He only buys rare cars i consider the 918 the least rare of the 3 even tho its probably my fave. He literally has 5 SLR Mclarens probably only because he wanted to get a placement for the Mercedes AMG ONE. He has all the Mclarens also so he can get the speedtail. I really want him to try to get a Vulcan or Valhalla tho.

I’m currently 16 and going into 11th grade and I can’t wait until I graduate and start working on what I need and want to do in real estate, I plan on going into wholesaling until I have enough bank to start flipping/rehabbing properties, my long term goal is to have financial freedom and hopefully passive income by the age of 30 or so, and down to give up my 20s and put the hardest work needed for 5-10 years so I can enjoy the rest of my life, instead of working for 40 years and retiring to only enjoy 15 years of my life, I thank and appreciate the knowledge and motivation you give out to us for free thru YT, you’re a big inspiration

Damn if Manny's friend gets a 2-3% comission per sale that means he's getting between 750k-1million on a 30 million dollar deal which is a big ole chunk for one single operation, I want to get into the real state business but it's tough. Manny, I think lots of people (especially me!!) would love a long video of you explaining where you came from and how you have achieved all this success coming where you came from. My favorite part about Manny is that he knows how to listen. He has enough stories and experience to talk your ear off I'm sure but of all the successful people I have come across the most genuine and legitimate know how to listen to those around them and not talk over everyone else.
I have faith in my self that I’ll be as successful as manny. My dream is to live the lifestyle he is living rn. I have no excuse bcuz manny came from a rough lifestyle as a child and later on, he became the rarest car collector. It’s a true motivation. Manny is just pure motivation for us to work harder in life. 😊 thanks for doing what ur doing many✊🏽

For Question 1:
If your JUST trying to wholesale or rehab. Best of luck with your bid's and follow Joshs's advice.
But if you want to keep property as a personal investment (and later 1031R )
Get "Pre-Written" ON TOP of being "Pre-approved". plus if you have 20% down, your already a very strong buyer. Ask the listing agent what offers have been submitted to the property. As long as your ROI follows the 1:2 or 1:1.5 Ratio due to it being an investment property. You can place an offer close to asking price eliminating almost all of your competition because your offers are much higher than these whole-sellers or re-habbers. They may have cash but your paying close to the asking price on top of your "pre's" and consideration. Its not just about 20% percent its about being a REALLY strong buyer and paying above low ball offers but under enough to follow the ROI 1:2 Principles! Making your offer stand out above the rest of the others :)
For question 4:
First time homeowners: Make sure your financing is set for go. That's the first thing you will get asked by an agent. If you are financially ready, find a good known Realtor that knows the area your looking at. The realtor works for free up until he can help you close on a deal!
If your not pre qualified:
Attend any home ownership classes for great insight on how to obtain ownership. Classes are free and is a local resource. Who knows you may potentially qualify for FHA or Conventional financing!
Red flags on a property: Make sure you obtain a home inspection for any potential under-lying issues within the property plus doing your personal due diligence on the property's past records through your local government can help you mitigate any red flags. Lastly having an option period in the contract may be very useful. (talk to your realtor about option periods etc.)

and cash out refinances, we do those a lot ourselves. Allows millions in cash while doing 1031’s.

Good question. Welcome to the 90’s. No doc, low down payment loans were popular before the market came crashing down. Everybody was a real estate expert back then because houses were appreciating without fail and it was easy to get a loan.
