Real estate deal is unpredictable. As of now there is no big growth. Value of growth you invest on real estate depends on where you invest. Always the price of land or land with building is high for most of the buyers. You can’t compare it’s growth rate with gold or stock market or any other kind of investment. In India it was thriving due to mass industrialisations and commercialisation. Choice is yours….

Sir there are few items u r missing. This decade real estate price is not decided by govt employees but by software employees. In this pandemic employees salaries were increased like anything I think that will decide the price movement of real estate further

All the IT employees are back to work from home ,,in hometown so buying power increasef in tier two cities and boom is happening now ,,this guy talks only about metro where only one seventh of TN population lives
@@dhineshkumars1991 Agreed. If there is a corresponding growth in the business/economy of Tier II cities, then the real estate price rise is justified. To my knowledge, not a lot of software companies or businesses operate in Tier II cities. So, in my opinion, most of the real estate purchases are based on sentiment - buyers want to get back to the roots of their culture. I don't think this can be considered an investment.

People populations grows. But land never grows. Supply decrease demand increases... Eg Anna Nagar was suberb 50 years back. Now it is heart of city. City grows.

Of course the real estate price in Indian cities is much higher than vast majority of USA. I live 2 hours away from New York City. The cost per sq.ft in my surrounding is Rs. 800 - Rs. 1000 but it's Rs. 5000+ in areas 2 hours away from Chennai city.
It absolutely doesn't make any sense at all, but that's how it is and for sure is frustrating. For Indians working in USA, it is much easier for them to buy a big, spacious house there than buying land and constructing a mid-level house here.

In tier 2 cities like villupuram& cuddalore, within 1 or 2yrs, price per cent jumps from 2.5 lacs to 4 lacs, majority of buyers don't buy for same price after 1 or 2yrs,plot price is never in decreasing trend...

In Pondicherry a plot was 17 lakhs in 2013 , now its 60lakhs!! It depends on the area and City
Tier 2 cities are blooming because the IT guys started buying at hometown and it increased 10folds ,, chennai is suffering with no hike in investment,,

@@kingslyjesus there won't be much need like share market, so it won't grow, one more point is govt will put more rules and restrictions on this real estate like they did now (rera mandatory for all layouts), obviously ppl will move to another assets like gold or something, moreover land is an asset for which there is a limit.. but for stocks there won't be any limitations, since its including all kind of sectors and it will adjust as per new sectors too.. 👍👍
