Not my fav property, actual size and most of all the floorplan of the main living area (which just seems to not allow for any proper lounge or dining area, the kitchen layout is equally odd with the pantry only awkwardly accessible) let's me wonder about the value proposition here, especially this far out from Kona with a road right below your pool.....

I do like this house but in this $5 mil + price point I would want the Waterfall house (though I can’t afford either😢).
House started at 5.9 last June and it hasn’t sold. Now it’s 5.2. I wonder why it hasn’t sold but I’m thinking inflation, taxes are 5,000 also. It’s hard to sell this place with nothing near by
I think it just has not quite found its price. The sales price will be well down in the 4's I think. I think the wood siding hurts it a little.
Mike, I’m sorry. At this price point, I expect more privacy! There’s a road down below the property. Gold fixtures really? 70’s. I don’t care. A metal service box greeting you at at front door? Nice on the inside, but someone down below you from the backyard has an even better view of the ocean/ coast. Sorry man love your videos, not well spent money on this one.

I would put the same glass cabinet doors in the kitchen as in the pantry. are the fixtures you describe brass? That is how they came through in the video on my screen. Was that a Tesla Power Wall in the garage? Does it have solar power? But yes. AMAZING home.
OH, were there screens on the windows? Air flow is great, but don't want bugs or birds. Does it have the sun pressure shades on the lania that you have shown in other homes.
Definitely had screens just for that. I didn't see a tesla power wall but it could have been on the outside of the garage.

This price tag deserves a 4 car garage minimum .
Garages are not as big of a thing in Hawaii as on the mainland. I'd say about 1 out of 2,000 houses have a 4 car garage.
Am I missing something... This looks like a 2 million house at best.
The location has a lot to do with it. I think there are a lot of higher end upgrades that lift the value. I think if it were stucco exterior, it would change the feel for the better.
