    😂 the original rules included “no motorcycles” and you could only cut down a small percentage of the trees in the lot during construction. There was no trash pick up and you had to go to Berlin to the dump. You also had to go to Berlin for mail pick up as there was no mail delivery and your mailing address was Berlin Maryland. The houses were supposed to be of unique design and not cookie cutters. We purchased land and then built a house in 1972. We had the built second house in South Ocean Pines. Ocean Parkway was a dirt road. Ocean Pines was also a closed community (membership) with guard houses at all the entrances and was designed to be a retirement community That obviously changed when people started living there full-time. There was a riding stables with so many wonderful paths particularly throughout south Ocean Pines, as that was not quite as developed. Whitehorse Park was primarily for camping. and everyone had access to the Ocean Pines Beach club in Ocean City. I still haven’t forgiven my parents for selling the house.

      It's crazy to think how far Ocean Pines as come. They had a 50 year celebtration a few years back and it was nice to hear the older stories of when it was first built. Thanks for commenting, I love hearing about the past!

    Great review my husband and I always wanted to know about Ocean Pines we vacation in Ocean City every year. Also thank you for your service Sir. My cousin was a Marine during the Vietnam War he passed away 10 years ago and I miss him everyday. New subscriber ✌🏻

    Absolutely fantastic and helpful video! To me, the best thing they did was preserve the " forest look." I know trees and homes are often at odds, but the maximum forest look is priceless. You read my mind with this video Merry Christmas to you and your Family!

      Not so much here, but DE is hooooooorible. Too many people have caused a big problem with local resources (schools, fire, ems, etc). It's real bad.

    Nice video Jay. When we moved here from Baltimore County our water and sewer bill was about $30 a quarter . When we built our house here we had to pay Worcester County what they called an impact fee of $6000 for water and sewer. The biggest part of the water bill is the sewer charge. We live in EDGEWATER ACRES its off of 54 across from Popa Grande. Domestic minimum water/sewer $215.60 and $184 of this is sewer

      I know exactly where you live. I used to mow a few lawns over there, I love it back there. Very quiet. But that main road is BUSY in the summer!

    Nice tour! You need to get your RE license. I'm sure you have heard of Captains Cove, a very similar development on the Chincoteague Bay. The same surveyors who set up Ocean Pines, also did Captains Cove. It's more affordable, but quite a ways from Ocean City. Chincoteague Island is very close.

    Great video! Well damn... Hey neighbor! We got a vacation place in white horse after owning a condo behind Buxys for a few years and it went down hill fast. Love it over there, and our amenities are awesome. Can't wait to get back down for new years!

    Drove thru Ocean Pines on the way back from Home Depot or Wanart while on vacation both in the summer & around Thanksgiving. Was quiet & clean. We have a retired neighbor who owns a house with s double lot in OC for last 35 years but due to health issues will not retire there because hospital is to far away and do not have his two specialist. Your HOA appears cheap. Thieves at Coconut Malirie raised the yearly maintenance fee to $900 a year. Have a summer & off season time share. Now charge more for off season then it cost to book a week stay.

      Wow that's a lot for a maintenance fee! Specialized doctors are hard to find here....although there is a push to bring more medical to the eastern shore. They just built a state of the art cancer center outside of Ocean Pines.

    We really like Ocean pines we visited there while we're on vacation like to know is it a township a borough?

      I think townships are more of a PA thing. We go by towns and counties. Ocean Pines is techincally considered to be in the town of Berlin. We share the same zip code. We're part of Worcester County.

      Yup! Most use a rental company and some use AirBNB. Hileman is a good company if you plan to use them to rent your house.

    It is too bad you didn't visit the Beach Club and pool,that is one of the crown jewels of Ocean Pines,along with the Yacht club and Golf clubhouse.Maybe next time you are driving around OC pickup the Beach club.But good tour and info!!! Steve

    I choose to relocate my family from Baltimore to the Eastern shore due to safety issues/quality of life. We ultimately decided to buy my property NEAR OP as opposed to buying in OP due to several factors. My family is very athletic. My wife runs and I bike every day. We both choose a weekday day in October to see what jogging/biking was like in OP before we began to look at properties. Unfortunately OP was not designed for pedestrian safety. We both were nearly hit by cars several times. North OP was no different than South OP as far as careless driving goes. Reading about residents being struck by cars solidified our decision. Having an HOA can be a plus but why are there so many potholes (lots and lots) in the road? Why are trash cans in the road on trash day? Every single resident we waved at or said Hello to either ignored us or gave us dirty looks. We are much happier with our own water supply, a whole acre for our kids to play safely, and not having to pay HOA fees that provides funds for things like random gazebo construction as opposed to the safety of it's residents. Plus as a non OP resident I can take advantage of all the amenities OP provides to it's residents. We think is an insult to the residents. What is the point of having a membership at a gym if anyone can use the facilities for a fee?

      I see your points, however I think you went "in season". We often joke that when we wave and they don't wave back, we know they don't live here. We debated on moving outside of OP when we wanted to move, but OP was a better choice for us. Each has their own advantages and disadvantages just like every other town.

    You actually drove past the street I used to live on. It was South Gate right behind the mini mall where the Tru Value store is. It was still part of The Park. There were times and things I did like about living there but there were things I did not like about living there. Example: If you are a married couple or are in a relationship with someone you will be ok but if you are a Single person, Good Luck trying to make friends or finding someone to be with. Also you forgot to mention about Jobs and what they pay. If you are looking for a job and expect good money, NOPE! The wages are dramatically cheap which is why the fees are cheaper.

      Oh no way! I knew you lived over there somewhere but wasn't sure where. We almost bought the house on the corner, directly across from A Bagel And. The only reason we didn't was because of a high traffic area with our 2 kids and (at the time) 2 dogs.

    How familiar are you with The Parke at Ocean Pines. Do you know if it's mostly couples? I'm a senior single woman and possibly looking at The Parke of Ocean Pines vs. Ocean Pines

      Sadly I'm not familiar at all. They have pretty strict regulations, and with kids, we don't go in there. I haven't heard any negatives from anyone, but I know they operate under their own HOA. If it's like any other 55+, it's usually a good mix of couples and singles. But Ocean Pines has activities regardless if the Parke does or doesn't. I would try to join oceanpinesforum.com and ask any questions you have, there are quite a few members on there that live in the Parke.

      Carol, My bride and I retired here at the Parke ten years ago, we love it. There are couples and singles scattered throughout. Multiple floor plans for the single family homes and there are Villas too. Our clubhouse is always busy! There is an indoor pool, small library, game rooms, pool tables, fitness center, meeting room and more. There are all kinds of activities, my bride is involved with the Women's Club and she is always doing something. Hope that helped!

    I like the layout of Ocean Pines ... but for me I don't like all the trees .. high maintaince .. rain spouts , trees fallen down in wind storms etc a real pain. I feel that these tall trees shouldn't be around the homes , just bushes. Trees make your home very dark , even on bright sunny days. Many might disagree with me but that is my thoughts about Ocean Pines.

    I live in Wachapreague Va. I know all about O.C. & the TOURONS !!! That's a combination of tourist's and morons . I'm only an hour and twenty minutes from O.C.

    Great video. The OP Golf club house has great food. Sunday football menu is very good. Rob and all bar personnel are always awesome.. FYI - at the opposite end of the driving range is a better than average practice area. Pines Point Provisions is also a great place for food. Try the duck bacon, egg and cheese sandwich.
