      There are multiple videos about how to use Jobber. I usually have to do a new one about every 6 months because of all the improvements and upgrades that I need to cover, so you can probably expect another new one soon. If you look in the description of this video and all of my videos, you will also find a link to a webinar where I specifically show how to use that software. The webinar is free and I do it every other Sunday and you can sign up for this Sunday if you want.

    I followed this approach and I think it's the best way. The first time I tried this I didn't know about using Zillow, but will use it next time. I had quite a few offices closed with signs on the door saying 'by appointment only'. Oddly, I encountered a couple of PMs where the address was at a larger office building with suites but there was no sign for the PM company. I didn't know about the Jobber route optimization trick at the time, I manually grouped them by zip code. I will do the Jobber route optimization next time.

      I want to make a video of me going and getting new PM's with this method but I can't because I need the new workers before finding the new work lol. I'm super happy that it worked out when you tried it.

    I am finally at the point to give up my main job and start to chase property managers ,I tried home owners but very dissatisfied with their feature to ask me to drop at least 10$ Pretty cheap Neighborhood(

    I'm a licensed plumber based in LA. Could you clarify whether the package should be delivered to a specific property or to your headquarters? I’m having trouble finding a management company that owns just one property. Additionally, should I email HQ before arriving to drop off the package, or is it okay to just show up?

      You would deliver it to their office, where all of the PMs work. Half of them with from home. I suggest just going in person without trying to set an appointment if you need work fast. If you're not in a hurry then you can try to email first. Alternatively, you could also just mail them, it all depends on how much of a hurry you're in.

      Thats a constant hassle with me. I sincerely just don't have time for new clients and I really don't work for home owners. Last week a home owner showed up at the rental while I was working on it and they wasted probably 30 minutes of my time just wanting to talk about future projects. I was like "Just have the property manager assign the work and I'll do it." Home Owners love to talk, I don't, I love to work, get paid, and go home to my family.

    Does the route optimization use actual roads and distances or just as the crow flies route and distances?

      It's using driving distances. Each job has a clickable address that will navigate you. The arrows are just a clean graphical representation.

    Sorry if this is a repeat question but I was curious about how trip fees would work when an apartment complex is involved. Let's say you obtain a property management company that services an apartment complex and they send you to the complex and there are multiple apartments you need to visit in that apartment? Just subscribed, thank you for sharing all your knowledge!

      I might give a discount but there are a few things to go over here.
      1. I don't work with apartment complexes for the very reason that they are cheap with their money.
      2. Not every tenant will be available on the same day at the same time so it can't be assumed that it's all done in one trip.
      3. I do all of my own scheduling so they would likely all be scheduled as different trips on different days due to other tenants from other managers already on my schedule intermittently throughout the week.
      Long story short would be that apartment Managers would need to pay my normal rates like everyone else unless I provide a discount when I actually am able to gain an efficiency from the single location.

    Hi! Thank you again for all your superb videos! When you say Property Managers, are you also referring to apartment complex Property managers, or SPECIFICALLY Property managers for single family residences? I'm not to sure, so I appreciate your upcoming answer..have a great week!

      I'm definitely talking about Single Family Residence Property Managers. However, I do wonder if apartment complex property managers are also in dire need of the occasional handyman to contract work out to with the understanding that it's going to cost way more than their $15 per hour maintenance guy. They are known for being cheap, but I'm certain they all still contract out certain work and pay full price for it.

      Apartment managers will use third party vendors when their maintenance personnel don't have the skills or time to get a job done and they look for the cheapest price.

    What if the business is in my wifes name? Will they look at me as an employee or does it not matter, as long as I just show proper paperwork of a company and company insurance, etc..

      I don't think that matters at all. They need reliable handyman who follow through with what they say. If you give them that they will send you work.

    Looking on Zillow in my area, lots of properties are listed as a name and number, no address. What are your thoughts on cold calling? Any risk with these properties vs a management company?

      You'll be dealing directly with the home owner, which is ok, but often is a headache.

    How far are you willing to travel? 30 min away or a hour away from your house?

      I'll travel as far as necessary, but I'll also charge accordingly. When I have requests to travel long distances I just let them know that I'm willing, but I'll be charging $100 an hour for the drive time just like I would be charging for any other job, plus gas. Usually they decline.

    Quick question if I may.... what are the payment terms you provide (i.e. COD, Net 10, Net 30). How much time do you need to devote to collections?
    I have a couple of property managers that I do work for and so far it's been a nightmare collecting from them. One company took 7 months to pay me and I never want to work for them again. Your thoughts?

      Most PM's have a Net 30 policy. I'm not too picky about how fast they pay me as long as it's within that 30 days. I've had trouble once or twice with PM's paying, but the solution is simply to move on and find new managers and drop the ones who don't pay. Once you've got a handful of good PM's you can relax and just schedule, work, invoice, and enjoy the business.

      Some of these PM's and AM's avoid paying their vendors in order to get a BIG BONUS CHECK from Corporate for maintaining low operating costs. The bonus generally comes from the Profit they Artificially created. So, these PM's , AP's usually are already looking for a new job , so basically they're ripping off Corporate. By the time these managers leave Corporate finds out they where left holding the bag with a bunch of pissed off vendors. That happened to me several times when I had a carpet cleaning business back in the 90's.
