I live in Gulf Harbors on the water, also in a flood zone. It is a risk, yes, but if you want to be close to the water, walking distance, or with access to the water, you have to take the risk. As someone born and raised in Tampa. I would never buy in a flood zone. Not worth the risk, potential headaches, and additional cost of having flood insurance
