@@RutkowskiRobertIn the sunshine state of Florida, a home of this caliber(beds, baths, sq ft, acreage, finishing) would roughly be valued at $3.3M to $4M in certain areas. Land is a hot commodity in Florida’s market, to acquire the land build a spread would certainly cost top dollar!

@Robert Rutkowski this house is absolutely drop dead gorgeous. Just breathtaking. The only thing I would do is to call California Closets to do their magic inside of the owner's suite closet. The closet must match the "fabulosity" (my word I created) of the suite and house. The only thing left is for me to move it if only had $2.8 million LOL!

I’m not usually a fan of 1 story house. But I love this floor plan. Great combo of modern and contemporary. I agree with the other poster. Intro took too long. Plus we can barely hear you. I recommend getting a DJI personal microphone. Camera work is excellent though. Great job.

It depends-it’s really a personal preference for each client, as everyone has different needs and tastes.

Man my hometown has gotten too expensive to live in. I miss little 5,000 population 80s Boerne.
Wow! Now is around 20,000! How much this home would cost back in 80s?
@@RutkowskiRobert probably a quarter as much. My parents built a house larger than this in Fair Oaks in the mid-80s for around $250k plus about $30k to buy the 3.5 acres it sits on.
It’s probably worth well over a million now.

Nice house but, front door seams small for that wall and the lot is to small for that house, I would want a lot more driveway and way more privacy from neighbors
Agree! It would look nice in the 5acre lot! We are building a similar home for my client now on 10acres 😊. The good thing about custom home builders is that they can build anywhere you wish on your lot you have or planning to purchase. Large % of my clients love small lots - less maintenance costs.

I really didn't want to hate on this but for 2.8 million considering the location and size this is way too expensive. You can get houses about half the size for less than 300k. 700-800 thousand would be reasonable. Maybe a million. Anything more for this is a robbery.

This house is 🔥 The owners suite is dreamy. I really like this layout. It takes advantage of the beautiful landscape and sky. You pick the perfect music too.
You probably live in a trailer 🗑️, stop bitching about the 🏠, only reason house ain’t worth that much is because it’s all the way out in the middle of no where closer to San Antonio which is probably the cheaper market in TX. ( compared to DFW, Austin, Houston). It’s a beautiful home❤
