The city needs to stop allowing so many multi family developments and low end homes. They also need to address how shoddy the town now looks with overgrown weeds, grass and general neglect in common areas. There’s no reason for that with so much money coming into the city treasury. NB needs to do better!

I live 20 mins from NB. NB is overcrowded, overpriced and lacks parking.

I get the infrastructure needs however, why is the burden being placed upon existing residents? New infrastructure including upgrades to existing areas, for the most part, should be the burden of developers and new residents.

Calling all landscape, architects, and city planners from outside of New Braunfels. Not sure if any of my NB gov people are here watching this, but I want this to be a public announcement that New Braunfels really needs to buckle down on heavy landscape through the 35 corridor. Saltgrass new steakhouse that’s being built what is up with the signage. The freaking thing is out of control. This is the type of permits. I’m talking about that’s killing the vibe of what made New Braunfels special place. Please take down the salt grass business sign positioned off of 35. It’s too damn big come on man. Let’s add some more trees and plants and heavy landscape already get back into your country mindset. Time to declutter this Highway 35 service roads it’s all junk up

Not a new tax rate increase but these bonds pressure the city to more aggressively increase property tax by the max of 10% each year thanks to the increase in home values. Luckily there is no foreseeable economic situation that would decrease home values so we are safe for now…..

I would be afraid to buy a mass-produced home from builders like D.R. Horton. ALL my friends have told me to stay away from that builder. D.R. Horton have been named largest home builder in the country along with Lennar. However, I've seen videos of homeowner complaints and class action lawsuits. Home buyers should do extensive research and not just be starry-eyed about a nice home. That being said, these are very informative videos. Thanks, Raad.

Being a local NB land surveyor for many years I can say the amount of inquiries we are receiving lately for title surveys is at a very low point. It reminds me of how it was before the 2008 crash.

Hey Raad. Great content again. I could not agree with you more. I think that the housing market is going to look a lot different next summer as rates fall. I think that prices for new home builds may stay where they are for a while BUT incentives will be less. With that said, builder profit will still be higher as they will offer less incentives within and will shift the incentives that will come from the lenders (title policy, some closing costs, etc). High interest rates are scary for sure, especially if they are fixed as that would call for the need to refinance which adds cost. It's going to be an interesting 18-24 months ahead for sure, but it looks like we are headed in the right direction. Cheers Raad.

This was GREAT! All this is so exciting Raad! All of these new projects are simply wonderful for our NB community for sure. So many exciting things are happening here and we love to see this kind of growth. This is the amazing thing about NB. Its a place where there is always something to do, the area is simply beautiful, there is always something new being built, but honestly, one of the things that we love the most about NB are the people. We have met some amazingly positive people over the past year and are making life long friends and connections. Cheers Raad.
