    the blood in appartment 305 actually seeps through the ceiling from the appartment 404 above. you can see it dripping down from the ceiling :)

    My theory:
    Kohei was murdered by the Landlord, either to get all of Kohei's welfare money for himself, or because of the stigma in Japan towards people with disabilities. After murdering him, he dismembered him and hid his body parts in a fridge in room 404, most probably because he would continue to get his welfare money if people thought he was still alive. The man in blue with the knife in the jumpscare is the Landlord, the jumpscare is Kohei's way of telling the delivery man of the Landord's murderous nature. The Landlord keeps a watch on room 404 through a camera on the small TV in his room and whenever someone discovers Kohei's body in room 404, he goes up there to murder them, hence why the corpses of the other residents can be found with knives in them there. They probably investigated the room due to a stench coming from it or due something like the leaking blood in room 305. This would also explain the garbage bags. They specifically block the 4th floor from the elevator and the stairs, the Landlord doesn't want anyone discovering the body in the room. In Ending 2, after watching the delivery man go to room 404, the Landlord goes up there to murder him but is finally stopped by Kohei's spirit.

      It makes sense considering that Kohei was always wearing the same clothes and after seeing him pet Aikichi he was able to run without doing it in a bizarre way since as other people already mentioned his affection was mental not physical. The landlord is the only character that we don't get to read about, with access to room 403 and the 404 room/mailbox key. If Kohei was used to be mistreated and instead of taking revenge or committing suicide he just moved, as one of the letters confirmed, why would he do it now that he has Aikichi?. To me the only difference between the two endings is that Kohei thought people that cared about animals were good so when he sees the delivery guy doing something to help them, kohei realizes that he could understand what happened and bring justice instead of the second ending when Kohei feels that he has to take the matter on his hands to stop the landlord.

      @@BlowfishShorts Still gotta give the video credit tho. Its an initial theory that inspires newer and more concise theories. Even now looking back at my original theory, I can see some problems with it. I'm still unsure if Kohei or the landlord murdered the other residents. Some of the residents appear to still be alive when you first meet them, but others appear to be ghosts. When you meet the girl in room 305 you can tell from her skin complexion and sudden disappearance that she is most definitely a ghost. So the question is: Did the other residents die during the delivery man's time there or have they been dead from the start? I think they have been dead from the start since the little baby changes into a ghost while in the delivery man's hands. Before the ladder/jumpscare sequence, the baby has a normal skin color, whereas after he appears to be as pale as the girl in room 305. Did Kohei's spirit enact revenge upon them or did the landlord murder them to cover up his secret? My guess still leans towards the latter and my original theory because somehow I can't view Kohei's spirit as murderous except for when he kills the landlord in the bad ending.

    Not gonna lie, the notes made me tear up because you can tell the mom/family really cared and worries about Kohei. All he wanted was to make friends, also I find it ironic the priest is complaining about Kohei “taking money from the government” when he was a leech and swindling Kohei out of money as well.

    Whether or not they killed Kohei, the landlord (and perhaps the other residents) may've hidden his body so they could collect his disability checks past his death.

    To me, it seems like Kohei probably killed himself (Most likely before the last letter from his mom, because it wasn't opened), and then the Landlord cut up his body and stuffed it in the Fridge, with the other residents at least being aware of what happened. Kohei came back to life as an Onryo, a vengeful spirit that can cause harm in the world of the living. He then goes on to murder everyone in the Apartment (Save for the baby, who probably either died of neglect from his mother, or simply died of starvation after his mother was killed). By the time the Deliveryman is there, everyone was already dead (Besides the Landlord, who was apparently watching what was happening), and what we see of them is just illusions made by Kohei. It'd explain why there is blood in Arisa's apartment, and why she would just be okay with that. It'd also explain why we don't see the clearly dead toddler's mother when we return to the real world, and the child just vanishes when we enter the mother's room. Everything we (And probably the Landlord) see are what Kohei thought of these abusive people.

      I agree with this theory.
      As much as Kohei's neighbours are assholes -that doesn't automatically mean they all agreed to murder him.
      Like, who tf goes "yeah, guy is disabled and on wellfare, let's kill him". Especially as one of the neighbours -the cat lady - said she was disgusted by him, but did not see him as a bad person.
      Suicide seems more likely. I don't get why the landlord would hide the guy in a fridge, but maybe he was panicky about the reputation of his flat. Like, trying to hide that someone killed themselves in the apartment, which I think you have to legally tell the next people renting the place and he didn't want to loose profit.
      That would also explain why Kohei brought the Deliveryman into his world. He wants 1.) to show everyone how people were assholes 2.) wanted his body to be discovered. That's why you find the hidden body in the fridge at the end.

      ​@@katziliaf In the Bad Ending, we briefly play as the Landlord. In his space, we see that he has Kohei pay far more money than the others, and he also has Kohei's welfare allowance. Whether or not Kohei committed suicide, or was murdered by the apartment people, the fact remains that the Landlord is a greedy bastard. He chopped up Kohei's body and put it in a fridge because it wouldn't rot, and thus authorities wouldn't be alerted. With that, Kohei's welfare checks can be pocketed by the Landlord.
      This would also be why the 404 Key is hidden. For starters, that number is kind of cursed in Japan, so people avoid it (Which might be why Kohei was given the room), even without the knowledge that a disabled person is there. Secondly, if the Mail Key is gone, then no one would question why there is so much unanswered mail in it, because no one could get to it besides the Landlord.

      @@treasuretvjackson8018 I'm not saying all the residents killed him though. There are plenty of hints that it was just the Landlord who did it if this really was a murder. I'm just saying that when he did die, none of them really cared for him or had any remorse. It's why Machiru seems so overwhelmed with guilt and is paranoid. He likely believes in the Supernatural, and could reasonably guess that Kohei became an Onryo because no one felt guilt over his death (Either from the landlord murdering him or just from the landlord desecrating his body after the suicide, and not giving proper burial rights).
      It's also entirely possible that Machiru was the last resident killed by Kohei's spirit. He talks about how he doesn't want to end up like the other residents, either giving the impression that everyone else seemed marked for death is some way, or are already dead. The problem is that Onryo are not willing to listen to those who caused them to become vengeful spirits, so Machiru's guilt came too little too late.

    This game is accurate on how Japanese people treat disabled people.... especially mentally disabled ones which is not good.
    It’s only recently there has been change but the stigma and how some people treat the disabled over there has not changed.

      I watched a japanese show on Netflix.
      It was about girls bullying another girl for being in a wheelchair after a car accident!
      I was so shocked that this was a modern plot.
      So sad to know it’s the case.
      They even pushed her down a flight of stairs!

    This game’s story bothers me so badly because of my own disabling disorders. It’s happened in the past where people end up acting strange or snubbing their nose hatefully at me because of health issues I sure as fuck didn’t ask for and would get rid of if there was any medication or treatment to do so

    I think the 7 people that were mean or took advantage of Kohei, each represent 1 of the 7 deadly sins.
    1. The mother that got mad at him for interacting with her son is Anger / Wrath
    2. The drunk man that had a box of empty beer cans & would rather consume alcohol than a bottle of water is Gluttony
    3. The guy that never leaves his apartment is Sloth
    4. The student that believed Kohei was stalking her is Vanity
    5. The lady that calls Kohei disgusting & shows more love to her cat than a disabled person is Lust
    6. The priest dislikes people who are poor or people who can’t pay what he expects them to is Envy
    7. The landlord that kept Kohei’s death a secret in order to continue receiving his welfare for rent payments is Greed

    When mentioned about disabilities in Japan, it is a place that aren't really tolerant with these condition. Most of their facilities aren't disabilities friendly. Even the taxi sometimes won't pick up anyone with disabilities. In 2016, Satoshi Uematsu killed 19 and injured 26 disabilities in the facility because he hates disabilities people. The country wants to change because of this incident, however the people are still scorn with it until today.

      That guy clearly had self-hate because that facility also treated the mentally disabled/ill and he was mentally ill (though not mentally disabled) himself. It's just mindboggling to me that he thinks that disabled people shouldn't exist as though they're posing the world some kind of harm. I think what happened was that a bully like him got a job working around the very people he wanted to crush. He abused them (and colleagues) and he couldn't cope with not being able to continue abusing thm. It's like the Dr. Du Maurier character in Hannibal about some people seeing an injured animal and wanting to help it while some see it and want to crush it. I often get frustrated with able-bodied people being stupid and reckless, but I've never had the instinct to crush someone impaired (and I don't mean impaired by alcohol or substances) or for no reason, though I do think self-defense or defense of the helpless is justified.

    From that welfare report, it suggest that Kohei suffer from metal disorder (精神障害).
    That might explain why he is a bit unstable and the discrimination he gets.

      To be exact, 精神 means mind, spirit and mental. 障害 means disable or disability. So in this case (i.e. A formal welfare report), the closest word I can find that matchs the meaning is mental disorder.

      You're not wrong. Actually if you playthrough and check all the number of the appartment, there's no room with last number 4 like 204,104... until you get to Kohei's room is 404. 4 is number of death in Asia's culture so most people would avoid this.

    * Hachi is the dog from the film Hachi: a dog's tale, who waits for his owner, who died. Just like the dog waits for Kohei in front of apartment 404.

      In this case 404 is probably because 4 is a cursed number in most Asian countries as it’s written like death so a lot of buldings avoid having a 4th floor but this time Kohei being in apartment 404 despite the other floors not having a 4th room (no 104, 204, 304, etc) was probably symbolic of Kohei’s fate being cursed

    What confuses me is; How the hell did his neighbours know about his wellfare check?
    The drunk guy immediatley insults Kohei with it, but...how did he know about it?
    Kohei seemingly never brought it up (first time meeting).

    The sound effect of the mysterious black puddle was as if we are underwater. When we enter Kohei's room, the picture frames of the fridge led to a bathtub. I am not sure if I am able to connect all of the dots, but I have a speculation that Kohei was drowned and this was all planned by the residents and his body was hid in the fridge. AND THEN, he became a vengeful spirit and killed everyone

    I kinda got the message of the game a bit, but there were things I definitely missed, I skipped through manly’s playthrough a bit and I missed the fact he was disabled so I was confused the whole time about why his neighbors hated him so much😬 I like games like this that force you to think and collect clues for the story, it feels more complex and not as bland or forgettable.

    Tbh ppl saying Kohei killed himself I doubt that from the notes kohei could had easily had a breakdown during his the time he was alive and just tell his mother, his mother could had taken him in. If kohei wasn’t going to tell his mom his mother wouldn’t be so confident on sending him message he should respond to. My guess is his landlord knew he would probably move out soon and killed him but another theory is all of the ppl in the apartment had something to do with his murder. Another thing to note is if u off ur self u can’t become a vengeful spirit off taking ur own life unless u put a curse on itself vowing to do so which I doubt kohei did. Most cases of vengeful spirit behavior is when ur killed by someone u remain a vengeful spirit until the ppl responsible for ur death is either killed or forgiven. I highly believe the landlord and the ppl in those apartments murdered him out of their frustrations and hatred for the disabled if kohei killed himself and did become a vengeful spirit his soul would be entirely corrupted to the point he would never let the delivery man live maybe if they put more in the story about calming kohei’s spirit then we would 120 percent be sure he killed himself and the landlord just decided to preserve his body

      I agree, except I do not think the other tenants conspired with the landlord, or that Kohei( in ghost form or otherwise) killed his neighbors.
      1. Why would the landlord be the only one left alive? (A vengeful spirit would kill him too.)
      2. Why are neighbors bodies found at 404 and not at their respective rooms? (A vengeful spirit would not care for the place of the act.)
      I think, rather, that only the landlord killed the 404 tenant due to complaints. He hid the body in the fridge so the government would believe the victim was still alive and send welfare checks so the landlord could collect them.
      One can tell his interest in those checks by seeing the payment list he kept on his desk: 404 payed significantly more, according to other commenters' translation, meaning the landlord was trying to exploit Kohei due to the extra cash he received from the state.
      Even when the corpse was kept in the fridge, his absence was suspicious given Kohei was trying to be sociable and now all of a sudden he was not going out anymore. The smell and a blood leaking in 305( the demanding student's room) could also be sources of suspicion.
      When one of them went to 404, the landlord would notice through his desk camera TV and go there and kill them, and he would do the same to the delivery person if it was not for the ghost's intervention. Perhaps the aforementioned blood is owned by one of the tenants instead, especially the demanding student.
      I think there are two questions still, assuming I am correct:
      1. Why did Kohei intervene when one of the neighbors was being chased by the landlord? My answer is passive revenge. While I do not think Kohei ghost was the vengeful killer, for he was very gentle in his life, he still was mistreated by the other tenants, and therefore was not willing to defend them.
      2. Did the delivery person meet the tenants in their ghost form or alive? If it is the former, that would explain why the demanding student wanted the delivery worker to build the bedframe, given ghosts cannot easily interact with their environment due to intangibility. But she could be just very demanding at the moment. If it is the latter, that would explain why we see blood dripping from the ceiling after the 305 task, if we assume it to be her blood.

    I don't know what other areas of the world are like, but animosity towards anyone receiving any sort of assistance in the US is unreal. I spent 6 months on emergency assistance after I was in a bad car accident. When I was finally able to leave the house for short bursts of time, if anyone saw me pull out my SNAP card the passive aggressive comments weren't far behind. One guy didn't even *try* to be subtle. I just unzipped my hoodie to reveal the metal and plastic extension brace keeping me from messing up my spine even more. Some people...

      I believe that may be displaced anger, since here in the UK there are people who are very capable of working but decide to just get benefits and not work at all, which would irritate people because wtf, but then there are people who can’t work due to reasons and I can understand them claiming benefits and I wouldn’t be upset at them since they have no choice, the people I’m upset at are those who can work but chose not to work and instead just claim benefits

      incidentally, the UK government numbers suggest that benefit fraud is literally less than a percent of the welfare budget. if these are the people you get angry at, if you think you see these people 'all the time', if social media has convinced you fraud is rampant, yes, there is a displacement of anger here.

    the one thing i'm confused on is the one room you can open the window in. i recently watched one of my favorite streamers play night delivery, and she noticed that outside there was one room where you could see people in the window. it gave you the option to open the window, so she did and a guy went zipping down further into the room (at least, that's what it looked like, because it didn't seem like he went outside) i don't remember when in the game it was or what room it was, but i know there's no way other people haven't found it yet

    He was such a kind soul, it’s disgusting how people can be so rude to someone just because they were born differently to them. Also, Kohei was just receiving welfare that doesn’t mean he’s lazy and doesn’t work. (I’m assuming that’s why the residents were hateful about him receiving the governments money.) Because in a letter his mother clearly states that he works and “Doesn’t have to push himself to work.” I feel so bad for that dog too. They never did anything wrong but just because they are battling with a disability and depression which they never asked for they were hated! 😢
    If I ever met Kohei I would hug him, I want to be his friend.

      I don't think he had a job yet, but from his mom's letters, he was trying to get one. But as we can see in this game, the Japanese society has a stigma about disabled people so he probably couldn't find an employer that would hire him no matter how hard he tried. I feel for him even more because I'm currently unemployed too and it's such a struggle to keep applying for jobs and getting rejected. I bet it was even harder for him since he knows exactly why they don't hire him. And everyone's hostility towards him just made it worse

    Dude this is so heartbreaking to learn that people actually think low of people with disabilities. It was also a thing in my country (india) very long ago, but now it's completely different and people actually respect people with disabilities, there was this new word invented here called "divyang" which means "a person having a divine body part". I hope situation in Japan also changes.
    Even tho kohei is not a real character, it made me teary eyed when I saw everyone bullied him. I hope nobody has to go through that in real life.

      I believe Kohei committed suicide but it was covered by the landlord in order to get the welfare. I think Room 403 is used by landlord and the other residents to cut the body of Kohei into pieces and stored in the fridge. At that time, the toddler entered the room and trapped in the cupboard.

      @@erindaprimasari5861 In Ending 1, if you don't open the fridge and get out of the room in time, you would see the residents are in front of the room 404. The delivery man took the passbook of the landlord and went to police station and the police certified that the body was Kohei.
      If you open the fridge, you will the body and the delivery man went to police. The police described as the 'brutal corpse'. The word 'brutal' makes me believe that it was cut into pieces and the police couldn't know who's that.
      Besides, the tenants really have the negative stigma to disable person but that's not enough to become the motive to kill him. The Negligence to Kohei's death is the possible theory here. As for the landlord, "Greed'' for Kohei's welfare might become the motive to kill him.
      In Ending 2, the spirit of Kohei took revenge to all of them who treated him terribly.
      However, Kohei was dead and someone had hidden the body. He wants his body to be discovered and guided the delivery man. That's how I understand this story.

    One HUGE difference in the original Japanese compared to the English translation is that in the good ending epilogue, the police find "multiple bodies," which indicates that the fellow residents were also dead. So the residents are all ghosts. Also in Japan, when nobody is living at a residence the mailbox drop slot is taped up, which are all taped up for the residents here. This revelation really changes the truth of the ending.
    The big question is a) where the bodies were stashed and b) who killed the residents. In the memory flash of the bloody room there are drag marks leading into the linen closet. The opposite side of that linen closet wall is room 403, which showed a pool of black, which could signify old blood.
    For who killed the residents, it's ambiguous but leans heavily toward Kohei for two reasons. Kohei is described by his mother as having an explosive temper, and the landlord is clearly driven by money. Landlord doesn't need to kill Kohei for money as he overcharges rent (plus welfare is direct deposited so you can't just steal it) to get more money. So landlord has no obvious intent to kill Kohei. Kohei has never been overtly wronged by the landlord as he didn't know about getting overcharged, hence why the landlord was the only one that survived. So the initial murders were likely initiated by Kohei out of spite. This is also reflected by the brutal nature of the tenant deaths (decapitation, knife through the head, etc). Kohei either kills himself or gets murdered by the landlord, landlord then chops up the body and sticks the pieces in the fridge. In the good ending all the dead tenants are looking inside the room because it's the moment where the haunting can finally end as the truth unfolds.
    For the knife-wielding guy in the elevator, my pet theory is that it's Kohei, an "echo" of how the mom and baby died at his hand. Prior to going in the elevator the child is "alive," but coming out of the elevator it's pale, implying its death. But then again, Kohei is only shown in ghost form as wearing white/khaki pants and a blue shirt.
    For the landlord killing residents theory, the landlord sees Kohei's creepiness as liability for happy tenants, but knows he can keep collecting rent even if Kohei dies. So the tenant kills Kohei, and kills residents who went to Kohei's room to investigate (knife-wielding guy at elevator is also landlord). This is less plausible for a couple reasons--one, that Japanese are highly private and wouldn't go into some straner's house to investigate, and secondly the landlord is never set up as being homicidal, whereas Kohei is thoroughly established as at a potential breaking point.

    1 - if you notice thjere are no other rooms with number 4 apart from 404 room of kohei its cuz in japan 4 is a symbol of death
    2 - japanese people are very phobic of the disable people so this story is kinda true
    3 - play the game or watch the game play of it again and again , you will notice something .
    4 - in reality everyone in the appartment is dead (as ghost of kohei killed them )
    5- if all are dead then who is sending the packages
    6 - who is it that the police is arresting as the ghost killed everyone
    7- idk even know if people are gonna read it so i am not going to waste any more points .

      this aren't very concise and clear points but im guessing none of the people living there are dead and just made the delivery man hallucinate things as he encountered his room and letters because why would he kill them when someone who isn't as special as the delivery man arrives? it's also possible he killed them as a spirit and all were living as ghosts but unknown to them but this will disregard the whole theory when the policemen questioned the landlord. the supernatural events will only happen within the apartment complex. so, my first point is the most possible.

    Imma build off other peoples comments and say that i dont think the residents have anything to do with it. I think Kohei was killed in room 403 by the landlord in order to keep all of Kohei's welfare money, was chopped up and put into a fridge. The other residents just silently agreed to not go looking for him because they were disgusted by him. I do think Kohei, as a vengeful spirit, killed them himself. In the 2nd ending, Kohei finally killed the landlord too. The delivery driver calls the cops on him before he can in the 1st ending tho.

    I have mental disabilities and do need financial help (even though the government won't give it), I hate it when people, like these horrible residents, treat someone who needs the help so badly, I can't get a job due to my issues and as such am currently homeless, I am doing my best to find a place and appeal for a 3rd time. So these residents really anger me.

    Saying that the residents killed Kohei is very silly to me. These people are probably very self-centered and dont have much regard to other people's lives. They see Kohei as a nuisance and they are disgusted with him. But I do not think the residents would care enough to kill him. They most likely don't even like each other anyways. The landlord killing Kohei makes sense to me though. I think he did this to take his welfare money and since nobody in the apartment wanted Kohei there, nobody would care. Cutting him and putting him in a fridge is really extreme though lol. Probably would be more efficent to just bury the kid.
    Also I dont really like it when these stories get supernatural. I don't mean the presentation of the game, bed scene, the part with the diaries, jumpscare, fridge etc. I love all of that. But I would like those supernatural events to hint at a realistic event. When there is a vengeful spirit in play it kinda ruins the feeling
