Definitely prefer the first place/community, really well up to date and everything. Although no pool, the community amenities seem very good. I also love the C frame design for the Joshua Tree house.
I used to live in Palm Desert every year during a heat wave we would have a bunch of seniors die on us because of the power outages and the heat. Make sure you have a generator for them.
I love this video. House hunting and house planning are my fav - oh, and house renovation too! I think it’s great that you are building your next house in JT. Renovation would probably take just as long, and by building your own place, everything will be EXACTLY as you want it, and brand new. Can’t wait for more updates.
Hey! I wanted to quickly comment on the draft for the house. I stayed in an Airbnb of a similar layout in La Quinta last September. It was U-shaped - 3bed 2 baths with a master bedroom. The master bedroom was on the right and it was hugeee. I absolutely loved the layout. I went with my boyfriend and 2 other couples and there was so so much privacy because of the layout. There was a pool in the middle and the master as well as another regular room had direct access (that room was mine) and I absolutely loved it. If I ever go back, I would go back to that specific one so I totally vouch for your drafted layout. Annddd the hat looks so nice on you! Always always love watching your videos. I’ve been watching for years now and I love seeing the growth - very motivating
Love the concept for the Joshua tree house. The courtyard floor plan wrapping the pool is a great idea. Would suggest a few minor changes - as you said, one shared bathroom would be sufficient for the secondary bedrooms. You could also create a space here for laundry and would be nice to have a line of vision. Would also suggest creating a more distinguished entry space, rather than stepping straight into the main living space. Also, if you flip the arrangement of the primary bedroom and the primary bathroom/ closet so that the primary bedroom is on the end of this wing of the building, you would be able to have a dual aspect primary with windows on two sides - this would be much nicer.
I loved the first home in Indio! It was missing a pool tho! I love how Shelby told her parents that it is more cost effective to buy the house with a pool! What fun!! Love home tours and this one was fabulous! ⭐️⭐️🏠 ⭐️⭐️
yeah the best is the first house in terms of lighting and privacy and amenities and maybe the last one. Don`t forget to take into consideration the exhaust for bathroom fumes

We have a house under construction at the development in Indio. W The price for the home is a base price, you can expect to spend $100k to 150k in upgrades. We looked at other communities, but they were a little too traditional and old. The indio development is the best..
My friend bought a house right on golf course. Guess what...when kids come over they have to stay inside when golf course is being used because golf balls keep landing in yard and the fear is they might hit kid on head. FYI😵💫
When your house is very close to the outdoor community pool --- there will always be people roaming around and you'll be able to hear their conversations (not a good idea.) It's important to have windows in the family room, kitchen area - and master bedroom - face south for sun all afternoon (west would be hotter.) I learned that when I purchased my house in southern Calif. I only have to turn on the lights before it gets dark.
I can't imagine anything in Lake Las Vegas being $500k. It strikes me as a much higher priced neighborhood, although I've only stayed at hotels around the actual lake itself. Farther away from lakefront may be more reasonably priced...
Another plus, no state income tax in Nevada. We live just north of Seattle and Palm Springs area was our plan in 10 years but CA taxes have made us rethink.
As a senior living in the area I would strongly suggest not to go for a house in a gated community. Too many rules and too many narrow minded people! I know that your parents would love the La Quinta Cove area. Friends of mine moved there and they love it. Downtown La Quinta is in walking distance.
House designs tend to like to keep the bathrooms/kitchen/laundry together for plumbing purposes, also stops long water runs (long time waiting for the hot water to arrive at a shower).

Where is the house you were at at the very end, after the houses tour,, not sure if that was vacation place or your home but that was awesome. For sure the Indio homes are nicer than the others they are new. By the way, there are some brand new homes in LA Quinta that have that C shape you drew and if you put in a pool, most of the rooms face it. Good luck to your family finding a home you love!
Great video, Shelby! Been subscribed for years. If I was gonna make a suggestion it would be for them to pick La Quinta or Palm Desert. As someone who’s lived in the desert for 30 years. I would say that those two city are the overall best out here other than Palm spring’s. Indio has pocket of good areas but a lot of bad to. But that’s just my 2 cents.

Yes, and it will. What it's doing now isn't sustainable. My elderly parents downsized in late 2020 from a HUGE house with 8 acres -- most of which had to be mowed -- and are still looking for a smaller place. I told them the same thing ... WAIT.

Many builders are in the process of building new homes (ie, Orange County) - and no one is buying. Prices have gone up in Vegas! It use to be affordable there. They do have one thing going for them is the no State tax!
