    Thanks Krish for exposing the unholy nexus between brokers and builders. Their aim is to first trap the customers and take an advance payment. And thanks to Dr Subhash for speaking up against injustice. There is a very fine difference between Breach of Contract and a White Collar Crime. We must extend all help to Dr Subhash to recover his money.

At this stage I guess its just not about recovering the the money but also about teaching a lesson to all the heartless brokers and builders out there. You should also get a compensation for all the pain and stress caused by them, so they don't dare try to dupe others from their hard earned money. Under construction property investment in India are very risky, Rera is also not effective in protecting buyers.i remember the supertech twin tower demolition, buyers who bought flats in that lost years of wait for their dream home all because builder was doing illegal stuff.

    Really sad to listen to your story. This is a normal practice by agents to say that the miney gets refubded by the builder but you said the truth. It is difficult to fight with them. The time and effort it will take is frustrating and eventually you withdraw. But the truth is in front of everyone now. Thank you for sharing.

    Amit Sangwan is no. 1 Fraud broker of Gurgaon he involves in many illegall practices with builders to get huge commissions and making false promises with customers. So avoid this type of people otherwise you will get regret in Future like this Uncle is Regretting now.

    Sir the research and groundwork you did after booking should have done before. Never ever trust builder or his agent (like sangwan) they are all there to make money at your expense. Lootne baithe hain. Sangwan ji koi mahan sadhu nhi hain inspite of what he claims ek average (Chor) real estate agent hi hain...

      Helpful for so many clients , Never ever work with such brokers and unknown projects or new !
      Total scam is going on and everybody wants to earn no matter it's legal or illegal.
      Better to find a good broker , Try n invest in builder floors instead of appartments

      He creates a fomo of not buying house. My grandfather bought a house of 20000 in 1960 , now it is 2 crores , aaj bhi sell ho sakta hai, 30 saal baad 20 crore ka hua to bhi le payenge log, everything will grow not only property

    I am going through the same pain as you are going at the moment. After 1 month they have asked me to submit documents for a refund. After seeing your video, I am not that hopeful but will surely go through this process and fight for my money.

      No, PLEASE DON'T go through the process that the builder wants you to go through. It is usually a trap, because they make you sign surrender evidentiary documents and submit affidavits etc which means you will be renouncing your claim on the property WITHOUT getting your refund.     Signature global and many builders like them have adverse terms conditions in their application which they make the buyer fill at the last minute typically in the evening when the buyer comes to give initial token payment. It is a psychological trap to make unaware buyer continue with the purchase.
    Check with a RERA lawyer , I think you can get back the refund as RERA recognises builder buyer agreement only and merely filling an application form does not bind the buyer to continue with the purchase.

    Even I am facing similar issue with Runwal Gardens Dombivili... CRM neither responding for cancellation acknowledgement nor sharing Runwal group cancelation and refund policy document. Just asking to go back to the sales team who says the token/booking amount is forfeited. Any help on this will be really appreciated.

    Thanks for bringing this out , Krishna Rao ji and Dr. Madan. I am in a similar position with M3M , Gurugram builder. Builder took pre-rera booking amount which itself is legal non-compliance. When I asked for refund, builder is asking me to sign a contract for allotment post rera. My intuition says that my legal position will become weaker if I sign another document post rera.

      This is story of many first time home buyers. Signature Global has been doing this with so many buyers. I know a person first hand whose 1.2lakh was forfeited in similar fashion by signature Global.

    I also had faced similar situation with Signature Global with one of their projects with "Retain or Refuse" offer for a particular period. I had transferred one lakh believing what was tbe offer for the flat. But later i found, tbey backed out for one of the furnished apartment offer. I sent them email to refund my one lakh within the mentioned period as tbey backed out of tbe offer.
    I thought Signature Global's image is good and they will instantly refund my amount to my account as i had opted for Refuse. Never got suitable response from tbe Cc and management and the directors even.
    It took me 4-5 months to get back the amount which should have taken 4-5 minutes as everything was done in tbe mentioned period by them.
    Then i decided not to ever invest in any of Signature Global project ever. Whatever is showed about a company or management is not always right.

    These days even Government officials are supporting these builders by ignoring their illegal acts.
    The best options to buy property is:
    1) Any NBCC project, under the supervision of Supreme court or any Government scheme project like DDA or Affordable housing in case you are looking for under construction.
    2) Buy only and only a ready to move project if you are going to a private builder.

    Never Go in booking flats.
    Go for resale. You pay little price more. But the advantages are many.
    Location/Floor/hassle free/ documentation etc.
    I just purchased suncity project 6 months back in resale.

    Generally, brokers wouldn't help you with this. You are in the right hands making the right communication with SG.
    It's important to note that the regulations and judgments of the Real Estate Regulatory Authority (RERA) vary from state to state. Therefore, it is advisable to avoid referencing MAHA RERA in your case since HRERA has its own set of rules and judgments. It would be more beneficial to build your words based on the specific provisions of HRERA.
    You would surely get your money back. But it could take a quarter or so. You are not alone here facing similar issue. Its just that you came out to speak about it. Kudos to you."

      Sir the point is why the brokers don’t tell the truth on how many units have been sold. Every project is sold like there are no units available and this is what has happened here also. RERA is a toothless tiger. Why such information is not available to the buyer so that he is not misled and is not in hurry to buy a unit

      Seems all brokers are there just to take hefty commissions from builders and just fooling out their clients.

      Old or young why should any one go through this, even small shop has refund policy. And if its non refundable it must be clearly mentioned that the booking amount is non refundable simple.

    I paid an Eoi for a godrej project in gurugram through Mr Amit. I didn’t go on go buy and got the whole amount back within 30 Days. Not all builders are fraud. We as consumers are responsible for our money and no one else.

    Don't invest in this project. I also invested in SG Park 5. They promised they will give my unit by Dec 2022. But I visited recently, Still construction in process and also they are asking to pay maintainance charges from April 2023. Already they are 6 month behind and asking for maintenance charges for under construction unit

    Main aj hi apni wife se keh raha tha ki yaar ek flat khareed lete hai and we were considering signature global. But looking at this video. No sir , i am gonna hold off on buying a flat and gather more corpus and go with a better builder

    @krishnaraj Rao sir i have been a recent victim of fraud by signature global sales team, they have offered me a channel patner discount of 6 lakh 40 thousand on thier official email id and now saying your discount will not be paid as thier is clash with some other broker which i visited earlier for some other project of signature global and now they will not pay me my discount what could be done in this case?

      @@sd51847 You say he didn't lose money, means he still has it? Is it like a new credit card, where he can pay for goods with a new Signature Global card swipe? Of course he lost the money.
      As for "forfeited", from where does the company derive the right or authority to "forfeit" i.e. confiscate his amount, WITHOUT the existence of a contractual binding between them? No agreement means no contract was broken by the doctor. So, forfeiture is for what exactly?

    The Crux of the matter is: Never fall for this trap of "hurry up or lose a great unit". Nowadays Token is in fashion as well. In fact, never go for a site visit before groundwork. With all due respect sir, whatever research you were doing post all this incident (visiting past projects of builder, check quality, gather existing customer feedback etc), I think that's where things should have started,

    Truly - I Booked in October 2023 one flat in sector 79B in Gurgaon, some reason i canceled this in feb 2024, after some follow-up my booking amount return in 90 days 1L

    Never enter an under construction flat as ur money is at risk with builders. They r waiting for such buyers to trap them. Hence go for a resale flat.

    For 1 lakh this is going to ruin there whole real estate business in gurugram which is so sensitive. In modern real estate market in India they are so many laws to protect consumers money from the developer.
    This video will only be viral with NRI forum, domestic consumers and also the current buyers and it will soon affect there business.
    It is better they refund it asap. Not worth it troubling an senior citizen/doctor for 1 lakh rupees 👎

      what nonsense , Money is been received by signature in their ESROW account and they have to refund it as the the buyer is not interested in their project any more, Agent is the one who committed that the money is refundable so he must involve and get the money paid to the customer simple as that. during the booking the agent was at the front seat now for refund he must take the lead and solve the issue.

    What’s so sad to see is that educated and experienced people like sir in this video end up falling in trap. Feel sorry for you. Ki aapko astrology, real estate, nutrition, lifestyle ki itni knowledge Joni chiye ki koi chutiya na bna sake.
