    my sr-in-law [from CA] was visiting her bro in Bulverde, driving thru New Braunfels, got a flat tire, was @ stoplight, someone [New Braunfels fire fighter] knocked on her window, said "i don't mean to startle you, but you have a flat tire", she was trying to pull across several lanes of traffic into a service station, he said "no problem, we'll block traffic for you", they followed her to gas station to gas up their rig, went over to her, offered to change her tire. she asked "do you have a fund or anything i can donate to, you guys have been so nice to me", they laughed & said "oh no, this is just what we do". TOTALL BLEW HER AWAY! thanks, fire dept of New Braunfels!!!

    I’ve been here for 23 years, I’m also 23. When I was growing up even I can remember, it was soooo different. I actually liked it when I saw my dad wave at anyone coming down the road and they would wave back. Now it’s disconnected just like every mid to big sized city. “Your city” “your culture” , it’s your job, I get that, sell more houses. But you down play a lot in your video on “6 reasons to not move to new braunfels”.

      Can remember when Creekside was a pile of dirt, as can you. About people waving. There isn't a neighborhood I drive through where people don't wave first, especially if they're out walking. We have families come here all the time, and the first and last impression they have is the friendliness of the people. Remember in December, took a family to Landa Park and two different families said hello to them unsolicited. Walked into Das Rec, got the Disney customer service. Another family accidently bumped into a stranger at Bu-cees and thought the worst was going to happen. But the bumped person actually turned around and apologized--all people from NB. I can go on and on, but my point is everyone has different experiences in the same place. I respect yours.

      one more thing, when you say "I get it, it's my job to sell..." Actually, it's not...it's my job to provide value. If someone can gain more knowledge about a place they've never been through whatever source they chose, then so be it.

      @@raadalawanrealtor Yea see all your "experiences" are in tourist hot spots. Go out into the regular part of town. Maybe the west side if you have even been there. What about Jaws skatepark?And when i said waving, i mean on the road. Not driving through a neighborhood waving at someone in their yard. You try giving a hand nod to anyone on the road, 8/10 they wont back. Back then it was different. Also you remember creekside being a pile of dirt? Thats a recent memory for me. What about when Mr gattis was around? Cinema 12? I remember when there was nothing even around creekside. even on the other side of the overpass. And yes you do make a living of this, so its your job. Families looking for a prospective home in new braunfels is what you do. So you have bias, its alright, we all have to make money. But down playing and the obvious longing for people, even in your "dont" video, is obsurd. You are smart but not enough for someone from here. You used creekside as an example. And that was it. Lmao, try using 725 as an example. Its absolutely horrible when everyone gets off work. You also used I35 during mid day it looks like. 4-7pm is horrible aswell. I work in SA coming back to NB so i know what its like. So that was on purpose as well. And why didnt you mention road construction constantly? And the constant delays? Or the city not addressing run off issues for when it rains hard on these new roads, causing huge flood areas. Bias

    Roads and infrastructure are suffering from massive amounts of people small city’s can not grow this fast and handle it. And almost no or very little jobs outside of Service industry.

      All this is true. Wherever there is growth, infrastructure must catch up with the growth. It's more reactive, but the city is addressing the growth. It's just we're not used to all the orange barrels and road blocks which has really ramped up the last few years. Correct, 70% of working residents commute to their jobs, while 70% non residents work in New Braunfels. The rub is finding higher paying jobs. With that, though will undoubtedly come higher priced homes. Good conversation going here. Thanks

      @@ginam6691 depends how old your sons are I grew up in NB population 20k worked at schlitterbhan and bandit golf. Had great life. After high school unless you travel for school or move nothing else taxes going higher and traffic on weekend 100k plus People

    I'm going to the United States for the first time in next April. I'm going to visit my boss in Austin, but then I'm planning to spend a few days meeting New Braunfels. It looks like an amazing city for a family with kids to live in. We are Brazilians, and we love outdoor activities.

      I remember New Braunsfels close to 40 years ago. It was magical. I feel it's growing so fast. Then again any place that used to be wonderful has boomed. It booms as long as there's room and Texas has that yet at what cost?

    Barbecue is a German invention, fyi. Also, there's Canyon Lake 20 minutes outside of Gruene if you're into water sports. Your info is spot on, great video.

    I’m born and raised California and I was stationed at FT Hood from 77 to 79, I’m retired now but my wife still works, we are kinda of getting tired of the the California politics and excessive taxes. I get the don’t come here comments but trust me we’re not liberal wackos.

    Ok like new Braunfels is getting expensive and trafic is just bad on i 45 I lived in new Braunfels ever since I was born! And ur right about Downtown New Braunfels I love downtown during Christmas it's so fun! It's like I'm in a Cinderella city like thing-

    Real facts. An acre of land in NB goes for nearly 100k.
    Roads are never finished. Like. Ever.
    I-35 looks like a scene from Mad Max.
    The suburb Gruene is held hostage by a bunch of old people. Seriously it's like our Naples Florida. Old people come there to run the clock out. Catering to these old farts are a horde of middle aged Karens. And thus a symbiotic relationship starts. What do the two have in common? The buying and selling of knick knacks, ugly yard ornaments and texas themed apparel. So Gruene instead of being a place of music, good food and expression has turned into a tourist trap... Owned by old farts... Ran by Karens.
    Also I bet there's a massive money laundering game going on. The two most prominent businesses to pop up in recent years are car washes and banks... Like an absurd level of car washes. Anyone see Breaking Bad? Yeah. I'm suspicious.

    What do you pay for property tax on a 215K home? Around Houston it's $6,000 per yr or $500 per month. There' just no way I'm paying that.

      Heather thanks for watching and you are correct. That's when it started popping here. Was nice back in the 70's with 15000-23000 people. And then people caught on. Obviously our location in the middle of Austin and SA is one appeal. Rivers, parks, restaurants, shopping, Gruene, Schlitterbahn are others. You'd literally have to take those things away to stop people from moving here.

    Really???? You have to ask if they know of New Braunfels???? On their own webpage???? Almost everyone in Texas knows New Braunfels. I have kayaked there so many times it is my home away from home!!!!! Wurstfest is a great time!! If you have never been, GO!!!! You will have a great time!!!

      Hi Michelle. Thanks for taking your time to watch and comment. That's the highest form of compliment because I know that people like you have busy schedules. So, thank you for that. You're absolutely right, 100% correct about the "not even from" part. Thankfully, people like you know that when watching, but they watch anyway because they're coming from different places too. And that's the connect. The connect is watching someone who relocated himself after being first introduced 14 years ago, and getting a different point of you. I'm not for everyone. And I'm good with that ;)

    A 1/2 acre costs 70k in new braunfels, that's a joke and a 7,000 sqft lot costs 35k, that's even a bigger joke

Covid made it possible to work from home so people no longer have to be tethered to their states. What's ridiculous to some is life changing for others. It's a way of life.

      Hi Dave. My father in law frequented the VA hospital in San Antonio. No issues. Texas is a very tax friendly and VA friendly place. Huge military presence, both active and retired.

      Ummmmm….ok 😂. All kidding aside to have a Buccees is like it’s own attraction. BUT the wireless connectivity is very iffy around that area too. In the morning or night when no one’s around it’s fine but during normal hours it’s tough to catch a signal. And before you ask who my carrier is I already took that poll. It’s across the board. But yea having a Buccees is pretty cool

    My once quiet and peaceful side of NB that used to country is now mucked up with gut wrenching noises of back up beepers (that I'd like to cram up these guys you know what) and loud construction equipment piercing the air. It used to be the sound of silence, wildlife and farm animals. So sad how over populated not only our city but Texas in general is becoming.

      Hi Marji, thanks for the question. If you receive government disability income, you are probably eligible for several mortgage programs and down payment assistant plans as well. New homes, and there's been an explosion of them since 2011-2012, yes, they are in subdivisions.

    I'm looking at moving to New Braunfels sometime next year from Oregon, I have never moved across the country an am wondering how do I balance selling my home and buying a new one out of state, I was thinking of renting a home at first but I don't see month to month options.

      That's such a golden question, and I give you credit because you're pro active. The good news is that the timing doesn't have to be perfect. IF you must sell your current home to purchase your next one, AND if you're purchasing new construction, like a home that hasn't been built yet, but there's a parcel for it, then the builders here require an earnest money deposit of say $1,000 and for you or your agent to provide a comparative market analysis of your home so they know you can fund your second home. Now, if it is new construction here, you have 60 days (depending on the builder) from the time you and your agent here execute a purchase agreement to accept an offer on your current house. Let's say, just to set up this scenario, that you put your house on the market in May, and then you get an offer right away, but your house here may not be completed for a couple more months. No worries. You can either ask for "occupancy" in your current home beyond the closing, say 30 or 60 days, or even 90 days OR move here and rent short term, either air bnb or another short term lease. So you're never without somewhere to live. You gave me a great idea for a video, so thank you for that. OK, scenario number two. And I manage both these scenarios with buyers like you. Number two, you're buying an existing home here. That's a little different only because the inventory for existing homes, older than 2020 builds, is very low, and we have a ton of demand from buyers. So, supply and demand. Meaning, the sellers are in control of the market. It's why our home values have increased $29,000 since November 2019. That has happened because people desire New Braunfels for a number of reasons. Check out my video "Why EVERYONE Is Moving to New Braunfels." If you already have, disregard. So, in scenario number two, sellers are taking the path to least resistance. They are accepting offers that will give them fewer headaches. Generally, they're not waiting for someone to sell their home to buy theirs because they have multiple offers on their home. They're going to accept the offer that's the strongest and cleanest, with as few contingencies as possible. The way to leverage that, let's say if you're buying an existing home, is to have your current home under contract and have an executed offer in hand at the time you make your offer here. And your Realtor here can best communicate with the seller's agent to keep you on track. Generally, my sellers need an accepted offer on the other end and past private inspection and know that their buyer is fully funded before accepting their offer. That involves your Realtor there and your Realtor
      to communicate consistently about every step. And this scenario is IF the seller here accepts your offer. They very well may not even if you have all these things in place because they know that your deal could fall through because of financing on YOUR buyer's end. Buyer sin scenario two sometimes offer over asking price to make it more attractive for the seller IF buyer has to sell to buy. And one last tip for now...if you are considering moving here next year, plan a four day trip out here. I suggest your first trip goal to visit a number of neighborhoods and then decide which one you like. You can always find a house, but the neighborhood you have to like. Just concluded spending three days with a family from out of state moving here in 2021. we looked at several different communities in New Braunfels, and they're going to narrow their decision down in the next few weeks, and then chose a home, likely new construction. Find a community first from the several we look at and then the home. You’ll always fund a home that checks off your boxes here. But finding the community you want to live in is most important.       What do you consider diverse? I grew up in SA, but moved here from the east coast a few years ago. It is nowhere near as diverse as where I moved from (Richmond, VA), but I love it anyways. I'm a very outdoorsy person, so it caters to my active lifestyle. Yes, I would consider it safe for a female moving solo. SA, San Marcos, and Austin are all college towns which are close by and probably have a higher population of 20 somethings, but new Braunfels probably comes with a cheaper price tag.

      @@Iris-gy2mi funny you should mention, I'm also coming from the East Coast from the outskirts of Philadelphia! I've never visited TX (I will soon) so I'm not sure I know what to expect. For me, purchasing a home makes the most sense in terms of what I would be paying for rent. As far as diversity goes, I mean a variety of different people. I just left my 20s...I want to be safe and comfortable where I will spend most of my time, which is at home.

    NB is ultra right wing so prepare if you move there. NB is a very controlled environment so be prepared if you move there. Other than the cultural flaws, yes NB is gorgeous. A great place to visit but not live. I did for 2 years and couldnt wait to get back to Austin.....just sayin
