    We bought 3 units in SMDC
    The Shore 2 we lost the unit without any notice that is already dispute they just taking our money without notice. Their main job is to are still stealing the money.
    The Air Residence, we do the in house financing but the bank in the Philippines wants us to go to the Philippines in-person to activate / open the account.
    They know already that it is pandemic. The don't give us any options how we going to pay the mortgage.
    The same is the situation with our investment in Shore 3.
    The agents in the Philippines are very useless they only want to sale you property and make big commission. When it is the mortgage time, they will not help us for document to process the bank.
    I never encounter this kind of business deal
    We lost a lot of money maybe this is there tactics to get the money for the hard working overseas Pilipino
    Be aware don't buy any condo in the Philippines if you don't know the rules there. The rules are very tricky and cunning.
    Be aware for the agent for appealing about the property they also mark up the price very high. So I want to aware all the overseas who working abroad not to buy any condo in the Philippines. You will gonna do by your own self.

      I believe you. This is exactly what is happening to me now. I am trying to apply for a change on my mortgage term with Union Bank and they have so many requirements as if you are applying again for a new one they need all documents you submitted when you first apply they have already on file and they still insist to submit so frustrating ro deal with banks in the Philippines.

    Waiting time 29 mos, thats almost 2.5 years. ⌚😁 Okay na kesa nag ipon ka lang ng pera sa banko sa loob ng 2.5 years.

      tama po, minus lng sa income transfer fee at brokers fee pa, so not bad na rin if let say you get 700k thats more than sa total you paid ng 15% amortization.

      I like this line “magtiwala ka na mabebenta mo someday”.
      Kasi parang may deadline dapat may bumili bago ang bankloan deadline. Sa case na ito dapat bago magOct sold na. Kung hindi force ka to get bank loan or cash full payment. Kung mareject sa bank loan kukunin ni SMDC pabalik ung unit.

    Hello po, paano po ba ang process ng Pasalo na condo? Ipapasalo ko nalang po sana yung condo ko sa Green 2 Residences sa Dasmariñas po kasi my isa pa po akong bahay na binabayaran. Nawalan po kasi akong work. Looking for buyer na po ako ngayon, turn over po ng condo is December 2022. Pwede po ba si buyer nalang din ang magbayad ng fee sa transfer of rights? Thank you po.

    I am reselling my unit po sa SHORE 2, TOWER 1, 1Br w/ BALCONY facing Macapagal road. Ndi ko na po papatungan, papasalo ko lang po kasi isa po ako sa mga ofw na nawalan ng work due to covid and sad to say ndi ko na po kayang bayaran ung unit ko😢 Kung sino po interesado pm nio po ako sesend ko ung SOA ko.. balik hulog lang po then kau na po magtutuloy. 16,831.69 lang po ang monthly nun.     Hi sis, ask ko lang po about ung rulings po ng 90-120 days po ng foreclosure ng condo unit.Nkalagay po sa foreclosure n before 90-120 days issuance of the Cancellation Possession po ni unit owner meron prin po sya time to settle lahat ng balance nya pra mabalik sa knya ang possession ng condo unit nya.Tama po ba ang pagkakaintindi ko sis? RFO unit po yung nabiili namin last july 2023… nag ma monthly payment na po kami now.. mga ilang months pa po kaya bago ma turn over yung isang unit sa amin? salamat in advance sa sagot nyo po.. 🙂

    pwede ndin pb sya ma benta if nasa SMDC pa ang CCT? sabe po kase dpa available ang CCT po pero may prospect buyer npo. pwede po kaya ito gawan nlng ng Legal Aggreement?

    Ano po ang mangyayari kung nagbayad kami ng wala pang cin... kasi un ung sabi ng agent..?

      Ang reservation payment po pwede kahit wala pang CIN. Ang monthly amortization dapat may CIN number para sa unit account mo sa smdc papasok ang payment. Usually nauuna nmn nila eemail ang Schedule ang payment after you purchase a unit, nasa SOP po ang CIN number.

    Mam paano po ung may ari dati na bumili ng shore 2 last year Pero nag ka pandemic hindi nila nabayaran ng ilang buwan anó po nangyayari sa condo nila.. Taga dubai po sila hirap daw po kumontak sa smdc... Anó po ba dapat gawin at anó po ang email at contact number ng smdc...

    Question po, since namove po ang turnover ng shore 3 til 2023. Nagaccept ba sila ng resale?
    Planning to sell sana yung shore 3 ko.. tapos na yung DP, so yung binabayad ko is sa loanable amount na bumabawas..

    Maan clarification lang po, yung 1.44m po ba yung ibabayad ni new buyer sayo? And if okay na and settled na yung amoun, yung new owner, la na outstanding dues? Malaki din po pala kailangan i cash out agad.

      hello po, yes yung 1.44 cash out na un agad kay owner once magbentahan na.. and next payment po for buyer yung matitirang 4 months amortization dahil icocontinue nyo po yun, ang balance after the 4 months, pero pwede kayong magpaextend pa kay SMDC. May client ako 3 months extension pa binigay to settle the balance..

      I am reselling my unit po sa SHORE 2, TOWER 1, 1Br w/ BALCONY facing Macapagal road. Ndi ko na po papatungan, papasalo ko lang po kasi isa po ako sa mga ofw na nawalan ng work due to covid and sad to say ndi ko na po kayang bayaran ung unit ko😢 Kung sino po interesado pm nio po ako sesend ko ung SOA ko.. balik hulog lang po then kau na po magtutuloy. 16,831.69 lang po ang monthly nun.       if vatable, subject to vat remit and transfer of rights, price ng vat na babayaran ay depende sa amount n naibayad na ni first owner. in short madodoble kc non transferable..

    Hi, thanks for your video, ask ko lng po re-sale din ba ang twang sa ..... - hindi pa po nag turn over nag unit pero may naka reserved na dati na HINDI naituloy then nakuha ng new buyer 9months na lng ang remaining months for turn-over, sa 9months po nasa 48k ang binbabayad per months para mabuno ang 10% down payment, re-sell din po ba ang tawag dun?...salamat !

      opo resale pa rin po yun basta po di pa fully paid kay smdc at di pa na bank loan resale pa rin po, transfer fee at vat remit RVat if applicable ang need bayaran
