Hey thanks so much for your videos in the time and effort you obviously put in them had a quick question for you when just getting started would you suggest getting a 4 gallon per minute hot water pressure machine or going ahead and getting the 5 and 1/2 gallon per minute cold water machine would like to be able to offer the option of hot water to get out of tuffer stains but not sure if it's necessary in the beginning for residential thanks again really like that x jet can use that for softwashing entire house
Tom Shuppert depends on what part of the states you live, a hot water is better for commercial parking lot cleaning for oil stains but not totally necessary the other benefit is if you have long wInters the warm water speeds up the cleaning time. I have cold water machines and do just fine
Great vid. Quick question for you that I don't see a lot of people asking. You mentioned that the client didn't want the driveway washed. Does the 12.5 SH not clean or "stain" the driveway? I feel like it would clean the concrete just sitting there, no? Wouldn't it leave spots on the dirty driveway? How do you handle that?
rreman81 yes just by the SH sitting on the concrete next to the garage would would make a clean spot, the customer was tight on money and didn’t want the rest of the driveway cleaned even though it was covered with black algae like the roof had.
Honestly using a xjet to do roofs is very ineffective way that can get you don’t if need be but if you do do it rinse rinse rinse with evey job you do in general spray water on all plants 10 minutes before starting the soft wash after every application rinse off the landscape and when your done rinse the landscape thoroughly
Quick question, tried to see if it has alrwady been asked but didnt see it in the comments. If I use a 8gpm machine and I use the Xjet with the hose in 12.5% SH, with no proportioners being used, what is the mix ratio that I will apply? Thank you.
I’ve been pressure washing for a while now, but as I only do it part time, I don’t currently have the funds to purchase a dedicated pump. In fact I’m still only running a 2.5 gpm machine, but I do have an xjet m5. So you think I could still clean a roof, much like what you’re doing, only with 10.5%sh? I figured that if it’s undiluted, I could utilize the 3:1 proportioner or just run it open.
Daniel Ares I don’t keep track I just price the roofs high enough to get enough SH if you’re going to use a proportioner you’re going to dilute your chemicals too much for the roof cleaning
Daniel - don't be afraid to use low end equipment to get out the gate and earn enough to buy better. A 12 volt deep cell battery (the more reserve capacity the better) - about $100-$125. A good pump with a pressure switch can range from $150-$250 depending on quality and GPM flow. Since you're new a 5 GPM would probably be plenty. You can get adapters to convert the pump input and output to a garden hose which you probably have a few versus buying 200-300 feet of chemical hose, and use a good garden hose nozzle that can do fan spray and jet streams. Personally my favorite garden hose nozzle is (I think) only sold at Lowe's and is the Orbitz brand with a blue handle. They are about $15-$20, but they have a higher GPM flow than normal garden hose sprayers so it's worth it. SprayerDepot.com has the best prices I've found on tanks. Start with a 50 gallon which is probably about $250 delivered? Or you could buy a 50 gallon drum until you can get a better chemical tank. The problem isn't really buying the equipment, it's the training. Cleaning a roof without training is a risk because your mix is so much stronger. Did you know bleach (or any oxidizer) can cause some paint tints to change colors? Do you know how to properly protect plants? Tarp's are not the best solution all the time because you can create a greenhouse effect and cook the plant and do more harm than spraying it with bleach. Roof cleaning is typically done by Soft Washing, and SoftWash Systems is the best training you can get in my opinion. Read my other posts above...but trying to do roof cleaning without proper training can end up costing you more than you earn with many easily avoidable mistakes.
hey man, im looking to buy this x-jet. where did you get the chemical bucket? and can i make the vinyl hose longer, like 20-25 ft? thanks awesome video.
I’m new to the pressure washing game. And I’ve been thinking bout getting the M5 xjet. Currently down streaming but after watching this video I’m definitely ordering the xjet ASAP. Thanks you for the video 🙏🏻
Hello Lawrence. You didn’t talk about the side of the proportioner which Is very important for the roof job. I tried it your way. And I noticed it wasn’t soapy enough. So I decided to remove proportioner which you didn’t mention on your video...After that it did do wonders. But the soap was gone too quick. Well anyway thanks Ps pump are better In the long run it’s a lot cheaper and you could cut it to whatever percentage you want. But thanks anyway
My concern is all the runoff... not on this job but jobs with vegetation, with or without gutters.. The xjet certainly uses a lot more mix per square foot than a 12volt
This will be a Stupid question for you all, BUT- What is he talking about with the “throttle adjustment “ on the 4gpm???? I have a 4gpm & I’m stuck on what he was saying.. by throttle does he means the lever on the engine to go from “turtle” to “rabbit” so-to-speak??? Or is he talking about the large knob on the pump??? Please, I want to understand this tip for my 4gpm! Thanks
I use something very similar for detailing car. We call it a foam canon, but it looks almost identical to this x-jet. I use an electric power washer for cars, as there is no need for a high power machine. In theory, I think this should work for roofs. Do you know if this will work? I haven't purchased a gas pressure washer yet, but I would like to knock out a few jobs first before making that investment.
You'd be refilling your bottle over and over and over to get enough volume to clean a section of roof, and I'm not sure the mix would be strong enough to be very effective, but it is definitely better than nothing. Spray, let it sit, rinse everything around before, during and after and see what you get. I do professional roof cleaning and most roofs take 10-25 gallons of 12.5% SH to come clean, so I can't imagine trying to refill a foam cannon that many times to match that volume. You'll need some kind of surfactant - never use Dawn as it has ammonium laurel sulfate and when you mix ammonia with bleach it causes a chemical reaction that releases a lot of chlorine gas. My fear is you would get fed up refilling the tank and just start pressure washing your roof and you should NEVER use PRESSURE to clean a roof as you can void your manufacturers warranty and reduce the service life of your roof. I appreciate what Lawrence did here - this is the ONLY video I've seen in my 6 years of roof cleaning that I can honestly say was effective without causing pressure damage. Kudo's Lawrence! But as he said, he was just testing it out for the fun of it, but when cleaning roofs, he uses his 12 volt agricultural style pump. It's easier, you can carry on a conversation at normal volumes standing next to the pump while it runs, you burn no fossil fuels, and it is a great way to go. All pumps and pressure washers fail eventually, and generally pumps are faster, cheaper and easier to troubleshoot as well.
Jeffrey Santaite You can run a long length of tubing to a larger container of your chemical mixture. MTM foam jet, or MTM pf22 foam cannon are also good.
Hi, I know this is a older video. I came across your video on using the X-Jet M5 on roof cleaning (soft wash). My question is, should the cleaning solution be rinse all the time when using the X-Jet system? Do you to the same ratio and cleaning steps on a smaller pitch roof (4/12, 5/12 or 6/12)? If you did have gutters on the hpuse or garage do you have another person shooting down the run off with fresh water? Do you explain to your clients that there might me some run streaks on the ground or some plant close to the house will have some small burn issues? Still learning and making sure i do things correctly. Yes, i don't have a 12v system but will like to invest in one if i get more roof cleaning projects. Thanks
Eric Crea I would either heavily saturate the ground and plants with lots of water and cover with large tarps or not risk even doing it if I’m not comfortable with the risk factors, however in most cases there’s either a gutter or concrete french drains on the ground next to the house to catch everything, this one was unusual but it worked out with the driveway being there.
Eric, it is easy to nuke the plants below if you don't know what you're doing. Even using tarps have risks because it can trap the heat and literally cook the plants - much faster than you realize in the summer months. Roof cleaning requires a second person working on the ground, both as a required safety officer, and to manage the plants and property protection.
Noneya Frigginbezwax Exactly! Use common sense, prewet, and keep all vegetation wet and watch out for vehicles, people and neighbors property when windy!! You gotta keep it saturated!!
Hi, I had a question on this application. If I'm using 10% (sh) do I just fill the 5 gallom X-Jet jug straight with surfactant? I don't have to dilute it when the throttle is low? if I follow this process does that set my ratio 5% (1:1)? If it's on full throttle then what's the ratio percent? A little confusing. Thanks
Power Washing And Christmas Lights Training the reason I’m asking I don’t have anywhere near me or busy enough to buy bulk sh so I’m currently resorting to my local pool store and buying by the gallon. I hear of some companies using one pre batch mix while others are lucky enough to have a proportioner I already have a 200 gallon tank I use for my pressure washer in my enclosed trailer now just trying to figure out do I go with a 100 gallon or stick with something a little smaller and get the 65 gallon. I know some people have a separate chemical bulk tank but like I said I’m not that busy yet and afraid the sh in a bulk tank would lose its strength over time. And I’m ok with dumping a gallon at a time for now
I just bought a new Fatboy pump about an hour ago. :0) If you are one-batching, 50 gallons is the minimum I'd go for roof cleaning, but would recommend closer to 100 I had a 50 gallon tank when I first started and so many roofs will end up requiring you to stop and mix a new batch that I wish I'd started with a 100 gallon tank out the gate. Go to www.SprayerDepot.com. I got a quality name brand tank there delivered to my house for less money than I could buy a cheap Chinese tank locally at the Tractor Supply Store. They also mount all of your plumbing for free if you buy the parts, so that is hard to beat. I recommend all plumbing on the TOP of your tank - if you get a leak in plumbing from the bottom of your tank, you can end up with a mess. If you top plumb, you won't leak from the tank. You can also go up to 119 gallons legally before going over the DOT regulations on carrying SH in most places - best to check your local state to be sure. Once you hit 120 gallons you need a CDL and tanker endorsement. You can use CH too (and carry a lot more than SH), but your grounds person needs to really be on their game or you'll end up with little white spots when it dries. If you rinse over spray before it dries, CH is really a great product. The plant risks are SO MUCH lower using CH as calcium is a nutrient plants crave, versus salt which is toxic to plants. But if your grounds person isn't on point, you'll end up with white spots that are a pain to remove. Someone mentioned not having access to bulk SH? CH will work and can be delivered to you in 50-60 pound tubs which is enough to do several roofs. You need a tank basket and it takes longer to mix. SH is used by 99% of roof cleaners for those reasons.
really appreciated the video, start to finish. I wasn't sure why you would rinse it down at the end using the x jet and you wouldn't using the 12 volt system? I have been stepping into roof cleaning slowly for the last 2 years from my gutter business
Lawrence, so wouldn't an xjet pull sh at about 50/50 with water? I just did my own roof today my first one ever and I don't think I used enough SH, either that or my roof wasn't that bad. It's a dark roof and it's hard to tell if it cleaned it or not. I believe I was pulling sh it about 3%. Should the percentage be higher SH? I was using a proportioner system. I know the bleach was good because it bleached my shirt, you could smell the bleach okay, and I had surfactant coming out with it, I use laundry soap arm & Hammer which a lot of guys said was okay to use. Maybe it will look better once it rains? God bless!
Bo L you sometimes have to spray a second coating on some areas, what percentage was your SH was it 12.5% or 10% SH also did you pull straight non diluted bleach with the X-Jet
@@powerwashingprosinc.lawren922 it's 10% sh bleach, I used a proportioner adjusted for 3% mix. I might have needed more surfactant because it wasn't very thick.
JSPowerWashLLC I don’t go by a square footage or measure the roofs when making a price call, I just price based on the pitch, angles and time factor along if there’s plants below
Lawrence is good enough to estimate his time for the job just by looking (not a gift I have), but most people use square footage as part of their pricing equation. I have a friend that uses a price per sq. ft. and multiplies that based on how difficult he thinks the job will be and how badly stained the roof is. Personally, I an OCD and use a spreadsheet to keep my prices more consistent. Just remember when you are pricing a roof, many things come into factor. The square footage/size of the roof, how long it will take to prep the roof (removing sticks and leaves with a leaf blower and such), the pitch of the roof, if there are gutters or not, how susceptible the plants are around the house to damage (a good grounds person can negate 99% of this if they are paying attention), valleys produce a lot of runoff, the degree of staining, amount of moss and lichen on the roof (moss soaks up a ton of mix), how many stories off the ground the sections of roof are, and the general difficulty of the roof design. Few other tips - bring extra pairs of dry socks on every job, never walk backwards on a roof, get a roof harness and use fall prevention procedures versus fall arrest (so the harness ropes stop you BEFORE you go over the side of the roof). It may take another 10-15 minutes on a job to put on a harness and tie off, but stepping on an acorn or stick while on a pitched roof can end your roof cleaning career in seconds, and every day after you'll wish you'd taken the extra time. AC Lockyer with SoftWash Systems offers some amazing roof & exterior cleaning classes (classes all over the country every year) and bleach safe chemicals to make the work faster and more profitable, as well as longer lasting. Pricing changes by location though. Adjust your prices up and down until you find a spot you're comfortable with based on the number of jobs you get and people that pass. Low prices are OK, but oddly enough, a lot of people look at low prices and think the person is either new, or not good enough to earn better pay for the job and pass you over. The education I received from AC Lockyer enable me to charge higher prices. I've won so many jobs because my education allows me to rise above my competitors where customers feel I am much better trained and better educated in my field so they feel safer hiring me, even at higher prices on many jobs. I don't gouge by any means, but I don't lowball either. The last part is just personal character. I've never had to go back and do touch ups thus far. Oddly enough, the only job I thought I may have to was 1/4 mile from a job I was at this morning so I drove by and walked around the house and all is well! The moss is still weathering off, but most of it is gone, and all of the dark stains are 100% gone. How OCD are you? Rake in those 5 star reviews and then start encouraging potential customers to read them. Many of my customers hire be because my reviews speak to my OCD attention to the little details, and going above and beyond what is expected.
I did the math once...and it was lower than 6.25%. I'm thinking with the red tip (sorry, it was years ago), you can get about 2-3%? It definitely wasn't as high as 6% though. 6% SH is far too strong of a mix to spray on a roof. It will get the job done, but it will waste product, waste money, and increase risk to killing plants.
Im curious, you think it would be possible to downstream using a 12v pump so the chemicals aren't going through the pump, like maybe even using a xjet but on a 12v system?
No need for this as you can buy pumps that use Viton and Santoprene which are made to handle chemicals like bleach. SoftWash Systems sells them, J. Racenstein sells them, Pressure Tek sells them, and probably many others, but these are pumps designed specifically for this type of work They sell entire rigs where all you need to add is bleach, a battery and your soaps/surfactants and you're ready to spray. Most people just flush water though the pump at the end of the day so they don't leave chemical sitting in the pump overnight or for extended periods, and others go a step further and use a bleach neutralizer when they flush out their system at the end of the day. SoftWash Systems has a product called "Final Wash" that works great for adding a light wax to vinyl siding and neutralizing bleach. A few ounces in a 5 gallon bucket of water can be used to run through your system to neutralize it, and can be reused several times if you can store it sealed in a 5 gallon bucket during the job. Rinse your quick connect tips as well. Final Wash is also great for rinsing down your rig at the end of the day to neutralize bleach on your rig and significantly slow rust and corrosion.

Great vids!! Thanks for sharing and all the different methods without having to go out and spend a fortune. Use what you have. I like it! Get it done. $$$
@@powerwashingprosinc.lawren922 thanks for the help
How do you handle that?
rreman81 I’m only here for the reply
rreman81 yes just by the SH sitting on the concrete next to the garage would would make a clean spot, the customer was tight on money and didn’t want the rest of the driveway cleaned even though it was covered with black algae like the roof had.
that HC supply sure doesn't last long once you start applying.....
Good vid. Can you use the mix on tile roofs? I’m in so cal. I have some roofs with green algae. I’m new to the business.
This is an awesome video. What do you do about all the runoff if there is landscaping on the sides of the roof and gutters?
Honestly using a xjet to do roofs is very ineffective way that can get you don’t if need be but if you do do it rinse rinse rinse with evey job you do in general spray water on all plants 10 minutes before starting the soft wash after every application rinse off the landscape and when your done rinse the landscape thoroughly
Hey would you recommend starting a roof cleaning business with to start until I can upgrade to bigger machines.
Daniel Ares I don’t use the proportioner
Say for a 2700 square foot roof, how many gallons of SH do you go through? It's got to pull like crazy without the proportioners.
Kevin Jackson Hose can be up to 50 feet you can buy the buckets online
Great work. i just bought roof snot. how much roof snot per 5 gallon of chemical ? many thanks
I’m new to the pressure washing game. And I’ve been thinking bout getting the M5 xjet. Currently down streaming but after watching this video I’m definitely ordering the xjet ASAP. Thanks you for the video 🙏🏻
I'm just starting out I have a 3400 psi and a 4200psi. Should I buy the xjet for both machine or just use my 3400psi. To soft wash roof ?
Which proportioner tip did you use in this video? Which color?
Hello Lawrence. You didn’t talk about the side of the proportioner which Is very important for the roof job. I tried it your way. And I noticed it wasn’t soapy enough. So I decided to remove proportioner which you didn’t mention on your video...After that it did do wonders. But the soap was gone too quick. Well anyway thanks Ps pump are better In the long run it’s a lot cheaper and you could cut it to whatever percentage you want. But thanks anyway
chriscolonamg yes I did forget to mention to not use any proportioners, happy to know you figured it out
Yo great video bro im on nj just gettin started I have a jet on the way whats s ballpark price I should give for roof being that I'm new too this
Love the video, how much would you charge for a roof that size?
rafael castro it was only just the one side of that roof not the whole roof, normally for a roof area like in the video I would charge $229 to $249
@@powerwashingprosinc.lawren922 so both sides of the roof would be close to $500? How much do you charge per sqft? Greetings from southern California.
Which proportioner did you use ?
Thanks for the video man. Nice work
My concern is all the runoff... not on this job but jobs with vegetation, with or without gutters.. The xjet certainly uses a lot more mix per square foot than a 12volt
This will be a Stupid question for you all, BUT-
What is he talking about with the “throttle adjustment “ on the 4gpm???? I have a 4gpm & I’m stuck on what he was saying.. by throttle does he means the lever on the engine to go from “turtle” to “rabbit” so-to-speak??? Or is he talking about the large knob on the pump??? Please, I want to understand this tip for my 4gpm! Thanks
Throttle means gas control make the rabbit run slower son
I use something very similar for detailing car. We call it a foam canon, but it looks almost identical to this x-jet. I use an electric power washer for cars, as there is no need for a high power machine. In theory, I think this should work for roofs. Do you know if this will work? I haven't purchased a gas pressure washer yet, but I would like to knock out a few jobs first before making that investment.
Jeffrey Santaite it’s a good possibility the foam canon may work, just experiment and see
You'd be refilling your bottle over and over and over to get enough volume to clean a section of roof, and I'm not sure the mix would be strong enough to be very effective, but it is definitely better than nothing.
That is what I actually prefer to use so I don't deal with SH going thru my hose but I am new to game so I might change once I understand it better.
rinse your hose and you will be fine.
Hi,
I know this is a older video.
Thanks
If there were plants where the chemical was coming off the roof.. would it kill the plants?
Thanks!
I never rinse lol next time you walk on it shingles will crack
Yes HE is!!!!! Awesome video man.
Hello. Good afternoon. Greetings from Spain. I wanted to know what the hypochlorite mixture is. Thank you
I removed the adjustable part, installed a 1/4 coupler and 6 inch 1/4 stainless pipe and a quick connect on the end with a jrod for farther reach.
Good video good information thank you keep them coming and God bless you
Excellent video bro,I respect this man
Hi,
I had a question on this application.
Thanks
How do you lower the throttle?
I also like that I don't have to run back to my machine to switch to water because I also use the twist to rinse.
I recently purchased the fat boy bandit soft wash system for occasional roof cleaning. What size of tank or tanks do you recommend
Steven Mendez you can only carry 100 gallons of sh legally. By DOT your only allowed to carry 1000 lbs of Sh. SH wieght is 10 lbs per gallon
And I’m ok with dumping a gallon at a time for now
Steven Mendez we do get it in bulk now but when I first started I had a 50 gal tank and ran 50/50 in it. Pouring away one gal at a time.
Do you use the tips that come with the xjet like the 10:1?
really appreciated the video, start to finish.
Bo L don’t use any proportioners, throw them away I never use them that’s probably why you’re having issues
J C SH is sodium hypochlorite which is the scientific name for bleach
soo wait do you carry the bucket up the ladder sometimes then? For two and three stories.
Navi Tatla I use to years ago, no need to now using the 12 volt
what if you are trying to do a shed but there is asphalt underneath?
Do you use any of the proportionere that come in the bag
How much does the water dilute the sh with the xjet? And if you get a dirty dirty roof will xjet-ing it multiple times work?
What was your ratio of sh to snot in that 5gln bucket?
That rocks, dude! Thanks for your videos, Lawrence!
Hey man. Do you have a price per square foot when doing roofs? Or do you know make an educated guess when quoting a price? Thanks man!
Great video! Love it man!
Did you use 12.5 percent SH or 10 percent ?
What insert/proportioner did you mainly use mate?
Did you find out which tip proportioner that he used if any?
Gday mate
Great vids.
Quick question.. 4gpm machine plus 12.5% sh...does that make it a 6.25% mix?
Mark Williamson I don’t believe it’s that strong but I know it works for me
Cheers mate
SuperVideo Lawrence--Thank You so much
Great video!!!!! This is the set up I need for my home use. Question, for brick cleaning and driveway cleaning with the X-Jet what proportioner would you recommend (3GPM)? THANK YOU!!!!!!
shawn mccormick don’t use any proportioner,
Hello, this is Josh. Hey I also use the xjet, that's how I am starting.
Is it better just to wait for the rain, or rinse it down?
Do you rinse top down?
What chemicals did u have in the bottle.. just bleach and soap?
Can I do this with an 8 gallon per minute machine but I cannot idle it down it set on full? Great video
Laurence, so, my 2.5 pressure washer will do the trick?

Both of you guys are awesome I aspire to be like you guys
Same process with house wash or have to add water
What xjet number are you using?
What metering tip in the x jet for that ratio?
I got 8gpm machine, my Sh is 15%, if I use SH straight no dilute, how many% can I get?
Did it work for you?
What size proportion attachment do u use
Thanks for the lowering throttle tip.

Do you always have to offer free concrete cleaning? if they don’t want that service done because the SH going onto the dirty concrete is gonna make some spots clean and others not
Liquidus Gaming the SH will leave clean spots on the concrete if it’s close enough, in a situation like this you may have to forewarn the customer to where there’s no surprises afterwards they may want to just clean the concrete after seeing how dirty it was, never offer it for free

please tell me your guys mixture, im using 50% water and 50% chlorine and it is so toxic to where i can't breathe
Can you xjet soft wash roofs without going on the roof????
Do use a proportioner on your x jet
bigmac22ify it comes with the Proportioners I don’t use them I just throw them in the garbage I use the X-Jet without the proportioners to pull full strength. The key secret is the adjust your chemical mix where you don’t have to keep changing out proportioners everytime. The proportioners are used to control the amount of chemicals you want pulling through the X-Jet hose, you can adjust your mix
Power Washing Pros Inc. Lawrence Ashlin yeah I think that’s what I’m going to do as well I feel it dilutes whatever solution I have too much. Thanks for these videos man it helps people trying to start out.
