Lili your videos are awesome! I'm a Realtor, getting into investing. Earnest money may be different where you're at. 1% earnest money for on market is almost unheard of in my area. (Nashville) it's usually between $200-$1000 here.

Do you really have to catch the on market deals as soon as they appear on market in minutes, for me to get a deal? Or could it be a few hours , or a day after the listing is made and I still could get the deal? 🤔
1. Is the goal to get a buyer and assign before the 10-15 day inspection is up and earnest money goes hard? 2. When working with an agent do you still provide the assignment contract to your buyer, after the agent worked with you on the purchase and sale contract with the seller? 3. Would you have to pay for an inspection or could the buyer your assigning to do it? If i do what type? If that makes sense 😂
Hi Lili! I have been watching your videos religiously and I love the idea of working with on market properties because the idea of reaching out to people who are cold leads is terrifying to me! But I do have a question... I am finding a few properties in my area that could be a good place to start calling realtors but now I'm worried about whether or not these listings are by traditional real estate agents or by other wholesalers who are looking for cash buyers. Is there something specific that I should look for that can clue me into whether the listings are being made by a wholesaler vs. traditional realtor? I know a few of the actual real estate agencies in my area so those are obvious but it's the ones that aren't listed with those that I'm curious about. Thanks!

Hey i have a uncle that live in another city than i do he owns alot of real estate where he lives and for the last year he has been asking me to found properties where i live, i recently found a two properties with motivated sellers . I dont know the exact steps on what i should do next i dont know where to find contracts who to file them with i need help

I don't think Wholesaling can be made illegal. THE STATE can't take away your unalienable and intangible private property rights, which includes the right to buy and sell real property. They can't take what was once a right and turn it into a benefit which you have to then pay a fee for a license to be able to exercise. it's called THE STATE can not license rights, Mudook v. Penn 319. u.s. 105 (1943) states clearly "the STATE may not impose a charge for the enjoyment of a right. and if they ever did break the law and do this, the first time it's challenged in court any Jury can say "we INVOKE JURY NULLIFICATION" which can make any law the jury finds to be unjust or unconstitutional NULL AND VOID as if it never existed. and i hope some of you use this if you ever find yourself fighting for your right to wholesale in court.
