    I really liked you put all the information shared in this video. Thank you! I'm was planning to buy a rental property not a primary residential home but not sure if it's a good time and which state is best for rental properties nowadays.

      Glad it was helpful! Not sure I can help with state. I'm only licensed here in Ohio, however, I usually see most investors buying in fall and winter. That can change from year to year, but when there are fewer buyers out there, investors will pick things up that are sitting, or bank owned.

      @@codearabawy Great questions! So, foreclosures in Ohio usually cannot be purchased unless they are up for Auction or on our MLS, which means they will show up on all the sites. But should that be your first property? It really just has to be the right one. I found one earlier this year that had been fully updated--it still needed a few things, but it wouldn't take much to turn it. Unfortunately, most of them are sooooo bad. They smell, they are full of mold, dangerous decks/porches/staircases. They may or may not have utilities. But many bank owned properties have spent years empty and are neglected--I recently saw one where someone had gotten in the basement and removed all the wiring and plumbing. This is starting to sound like I need to do a video on this...But my point is, it depends. Just get an inspection, no matter what!!!

    It sounds like this is s sales pitch. Your basically telling people not to wait and buy now. Don't wait for rate cuts, don't want for price drops. Buy buy buy.

      I realize a lot of folks are tapped out at the moment, but if someone out there has been waiting for a good opportunity, that time seems to be now. If the right property is available, of course.

      Lol realtors gotta make $$$ it’s not in there favor to paint the proper picture of potential market shifts. Especially when not in favor of potential clients

      @liftedgus3848 We all need to make money, am I right? But I have plenty of clients that are sitting on the sidelines for a variety of reasons right now. The ones that are not, are finding some good deals. During 2008/2009, there were still 50 homes/day being sold. You would never think that, but it was happening. Some people still need to move regardless of what the market is doing.

      @worlfpackforlife1 Rates did just take a turn for the worse. But I feel like we've been in a recession for 2 years already.
