$12 a month now. What happens when more things come online. Reserves? Is there a CDD? Are there common areas? Is there a community pool? Are there fences? Are the roads county owned? What about garbage? Management fees? I would be very wary of $12 a month. When I moved into my community in Florida 8 years ago our CDD fees were $300 a year. They are now $2,000 per year. Something does not sit right with me.
This HOA is only because the developer is in control when HOA gets transferred to the homeowners and they get faced with the bills and maintenance it will go UP 100% and will keep going up until its in line with the average.

Why would anybody want to buy a home in Florida? Those hurricanes are getting stronger and stronger, every thing is about to get flooded. I was on the market to buy rental properties in Naples months before hurricane Ian, glad I changed my mind.
The realtor is not on his game look at all the comments he ignores. Don’t buy in this development don’t trust the fees it starts out small and grows into something unmanageable. If a realtor puts up videos of property for sale and doesn’t even answer comments potential consumers make on said video, what does that say about the realtor?

Great plan. The philosophy part was great, but the backround music was overgained and or had phase issues which distracted from your message.
