Hello, we are moving to San Juan next year, can you tell me where this community is located and how much the house costs? Also do they rent those houses? Thanks, and looks amazing!
The community is Colinas de Miramar, it is a gated community just across the river. We are a 10-15 min walk to down town San Juan and a 5 minute walk to the beach. Currently the rental market is a bit tough, as there have been many expats moving to Nica in the past year, so there are not as many long term rental opportunities as there once were - but it is possible, and yes there are homes in our community for rent. Our house cost $223K Canadian, this was fully furnished and including all closing & lawyers fees.

Nice home ,can you tell us how much it costs to run a home of this size ?
Our costs are roughly half of running our home in Canada (our Canadian home is bigger, but we don't have a pool or A/C). Our total monthly budget, including all house costs and living expenses is half of what it costs of to live per month in Canada. This is living at a very comparable style of living, the only difference is that living in Nicaragua we have a few more "frills" in our budget and it is still half price. You should check out our detailed budget videos, it list all our expenses. Some people live for much less, depending on the amenities you are looking.

Thank you! We did a lot of research to determine what we wanted in a house and what area of San Juan del Sur we wanted to live in. We actually bought the house only having saw it in videos...once we arrived it was even better than expected.
Beautiful, what are taxes, electricity, water, internet, gated community fees ect. . To run a home like this? Would love to do this!
Our total living expenses/budget to live in Nica full time is about half of what it costs us to live in Canada. Our house was 1/2 of what we paid for our home in Canada. Renting a house in Nica may cost you more, depending on what amenities you are looking for. Electricity is about twice as much in Nica...but pretty much everything else is more affordable. You should check out our video on our Nica budget, it list all of our house expenses & life expenses (including entertainment, groceries...even toilet paper). For use, this budget is essentially living the same standard of living as in Canada, with a few more perks - we have a house keeper, a pool, air conditioning and will eat out more often.

Beautiful home, who was the builder? Are those cabinets imported or were they built there? We’ll be starting our build in September and are looking for options
Not 100% certain of the builders name. We bought the house after the first owners had live there for about 2 years. From what we have heard that the builder is no longer in the area. The cabinets were built locally. There are many excellent carpenters in the area that build custom cabinets and furniture. We are hoping to have a few custom dressers and a coffee bar built. Good luck with your build.
Did you go for residency? How much for both of you to do that? Did you do it there or in Canada?
Hi Randy, we will be applying for residency next year when we move there full time. We are working with a residency lawyer - this will make the process much simpler. The cost we be around $800 USD per person. There is a bunch of paperwork that we will need to complete while in Canada and then finish the process when in Nicaragua. Another big reason to work with a lawyer is that your documents will need to be translated into Spanish.
Love the house! Any idea what it would cost to rent something similar?
Thanks, we really love it to. Renting a similar house will range between $850-$1500 depending on what is included in the rent and the location. Typically electricity will not be included in long term rentals.
@@ChrisTovahsAmazingAdventures We are hoping to visit San Juan Del Sur this fall to get the lay of the land and see if it's right for us. $800 a month would be the max rent for us. I'm an odd ball though. I want the yard and the pool but I could live in 300 sq ft. It's just us and our two little pooches so we don't need much space.
What's the rent per month ?
The price of rent really depends on what you are looking for in terms of amenities. For a 3 bedroom "American style" house with A/C and a pool (similar to our house) you would be looking between $1000-$1500 per month. Compared to rental cost in Canada you will get a much nicer house in Nica for $1000-$1500 per month. Recently there have been a lot of new people moving to Nicaragua and this has caused rent to go up a bit.
