What a killer deal. I'm looking to build mixed use as we speak. What I'm finding out in a lot of surrounding cities in my area is that some land zoned office, can also be used for mixed use. Sam Zell is right when he said these cities that have land zoned commercial office and retail need to rezone to residential because people are working from home and retail was killed by the internet (Amazon) while more housing is needed. Good job guys and that property will pay your children's children.

There is not a lot of information about mixed use properties on youtube. How do I find out about pre foreclosure or foreclosed commercial property? Also, I am interested in purchasing a building formerly used as a bank. There are a lot of abandoned banks in town. How can I purchase them for cheap?

@commercial property advisors if a cash buy should one do a LLC for the commercial part and a LLC for the residential part? Or should the LLC be established for the whole property if the buyer doesn't want their personal name on anything at closing?
This particular property could not be separated into different Deeds so title could only be held in one entity and certainly it is MUCH smarter to own real estate in an LLC than a personal name.

I have another question regarding the same property. Should I form XYZ Trust to purchase the property and form a Wyoming LLC as the Trustee of XYZ Trust? Do I make the beneficiary of XYZ Trust the same Wyoming LLC or a different LLC? Thank you for your time and posting such great information. @@dee5323 Although we know the answer, by law, we can't tell you because we aren't licensed practicing attorneys. We cannot provide legal advice. If this helps, we can say that our extremely expensive legal counsel has always advised us to hold title to real estate in LLCs. As to whom the member of those LLCs, they could be Trusts or individuals or other LLCs.
