they are, for all intents and purposes, the same as a site-built home). Something to think about.
Question for you we install modular and manufactured homes in NM. We have a very difficult time explaining the difference to neighbors but almost all the modulars we install are 2 pieces so I was a little confused regarding the first part of this video and I’d love to have something to share with some of these HOA’s. Can you clarify that modular homes can come in 2 pieces as well

In your efforts to differentiate modular and manufactured, you end up blurring the distinction between modular and panelized prefab. You say "a manufactured home is usually delivered in two sections and they're connected together, most of it made in the factory and connected onsite with those two sections." 0:48 Modular houses can come in 2 sections just like a manufactured home. It depends on how many modules your modular home is comprised of. (If you choose a two module design then your house arrives on a delivery truck in two pieces.) AFAIK the main difference between modular and manufactured are the foundation system and the building standards each one needs to meet, with modular homes meeting International Building Code standards like stick-built homes, so they're treated the same.
0:58 "Now with a modular home the sections are built in the factory and then they're assembled on the site." It's not clear what you mean by "sections". If the sections are boxes then it's modular. But if you're making a distinction between what you described as manufactured, then it suggests you mean more on-site assembly of the components must take place. In that case those are panels and the process is panelized prefab, not modular because the components are not modules. That may not be what you meant, but I thought it was worth noting because you explain it that way in a couple of videos and each time I thought of panelized when you got to that part
I may consider a modular home but was disappointed that having a traditional home built would cost about the same. We may reevaluate our options now.
Depends on your location. In my country (Bulgaria) in Eastern Europe modular houses cost at least 3 times less than traditional homes.
The modular homes are higher quality though.

If you look at the FAQ for SA2, it does give estimates on cost. They aren’t cheap.
@@jcstreck74 then what's the point? LOL. I know some very modern looking modular homes around 2000sqt are about 500k+ without the site preps....it's certainly the same thing. The only adv I can see if goes this route, ppl would pay way less interests on their construction loan since the build time is significally shorter.
LOL, started binge watching your videos tonight, when one popped up on my utube account. Learned a lot already! I've seen the Franklin modulars, super nice. AND yes, as expensive as a traditional built. But, I'd prefer a modular because of the quality control and the fact they don't sit there half built sitting out in the elements if inclement weather hits.
I would love a non-traditional home, but I cannot find any land where I want to live. Everything is too far out in the boonies, too far away from my job and family.
Great video , do you know if the boxable homes can be added on to... i'm thinking of a large foundation and a boxable at either end and close the middle in as a sunroom . Or is there a better option , trying to get more starting small... if that makes sense.

We're building a modular home and we've just started saying "we're building a house" rather than saying "we're building a modular" because the misconceptions people have are super annoying.
My friends in new Mexico had a module home build on their land and it is very nice and you can not tell it is a module home.
Once a modular is set up, it's no different than the house built on land.

I recently seen a video where a couple bought a modular home and they couldn't move into it because the roof was leaking. Something about only being inspected once. Not inspected once it was put on land? Info please.

We are having to get a variance to get a modular installed on our property. We got approval, but had a problem with FEMA requiring our home to be 6' to finished floor because of a flood zone, so we have had to buy another plot of property without those restrictions and are having to go through the variance process all over again. Still, it was not hard to get the variance. Ours is an Oakcreek home - they have both manufactured and modular versions of the model we are buying, but the modular version is a much better build, imho.
SUPER APPRECIATE YOUR VIDs! And YES I am open to modular housing. Been trying to pair land with a modular and your added tips confirm all the things I have been finding and added to my knowledge and approach (i.e. seek Local Title Company and maybe work out a deal on fees to help find if any more restrictions).

Modular may well be the future of building economically. I am a general contractor (RET.) after 38 years of building single family homes in Minnesota as well as some remodeling here in Georgia. I have watched this trend towards "modular construction" progress over the years since the 60s (Pan-abode western cedar log homes). There are some real advantages that I see over stick built home's. First, quality control and the advent of Cad. "computer design programs" and the ability to translate that into precision cutting of all studs,wall panels, trusses etc. and mostly framed (nailed) up via artificial intelligence. Doesn't matter if its storming outside work still continues, a huge plus over field work. Now I could go on as to other advantages but don't want to bore you with all the small stuff. Hope you find this opinion helpful and I have no affiliation with any company in this area of construction.

Are you kidding? I'm ONLY interested in a Modular Home!! Perhaps even a Manufactured home - literally anything that's NOT a traditional stick built home because I do expect it to cost less.
You're right - there are so many new companies popping up all the time that I'm sure I'll find something perfect for me. There may be some hiccups because it's different but I'm willing to do it!

Just FYI modular construction doesn’t really cost less than traditional site-built home construction. It’s the same materials, codes, specs as a site-built home, and then some. Manufactured homes (trailer homes, mobile homes, whatever you want to call them) on the other hand are built to different specs and are definitely more affordable than site-built construction.

Thanks for your help. Looking to build in Duluth Minnesota on undeveloped land. I’ve been threatening to buy a pontoon boat and put a double wide on it. Why? Because we live in Houston and lost our house to Harvey.
1. A manufactured home is “built in two parts” only if it’s a double-wide. Single-wide and triple-wide? Not two parts. 2. “We haven’t really seen a Category 5 hurricane.” I rode out Cat 5 Hurricane Michael in Bay County, FL on Oct. 10, 2018. “If the modular home is under $65,000, you cannot get a home loan on it.” Private lenders can lend any amount they want on whatever terms and for whatever collateral they want. Borrower might not like the terms, but that’s a different matter.
I see you've given S2A some free press. Do you know of any homes they've actually completed? I attended one of their webinars and I left very skeptical and suspicious. They were soliciting both customers and investors at the same time, talking about all these factories they want to build, yet I can't find a single photo of a house they've done on their website or instagram. It's either renders or other companies' work (which they sometimes don't credit). They were also a guest on Prefab Review's podcast and didn't even seem to know the local market they were trying to construct a factory in (the very competitive Bay Area with Amazon-backed competitors). In another video you said it's a red flag if a company can't you a completed building. Well this company raised several red flags for me

From a legal standpoint, the primary difference between modular and manufactured homes is that modular homes are held to the same local, state and regional building codes required for on-site homes, while manufactured homes are held to a federal code set by the Department of Housing and Urban Development (HUD).

Paper thin 70s mobile homes in my area are selling for over $200,000 and they only cost $5,000 to $10,000 when they were installed in the 70s, so you are 100% correct. Modular homes are built with 2"x4" to 2"x6" exterior framing with R20 - R24 insulation in the walls and are valued the same as a stick built homes.
I live in the UK. I really want an off-grid beautiful modular building for a home which is an eco-friendly built to high specification with mostly yacht type inside carpentry and is a tiny house. Totally insured for everything, on land that I own, for a reasonable price point. It would be great if an architect company offered a complete package with mortgage taxes and insurance sorted.

At 2:05 is another lie. I saw that particle board with the untreated dogwood/common wood in between. Light as a feather. This makes me feel very nervous about getting a home built in any way described here. When I get a home built, I want get exactly what I pay for, so I will watch them build it using the materials I specify.
