What you saw at 38:00 was a psychopath encountering another psychopath. The lady owns that apartment, and she knows the price of it would plummet if people found out a lot of people were killed in it, so she covers it up, paints the whole place and then tries selling it as if nothing ever happened. When Patrick asked about Paul she got suspicious so she asked him about the supposed ''ad'' to test if he was the killer. When she tells him ''i think you should go now'' and ''don't come back'' it's basically her way of saying ''i know it was you and it's best if you stay away from this place so i can sell it''.
In the complete scene at 17:56 you see two versions one with the trail of blood the other without the obliviousness of the night concierge and his indifference another clue that its in his head and not real imo he has fantasies and uses fruit or meats and bone as substitutes. The speaking out loud with his reflection in the mirror, the ATM messaging, the absurdity of the explosions with the police and old lady, the security guard death in one scene and the other he pulls out a pen as the true reality of what he has in his possession. As for the flat i can only imagine he wrecked it and clearly no bodies were found and the assumption the property owner was an accessory to the fact is not based in reality. My theory he was using cranberry juice and was acting out the fantasies of dispatching those in his life. It reached a point in his life all the pressure, and delusions, illusions the psychosis, insufferableness and narcissim he managed to convince himself that he was a psychopath. However he was merely acting out his fantasies and lost touch with reality due to the illegal and legal highs and his desires and daily battles of one-upmanship which to him was everything because he wanted to fit in so badly. Other than his clique, outsiders confused him with someone else and when they did refer to him in the past tense it was with a dismissive and mocking tone as a dork and a loser a boring spinless lightweight. And yet his fiance reminds him that he hates his job despite his obessession to fit in and inferiority complex. Was Bateman's circle the outsiders that were never really recognised by the top crew that everyone envied, adored and copied? And was he the dweeb of that very same forgettable crew that always wanted to fit in with the in crew the top crew ? We never knew what the presribed meds were for or were they used to hide the fact that it was nothing more than a container to store his illegal highs. This reminds me of the insular and cut throat world of finance, the hedge funds, bankers, brokers and high echelons of Wall Street and Big Pharma.

This was supposed to be a Dark Comedy, a satire of the rich Wall Street elites of the 80s, people who care more about status and wealth than humanity. Aside from that, Bateman was indeed a murdered, the ending makes it seem like it was all inside his head, but he indeed killed Paul Allen, the killings weren’t fantasy (except the cat scene and police shootout) the book makes it clear. I've never seen him put out a good performance tbh, he's the weak link in everything I've seen him in (and I've seen all those you mentioned except for Requiem). He just seems to like overacting and to play up to 11 whatever gimmick the character has, for example in Blade Runner 2049 he was laughable and ruined every moment he was in, in my opinion. So I would have no issue calling him a bad actor. But everyone can have their moment and I'm sure he turned out something decent here or there, I have yet to run into it, though.
