    Air bnb started out as a way to make some extra cash and help someone else have a cheaper vacation. With all of these greedy investors, it has turned into a hotel franchise with prices being the same if not more than a hotel room. People need stability and a place to live. They need to stop investors from buying strictly to do just air bnbs. It takes houses off the market for working families.

    My property. I had a 3 family. Rented to Section 8, NYCHA, regular market. Had to evict. Tenants destroyed the apartment, left owing thousands of dollars. I had to borrow and fix the apartment for $10-$15k. Who helps the good landlords with proof.

      Why would you accept any city program when the private market pays far more. In my neighborhood a 3 bedroom 1.5 baths rents for 3200/month

    Many landlords are choosing this option because the landlord tenant laws in NYC are some of the worst in the nation. My grandmother had a multi family she owned and lived in and NYC laws allowing tenants to stay rent free for 18-24 months at a time caused her house to go into foreclosure. It’s really infuriating. Now to limit their other options. This doesn’t just affect the large owners. It affects the small single property owners trying to figure out ways to better their situation

      That happened to me, also I lost money paying a lawyer that did nothing to take the drogaaddict tenant out. Its very frustrating when the law allows that. I have the place vacant because I don't want to rent long term anymore. I trying to learn about the law to rent Airbnb. I have two family house, living in one unit.

      just toss them out and have the money to pay the fines and transfer there stuff to a storage and pay for half the year coverage and sleep in peace i did it 3 times lol for my family and a friend its your house they cant do nothing but make you wait 1-2 years for court then have people in your house.

    You seem forgot to mention the most important part. Cities are limiting AirBnB due to the concern of housing prices for actual residents. Tourists pays way more per night, making it profitable for investors to buy up houses and convert to AirBnBs, raising prices for regular house market.
    News should keep us informed with complete information, not leaving people infuriated because they only have a partial understanding.

      hotel will eventually go bankrupt if Airbnbs are too much, and hotel will be convert into long-term rental, so not a problem

    This is ridiculous. One of the reasons why NY has had a housing crisis is because it’s too damn expensive. AirBnB has helped many people who can barely afford to live in NY to be able to survive. They’re doing way too much. They’re making everything super expensive.

    On the flip side of this NYC needs to legislate better laws for landlords. All too often long term rental tenants have worked the system and stayed in apartments for months rent free making short term rentals more desirable for landlords.

      @@amdl270 I get that too, but I've seen with my own eyes, tenants live rent free for a year then muck up the apartment on their way out. It takes the court system too long to get tenants out. That's another reason why short term rentals from out of towner's are more desirable. They aren't trying to stay in the landlord's place for free and they have a home to go back to.

    This is a joke.... they like to use Buzz words like cracking down on "Multi-unit owners" that are renting more than one apartment units. That's not true. They're going after the small one to two family owner that's making extra money renting a unit that they live in. The city has never in history Crackdown on large Developers. In fact they work hand in hand with the Developers to make them richer.

      The city needs 500K units to be built, even if you believe the inflated 40K number, killing short term rentals will have little impact on the problem. Most of those 40K are not houses that will return to the market. They are people's primary homes or rooms in their homes. Removing them has no positive impact for the city.

    Guess what! This rule will not resolve the housing issue.
    Life in NYC is expensive, regular rent will still be outrageous no matter what.
    The host who was listing on airbnb will rent the apartment at an equally outrageous price.
    Plus NYC protect tenants more than landlords.

      It depends. Is the host staying there while you're there? Are there locks on any internal doors? What type of building is their apartment in? Is it rental controlled? Do they have fire sprinklers? and a million other questions. This city is nuts and makes it far too hard to fine out.

    Good! And Airbnb should crack down on the party houses too. You know, the ones where the host lives there and drinks and parties with their guests in residential neighborhoods.The ones that are basically hostels in places that aren't zoned for hotels or BUSINESSES, and disrupt the safety and peace in those places with transients and traffic.

    I live in a two family house in Long Island, NY. My family has just started listing the first floor of our house on Airbnb to help with our mortgage… it helps a whole lot. Please don’t tell me we could lose this. What about the small guy. We’re not rich 😠 😔

      With rules evening out property ownership from the super wealthy to middle and lower class, mortgages wouldn’t even be that high because of increased supply

I understand apartments complexes. But small multi and single families should be exempt from this. This is a real communist move by nyc.

      @@robertowilliams7003 unfortunately OSE interprets the law differently than you do. They've been enforcing against 1-2 family properties for years. According to The City over 1/3 of fines levied by the city in 2019 where against 1-2 family homes.

    Air bin b should have limits with rentals that would make it only for people very shortly renting out spaces. Like rental available for only 2-3 weeks a year. It shouldn’t be a majorly profitable hustle for people. It is affecting affordable housing.
