My name is Nick Ferrand and I love Italian Architecture, Italian Property, Italian Design and all things Italian. Join me and tour this amazing country farmhouse near Cortona.
Property Description:
For sale a beautiful stone farmhouse with pool and private fenced garden in the countryside Tuscany with views of Cortona.
The building dates back to the 19th century and is in perfect conditions.
It's divided into 2 levels: on the ground floor we find an entrance hall and an elegant living room with pietra serena fireplace; from it we access both the very bright kitchen that has direct view of the pool and the dining room, with a stone wall.
Also on the ground floor is a bedroom/study with bathroom and laundry room. A second bathroom is located next to the living room.
On the second floor, reached either by internal or external staircase, are located 4 bedrooms, 2 of which have ensuite bathroom and walk-in closet, plus an additional bathroom.
A few steps from the 5m x 10 m pool, there's a delightful pool house of about 66 sqm, with spacious living area where it is possible to set up a sofa bed for guests, bathroom and storage room.
The property is completed by a private garden of about 2880 sqm, well maintained, fully fenced and equipped with irrigation system.
The building was finely restored in 2011, using typical Cortona and Tuscan materials. The facade is entirely of rough stone, the ceilings have vaulted ceilings and whitewashed wooden beams to give additional brightness to the room. The floors are in parquet.
The house is equipped with internal domotic electrical system, satellite internet connection, alarm system and electric gate. The rooms on the second floor all have air conditioning, and the ground floor is prepared for the system.
The property has LPG and pellet heating system, water supply is provided by public aqueduct and private well.
This property is perfect as a main residence or as a vacation home to rent or to enjoy with family and friends.
The property is located in the countryside, overlooking Cortona, which is only 5 minutes away by car. The location is quiet and sheltered but at the same time well connected to all services.
The highway can be reached in 20 minutes by car, while about 4 km away is the train station.
Lake Trasimeno 15 minutes (15 km), Arezzo 35 minutes (30 km), Montepulciano 30 km (30 minutes), Perugia 42 km (35 minutes), Pienza 50 km (50 minutes), Siena 75 km (55 minutes).
The nearest airports are Perugia 50 km (45 minutes), Florence 115 km (1 hour 25 minutes), Pisa 210 km (2 hours 10 minutes), Rome 230 km (2 hours 30 minutes).

It really does feel like a warm and cozy farm house. That's the trend here in the states. A little reworking of the laundry/powder room off the "office" could yield a great principal suite on the main floor for those looking to live there full time. I love this one.

Can definately see how this is super attractive for holiday renters! Easily maintained and easy to lock up and leave (no big risk of breaking and entering with neighbors next door.) Great annex too, could be used in lots of ways depending on needs!

Another lovely offering to feast upon on a Saturday morning, grazie, Nick. The interior with wood floors, painted stone and modern white decor makes it feel larger. For US viewers, it has a Bucks County, Pennsylvania vibe with many a renovated stone country home. A tidy package for a holiday home and rental property to be sure.

Cool house. But 1.2 million? More like 975. In a year, it will be 875. We are looking at recessions all over the world coupled with rising interest rates. These people are on another planet if they think they are getting 1.2 for this. But good luck to them. Great tour as always 👍

After 30 years as a real estate broker in NYC, I have seen it a million times. Clients who have simply decided their place is worth X amount, because they need that amount, or they “deserve” that amount, or isn’t their place the most special place in the world. It’s a story as old as the business itself. A dangerous game to play in a falling market though. In 4 months when they haven’t gotten an offer, they will drop it to a million. But at that point the market will have declined another 10-15%. In 8 months it will come down to 925. But again the market will still be falling. Next stop is 850, and then 795. Eventually it will be a question of taking what they can get, or just keeping it and waiting for the market to recover. I don’t really know the Italian market, but real estate is real estate. Thanks to your wonderful tours I have an idea of what prices are there. This seems way out of whack with the current market. Anyway, happy holidays and best wishes for 2023 👍

Absolutely lovely...even on a rainy day. love the white washed beamed ceilings, gives the home a warm, cozy feel. One drawback...limited counter space in the kitchen...we italians like to cook!
Nick! WOW! WOW! HI!. What and absolutely brilliant layout in design by the owner. He place the terracotta on the ceilings after the kitchen! Still giving the "history of the country" and also since he chose to do so, the furnishings are subtle no need for too much color below that! just brilliant! he kept it clean (as far as color and furniture choices and paint) which makes it great for renting. And he kept (or placed) at least one room all stone walls!! I just want to hug any old stone walls and buildings. My dream home will be all stone exterior and mostly interior as well. The room that do not have those awesome ceilings you can add colored decor item blankets or piece small pieces of furniture. they are like beautiful blank canvases for the new owners to create their own master piece if they chose to not contractually redo anything! Loves that bathroom an the radiator! wow! This one was definitely quite different. Neat and uniformed with a splash of the unexpected! Then...you went outside! Now I see why he is asking the asking price! hahaha. Pool and the greenery landscape. Garden area in the back. AND There' a tiny house in the back..lol this place is JUST big enough. Great location and views. Not too overwhelming. The upkeep an maintaining it wont be too over bearing. So I say great price for this! Well done! and Grazzie!

Beautiful restoration. I like the interior doors. Almost colonial in a way. Very comfortable space. Definitely in a great spot close to Cortona. What a year of fantastic videos! Oh yes - a typical South Tuscan Farmhouse, very nice indeed. And a stunning yet history-respecting renovation. I personally have my "problems" with the oak flooring which is not that typical but gives those rooms much charm. A divine and well maintained place with very nice garden and pool, thank you a lot for having this rummage again, Nick.

bright and lovely, very sumptuous space here! all the white finishes feels like a big pillow that surrounds you, making you feel instantly invited and comfortable. i think the open space in the wall of the formal dining room is smart to make bringing food and tableware in and out convenient for it's proximity to the kitchen. my own preference is for more of the rustic finishes but this is so well done you can't help but find this property very much a consideration with it's many options for use. the country vibe is so charming. another very nice tour nick. you bring out the best of each place each time!

Hmm… rather than calling it a “restore-action”, Nick, the more appropriate word may be ‘renovation’. … Apart from the barrel vaulted ceilings anything Italian seems to have been sealed &/or painted over. One could be in England or the States otherwise. All immaculately finished and presented yet I find it devoid of that sensorial experience which one would move to Italy for. Each to their own 😊 Albeit this one is not for me …. Thank you, as always

Another beautiful property! Cozy, warm, many possibilities with this one. Close to the neighbors, but it did not feel that way. Love the outside space with the awesome pool. This house was very nicely restored. I think those ceilings are some of the finest you've shown. In fact, the ceilings in the kitchen and the upper floor left me disappointed by comparison. Also, the layout had me a little confused. However, with the pool, garden and "barn" I have no doubt that someone will snatch up this property. Nick, a very enjoyable tour. QUESTION: Are you certain that it's called a *barrel-vaulted* ceiling? I'm thinking they look scalloped (multiple half barrel shapes or half-moon shapes in a row): b/c "vaulting" suggests going sharply or steeply up, (hence vault jumping, the Olympic Sport). In Italy, however, you may use another term. So forgive me if I am mistaken, but you feature them often, so I thought I'd give it a shot.

A beautiful building that has had most of the character stripped out of it by white paint. A tragedy to see all those beans and beautiful panelled doors painted white.
What a beauty Nick and I really like it. The sandblasted ceilings were perfect and gave this home a unique feel. The dining room with the sandblasted ceiling, stone walls and wood floor reminded me of my favorite pizza restaurant. The kitchen was perfect and the pool in the courtyard would make it a wonderful place to enjoy warm summer nights. I loved the wood floors throughout.
