Awesome video! Question, at 2:12 Patrick indicates that we're going to see the # of sales go down a little bit. BUT at 2:40 Tom refers to a conversation with David Childers at KCM who said that the AVERAGE of all sales projections for 2023 is 5.1 million units sold which Tom indicated is more than the total sales in 2022. If we have projected sales of more units sold in 2023 than in 2022, why is it going to be a more challenging market in 2023? I understand that interest rates may hinder some from buying.
Great question, for me it was more of a mindset met with reality, in 2021 total sales were way up, 22 came down, so as a mindset and planning going into 2023 show me how you're going to double your lead generation buyer/seller to ensure we achieve your goals. Your comment was yes on point.
The projected commission is about $84 Billion pool of commission. The I buyers are preparing to take down many agents' commissions in order to make up for the billion-dollar losses by I buyer mismanagement.
Permission script 2 things: "may I occasionally reach out see ..." #2 ... sometime I have a buyer for your community, may I check-in to see if you've heard any rumors of a neighbor thinking of selling?"
Start with the people you know, these are your first, potential clients . .. Everyone you knows also knows people. Best to start with your sphere of influence. Also, try and start talking to people in every situation you find yourself in .. there is always an opportunity to make new contacts. Good luck!
your plan needs to have math! appointments to deals ratio accounted for, Sphere to referral percentage accounted for, and generate lots of opportunities to work the formula!
2023 Goal: # Listings taken, # Listings and Buyer Sales Closed, Average Commission Check, $GCI...Gross Revenue. Daily activities reflect the Annual goal. Way too much talk for something so simple, don't complicate it.
