@@SuzyTopAgent ~means estimated so round up to $300 for easy math and the special assessment is a separated line item on builders loan not within the mortgage price with normal property tax. The HOA only covers the landscaping in perimeter walls, short depth pool/jacuzzi/tiny park to walk from end/end in 5min, perimeter gate not built yet (no 24hr security). New homes are NEVER landscaped so that's an additional fee to complete by 6months after the purchase. New builds require solar, but not included in the listing price and price ~$25-35k with inflated builder price. Keep in mind, the largest solar company is in bankruptcy since Aug so be prepared to pay for future repairs on your own (like my sears lifetime warranty for wheel alignment that no longer exist). The lenders fee with their creative math and inflated points buy back buries the actual fee and could be more. Similar to car dealers loans with fine prints.
