After announcing a line of sustainable prefab homes in 2022 that received a lot of attention last week they unveiled their first show home in Ontario. The home is approx 750 sq ft with a lofted bedroom and look amazing. Their line of 4 models will be available in North America with homes shipping as early as this summer. The problem with most of these smaller prefabs homes isn't the idea, it's the cost. $299k for that is a ridiculous ask, unless it included the land and was all inclusive--with utilities, permits, septic/sewer, foundation, etc. These prefab manufacturers need to get the cost down to reasonable. If I provided the land, I could have a contractor build a traditional much larger home for $299. At 750sqft, get that down to 75k, then they'll have something.
Totally agree. They should be significantly cheaper, since they’re building it in a controlled environment. All tools and machines are right there, they are made like cookie cutters. So why are they so expensive??? I think these companies think that the homes are in high demand, and long as the demand is there, and people are willing to pay for it, they won’t reduce the price. Home Depot got some structures too in the $50,000 range. Even if you have to make them to a home, install kitchen etc,still much cheaper.
Hopefully these companies will come down with their extremely high prices, however as long as the demands there, it’s unlikely. Home Depot also sell structures in the $50,000’s. I live in San Diego, California, which is 2nd or 3rd most expensive cities in United States. I’m a retired realtor -after 23 yrs in the business. Owned about 40 homes throughout the years. As of now, these mini homes have San Diego and even higher prices. I’m not sold on them.
@@Erica-yr3gf With 50k and doing it mostly themselves, someone could build a pretty nice small home. The bottleneck is the land, and local ordinances/building codes and building inspectors who get their panties in a bunch if an individual is building something for themselves, not a licensed contractor. The only thing I'd farm out in a build is some of the electrical, plumbing and foundation since I hate concrete. and the insulation, since you can often find a company that will insulate at home for less than it would cost you to buy the materials yourself. Most of it really isn't that hard.
@@Erica-yr3gf Probably because they're primary audience is relative rich people who want to add a small home to there backyards in expensive cities for additional income, or too people playing the Airbnb investment game who want small and quick, and have the financial resources for a multi-unit investments
I just got a quote on a 800 sq ft log cabin. 55k for the kit. 70k to have the builder set it up. But with a few acres of land, utilities, fixtures, plumbing, well, septic, site prep, permits, and all the things you don’t think about, the final cost 220-250k. And because the log company is 2 miles from my possible build site they would waive the delivery charge. In 2019 the same build would have been 160-175k. But we were not ready. Now we are ready and it’s too much cash. So we will just keep living on our sailboat instead.
Starting at $299k? How many people out there went from "wow, that's so cool" to "hard pass!"
Right here lost 100% of interest In a second flat. I can get a 2000 Sq ft foot house and two arces for that price

Good to see the exercise machine in the bedroom. Excellent place to hang one's clothes at night. Many homes place these machines too far from the bedroom to be practical for hanging clothes.

Why are these tiny/prefab homes pretty much the same price of your average size and in some cases bigger homes?? I thought one of the main points was to create affordable housing for individuals and families, especially start up families. If I wanted to spend 200k for a TINY house, why not just buy a bigger house for that amount in like South Carolina or something.

Nice…but really think it would be nicer if they had included at least a small bathroom upstairs. Anyone else? Pitch of the roof over the deck means you would need to be cautious after a snow storm. Only place to go is down…

I don't know, but I would think that the pitch of the roof would not allow anything to accumulate. And the solar panels, would they melt anything on them?
A friend of mine only has a full bath upstairs where the beds are. When I visit, because I use a wheelchair, I have to take a spitz bath. A place to clean up that's bigger than a closet would be nice in all homes. They often don't think about disabled people when building homes. It takes a toll on we who want to visit family and friends; using the bathroom with the door open is dehumanizing.
They look pretty cool. I’d say put two of them together and bam! You have a cute usable home ☺️

It really depends on who you live with and what sorts of hobbies you may have. If I were ambulatory, this house would be fantastic for me, my roomie and 3 cats. It's easy to see how people could get claustrophobic in small places.

I remember in another video you made the point that when a company offers just one or two models it means they will get really good at building those one or two options relatively quickly. I agree. And I think the CabN will fall into that category. Plus I always love off grid prefab homes the most.

Because it's from Canada, CabN designs are made to invite sun and warmth. These are beautiful, but not suitable for warm regions, like where I live in California. Even in areas where it snows here, you need a design that's flexible enough to invites heat for 4 months of the year, cool for 5-6 months and considers air flow and security. For example, I have a whole-house fan that's really quiet, but I have a single story and don't feel safe leaving windows open at night. And, my neighbor has a cigarette in the morning and evening. (Did you know some people still smoke!? That's why I'm moving!)

It looks great and it's very important to have that second floor. The roof could be slightly lower without affecting the sleep spaces up top though. I'd change the exercise area for a home office and pssibly a Japanese style sleep pod above the office. There is still a fair bit of roof space for something. Another company that I like is called Nestd in Australia. They have a few prefab designs called Peak 1 and Peak 2. The Peak one is quite striking. It's quite tough to find really good two story small homes that really utlize space well and look good.
Not everyone feels that’s it’s important to have a second floor. Only if you’re younger and have owned 2 story homes. It’s a pain to go up and down all day. Most people prefer simple single story homes.
I love these, especially the 2 sliding glass doors, all the wood, steel frame, Scandinavian look. I'd love for them to make a one story version with pretty much the same layout, except use the stair and open to below spaces for extra room in the kitchen, bath and a good size closet.

The concert and engineering of these prefab homes, seem to be like the round house craze back in the 80's. All you had to do was pick up a cooy of Popular Science. In the back of the magazine there it was, an order from to oder your round house kit.

We built a prefab 3 bdrm bungalow in 1981 with absolutely NO experience and no specific skills.
I can remember exactly but it was under $15K... To lockup
Obviously it's the finishing that's $$$
The only thing we contacted out was site excavation, basement (minus the floor, I did that) shingles and chimney for the last minute fireplace insert in the livingroom and wooden stove in the basement addition after visiting a building supply store closing out sale. Went for light fixtures came home with a fireplace insert and woodstove. Then proceeded to argue for days on where to put the fireplace. Eventually made it a room divider sorta.
It was fun times. Son was born in September/80 we started February/81. Moved in 2 weeks before Xmas. We had alot of help from friends & family that thought we were crazy. It's still standing I drive by it everytime I go back to the town to visit family.
This price is very high for just the frame. Yikes. Most prefabs are just to lockup.

I bought 5 acres of land for 9000$, I built my own tiny house paying full retail price from Home Depot and it only cost me 15,000$. 7500$ for septic, 10,000 for my well, 7500$ for my wind generator.

Wow! Love this tall lofted model with the angled single-slope roof. Price tag is a biggie, but may be worth it to get away from the tyranny of the 12' wide by 8' tall box-car feeling. Looking forward to more info., like whether it can be assembled by human power with a front end loader rather than a crane. I have a crane-unfriendly site, and I'm dying to find something with a loft that's panelized for it. I'll need a loan, but this may be it!

Some people like to sit on their duffs and criticize but I think your videos are informative and a great service. Not vaporware at all. But many of the rates given are way out of my poor man's range - besides being mostly on the west side of the U.S.

I've been curious about homes built underground, especially for very hot and dry areas. Do you know anything about them?
good idea and suggestion...With the kind of climate getting and things going on in the world , that could be a wise choice for most of us if and as things get more extreme with weather and crime and other preservation/safety issues. Saves a lot on utility costs ...heat/cool and safety from winds, tornadoes/ storms ,etc.
Kerry, again your presentation is excellent you covered everything perfectly, however I as a developer of Prefabricated modular homes their pricing is simply put silly😂. $299k for a 700sqft one bedroom 1 bathroom small home is not helping the problem of affordable housing 😂. Pause think about it! $300k for the home, in California a 15,000 sqft lot could cost you upwards of $100k-$200k for a total of $500k for the whole project, where is the savings? 😂 today in California there are lots of $500k stick built communities across the state, yes there is a 2-3 hour commute! But again this particular Prefabricated Modular Home manufacturer just lost his advantage compared to a traditionally built residence. Finally as a developer, where is my profit margin? In the example above, say I get or purchase 25 homes from this manufacturer at $250k a $40k discount by the time I purchase the land, with permits to build, lay a foundation ( concrete slab with water sewage, electrical connections, even solar with a battery backup my cost are approaching $600k, a family cost is approaching $500k😂!

Nice design for an area that is not subjected to high wind. If they put this on an island it better be the San Juan chain and not the Virgin chain. It won't last long subjected to hurricane force winds. When we gulf coast folks see that roof it animates and flies off into the distance as the rest of house collapses. As someone who wants to design and build a home, one thing I do a lot is look at hurricane and tornado footage to see what kind of shapes and structures survive. Very instructive.

they only provide the shell whereas you have to pay extra for plumbing, electricity, appliaces, moving fees, foundation, etc
Even though this one's really nice I think I prefer the ones that are all on one level, so when I'm old I don't have to negotiate any stairs. 😉 👍

Yeah that was CAD. Works out to about $221k at current rates
Going through Cabin build, Bifold glass doors have some disadvantages - pricey, and obstructs more view when closed.

I enjoy looking at the homes and how they use the space. But it’s ridiculous that a small modular constructed in perfect conditions costs 299k, when you could stick build the same size, including land and utilities for 100k less.

While a minority, there’s a growing number of people (including myself) who have environmental sensitivities and allergies (e.g. MCS = multiple chemical sensitivity; MHS = mold hypersensitivity syndrome; EHS = electromagnetic hypersensitivity) such that we cannot tolerate many of the building materials that are in traditional and pre-fab homes. I would love to see some of your videos address options for this (small but growing) sector of the population. Some of us have been sick for so long from environmental triggers that we’d pay top dollar just to have a home where we can feel safe and be healthy again …
Saw this in person today and it looked amazing. Finish was well done and it felt solid.
BTW - that small nook under stairs from the bathroom... Some mechanical, on demand hot water system.

Today I went to the market in Cardiff, CA, nice coastal town north of San Diego. I took a peek at the listings in the real estates office's windows. Of the 20 listings only 2 were under 1 Million, and they were 800k+. The rest of the listings were well above 1 million. Who the hell can afford this? Did the mortgage industry offer 80 year loans while I wasn't looking? I would very much enjoy a small self sufficient home, but even the 300k price tag seems high. Guess I'll just live under my bridge.
300,000K? So, you get less for more, and some get more for less? Prices go up to increase the rich people, increasing them, and the bottom pays for it, reducing them. When is this parlor trick for the rich going to stop? Ridiculous. The idea is ok, but let the top pay for it; since they are such "Stewards" for the overall good, that shouldn't be a problem, right? They had the right idea but didn't put the extra effort IMO. IF it was affordable, I'd take one. Oh, and make it completely fireproof, REALLY lowering the cost in the long run. Since the rich can't profit off that, that can't happen. A darn shame IMO. They do look nice and seem functional.
What kind of site preparation is needed?
I bet if you call the company, they will guide you through the process. A lot of them do everything but buy the land for you.

Not sure that's possible. The direction and angle is for harnessing sun. Do you want your porch in the shade?
One thing that is difficult to determine is build quality. I’m thinking that the quality of the construction and of the components used in the construction is revealed over time. Almost any home looks good right a way. However, problems and issues can take several years to reveal problems. Roofs can leak, pipes can burst, paint can flake, electrical wiring can arc and walls can crack.
What have the prefab industry done to protect their homeowners/buyers should they get a lemon for a home?

I wonder if you considered gathering all this research you do to find those prefab company into a map? It would be cool to sift through the map and see what is actually available in your region etc... Or maybe budling up the video in regions?
