I would say this is a decent deal not great based on new investor, out of state, and massively deferred maintaince that is only beginning to declare itself. Having said that gotta start somewhere. It seems like your top strategy is patiently waiting for that "great home run of a deal" that is found *off* *market* . Between my enthusiasm and anxiousness to have numbers to run and also to start as soon as possible, I'm compelled to looking at MLS listings and sites such as loopnet. Is it possible to obtain a good deal somewhat quickly from from an unlisted property when you're just starting out? Or is it strictly a game of patience?
