I completely agree... I would say that D-class areas, in general, are very risky, especially for out-of-state investors who don’t understand the street scene of these neighborhoods. The numbers may look promising on paper, but investors need to be super careful

In that area of Birmingham. Ensley highlands and Bellview heights are good neighborhoods to look for rentals.
