I have never been charged a fee for early check in or late checkout at a hotel. Only once has a hotel not been able to check us in early. I've also asked for early checkin at airbnbs and have never been charged but I do understand the difference. Its always dependent on whether it's been cleaned or not.

Great ideas! With the exception of early check-in/late check-out, adding other concierge type services may have tax implications. Offering other substantial services beyond your rental income could mean that you will have to report all your income as self-employment (subject to self-employment taxes) and not as rental income. Disclaimer: I am not a tax expert, just something I learned recently and will depend on how you have your STR set up currently. You will want to check in advance with your CPA.
@b.linetsky7142 if you are doing the work yourself, you may be correct. If you are truly passive in the rental income, this may change the nature of taxation. However, if you have "people" doing this work for you, I believe that it would still be passive.
Always recommend working closely with a CPA and professionals in the STR space.
If you all early check-in does the reservation time need to be updated?
With Turo, Guests could pick up the car within an hour before check-in. Anything before and the trip had to be adjusted or the vehicle wouldn't be covered by their insurance
Great question! On Airbnb, the reservation time doesn’t automatically update if you allow an early check-in. However, if you're concerned about coverage or liability, it's always a good idea to check with your insurance provider to see if the official check-in time impacts coverage. Some hosts also use a signed rental agreement to clarify early check-in policies. Hope that helps! 😊
All these are such great ideas... too bad that as private hosts in Greece, we are not allowed by the state to offer any services other than clean sheets or gifts (a gift basket). We cam't even enter to clean during a reservation. You have to be a company in order to charge for anything extra here 😢
It's not that bad. In Poland you have to be a company to run short term rental.

Won't Airbnb take issue with receiving payments for services outside of the app? How can we do this on the app?
Just send a request for funds in the Airbnb app after discussing it with the guest. They usually pay once the request is sent to them
If you're using Airbnb, you would request the funds through the Airbnb resolution center. If you're doing this with your direct bookings, it would be done through whatever service you're using!

early/ late..just say no..and no early bag drops/ grocery drops..if needed please book an addition night on the front or back end..end of conversation.
We understand that hosting comes with boundaries, but we’re always happy to accommodate guests’ needs if we can! Communication is key, and when approached with flexibility (within reason), it can lead to a better guest experience and glowing reviews.

At what point are you annoying the guests and getting a lower review because of this nagging?
Nagging? We prefer "proactive communication." Guests usually appreciate when everything runs smoothly because of a little extra effort on our end!
